Handover - Charges

IFA is adding several charges for completion:

In my case:

AED 11,850 Land Dept. Transfer Fee

AED 390 Land Dept. Charges

AED 5,000 Handover Administration Fee (sounds extremely high for me)

AED 15.43/sqft Homeowners Association Service Charge (does anyone have any comparables?)

Fees are all ok beside the admin fee. I can not find anything about that fee in my SPA. Service Charge multiplier is about similar to other buildings in JLT. How did they calculate your service charge ? Did they take inside area only or also balcony space ? Are the numbers correct as per SPA floorplan ?

Lets look at the bright side bro, atleast some of us will bee seeing their units and just like I said earlier the hotel should start by november if they wanna gain on the season. I think all units (including hotel) should be delivered by end october max.

The only thing thats wrong is IFA asking for 5000 for making us wait and troubling us for so long. Admin Fess for bunch of idiots who dont know how to do their jobs.

I hope u will not be worried anymore.

IFA is not answering my emails regarding where in the Contract does it mention I have to pay them AED 5,000 Admin Fees. Also, re the Service Charge, they are not also explaining where in the contract this is referenced, neither from where they derived this cost.

Does anyone know?

Hello everyone, well what a long time it has been to reach this stage!! So pleased that we are nearly there! We have been logging on to your posts for four years and have shared all the worries etc! For those who havent been able to see their apartment, we did make it out to Dubai and we visited our apartment earlier on this year. We were pleased with it (it is residential not hotel apartment), the finishes seemed good.

We too have been emailing IFA as we have received our Notice to Complete, we have not received any response regarding the 5000 aed charge. Dont really understand whether the service charge is for twelve months too (hoping it is!) We are emailing on a daily basis as we want to find out before we make the payment! Please advise on this post if anyone gets an answer!

IFA is charging 1.50% Land Department Transfer Charge to owners who bought before 17th December 2006 and only 1.00% for owners who bought afterwards.

That does not sound fair to those who have been invested for a long time.

Any reason why they should be allowed to do so?

If I understood them correctly, this is what the land department charges and not what they charge. They only make AED 390/- because I read somewhere that if the investor has already paid the land department transfer fees directly to the land department, then they'd still ahve to make AED 390/- payment to IFA.

I could be mistaken though ..

Still leaves me with the question why there are different fees?

1.50% for those who bought before Dec 2006 and only 1.00% for those who bought afterwards....???

I am interested in doing investment in either a studio or a 1-bedroom in this laguna tower. I am wondering if there are some units that are unsold?

In any case, does anybody know the price per square feet at the current market price? Thanks in advance

approx 850 AED per SQF (5-10% more for higher floor units)

So today we got to see the first inside photograph of our tower and a satisfied owner.

Building 1 can you also check on the hotel; perhaps a picture or 2.

IFA has a standard response for the last few months::: We don't know anything perhaps another 2 to 3 months.

Went and had another look at some apartments on 29th today he said the move in for residents was supposed to be second week of Nov but he says realistically probably another 3/4 weeks after. The snagging markings on the walls, doors, windows and ceilings etc looks very thorough with which is a good sign. They hadn't decided which pool will be the hotel one and which will be the residents one but the gym will be shared. I saw the curvey one on the Almas tower side from above, pretty small but ok, still yet to be filled. The one on the other side is straight sided apparently. He said service will be around 15 which ties in with other reports here.

Based on this looks like the hotel will not happen before 2013

Frankly, I don't care now when I can move in. All I care for is receive the keys. I was promised towards the end of October.

Anyone else here has made appointment for receiving KEYS. Please share with us what the process is like.
