GREATER NOIDA: Paving way for major urban development work in the region around the Yamuna Expressway, which connects Greater Noida with Agra, the NCR Planning Board has approved the first phase of the Master Plan 2031 of the Yamuna Expressway Industrial Development Authority (YEIDA). According to the master plan, the Authority will develop the area up to Jewar, which will include 584 sq km of Gautam Budh Nagar and Bulandshahr districts in phase-I.

The plan has now been forwarded to the Uttar Pradesh state government for final approval after which it will be implemented.

As per the Master Plan 2031, the population in the Yamuna Expressway area will be around 35 lakh in the next two decades. The Authority, therefore, has proposed residential development in a total area of 25,000 hectares. The plan includes 18 group housing units, whereby plots between 100 and 200 acres have been allotted by the Authority to private developers along with another 21,000 individual plots. The plan for phase-I also plans to connect the region with others through expressways like the Eastern Peripheral Expressway and the Ganga Expressway. A 130m-wide railroad corridor connecting it with Khurja in Bulandshahr and Palwal in Haryana has been planned.

To connect the sectors with adjoining regions such as Khurja, Bulandshahr and Palwal, the Authority has proposed to construct a 120m-wide road. The roads connecting YEIDA sectors with Greater Noida and Noida will be 130 metres wide. The Authority has also allocated more than 20 sectors for commercial development.

Other salient features of phase-I of the plan include a "world class" Sports City, an inter-state bus terminus, a transport nagar, two power generation plants, each having a capacity of 2,000 megawatts and procurement of Ganga water for residents.

"The area between Greater Noida and Jewar covered in the first phase of the master plan includes 133 villages spread across an area of 58,000 hectares. Twenty-five percent of this area has been earmarked as dedicated green area, 20% has been earmarked for industrial development and 9% for institutional development. The master plan proposes a holistic development plan for the entire area with an emphasis on setting up industrial hubs," a senior Authority official said.

According to officials, the second phase of the master plan will cover the area between Jewar and Agra.

Greater Noida: After getting the approval for Yamuna Expressway Master Plan 2031 Phase-I by NCR Planning Board, the Greater Noida authority is striving hard to give final touch to Phase-II of Master Plan 2031. By January, 2013, the Master Plan for Agra to Jewar will be prepared and it will be sent to government for approval.

In Phase-II Master Plan, the industrial hub will be set up along the Expressway. Bangalore-based company has been tasked to prepare the Master Plan.

Townships have also been planned on both sides of the Yamuna Expressway from Jewar to Agra in the proposed Master Plan 2031. The population of the city is likely to 35 million by 2031 in Phase-II. In this Master Plan, 2,10,465 hectares of land has to be acquired. Wherein, the land acquisition of 105 villages of Aligarh, 420 of Mahamaya Nagar, 431 in Mathura and 6 villages of Agra need to be done.

The Phase-II includes more than double the area of Phase-I in the Master Plan 2031. In Phase-II, 27 percent of land has been reserved for green belt.

The company representatives, who prepared the Master Plan, have appeared twice before the Authority officials. The Authority is trying to prepare Phase-II Master Plan by January, 2013. And with the completion of Master Plan the authority will begin the process of land acquisition to develop the city.

The Phase-II Master Plan doesn’t require the approval of NCR Planning Board as Jewar to Agra is not under the NCR region.

सं, ग्रेटर नोएडा : यमुना एक्सप्रेस-वे के किनारे आगरा व जेवर के बीच तीन थीम पार्क बनाने का प्रदेश सरकार ने निर्णय लिया है। पिछले शुक्रवार को शासन स्तर पर हुई बैठक में यह निर्णय लिया गया। आगरा में थीम पार्क को लेकर शासन ने प्रशासन को निर्देश दिया है। आगरा में थीम पार्क बनाने के लिए जमीन चिन्हित करने की प्रक्रिया शुरू हो गई। फिल्म अभिनेता संजय खान ने आगरा में थीम पार्क बनाने के लिए प्रस्ताव दिया है, जिसमें हड़प्पा कालीन के कलाकृतियों का प्रदर्शन किया। इसके अलावा, यमुना एक्सप्रेस-वे के किनारे मनोरंजन पार्क के लिए जमीन चिन्हित किया जाएगा। मनोरंजन पार्क के लिए 25 एकड़ जमीन चिन्हित किया जाएगा। तीसरा वाटर पार्क होगा। वाटर पार्क बनाने के लिए कई बड़ी कंपनियों ने इच्छा जाहिर की है। शासन ने यमुना एक्सप्रेस-वे प्राधिकरण के अलावा आगरा, मथुरा प्रशासन को थीम पार्क के लिए जमीन चिन्हित करने का निर्देश दिया है।

यमुना एक्सप्रेस-वे प्राधिकरण ने पहले फेस-एक में जेवर तक शहर विकसित करने के लिए 2031 तक का मास्टर प्लान तैयार किया था। शासन ने प्राधिकरण को मास्टर प्लान में संशोधन करने का निर्देश दिया। 2031 तक शहर विकसित करने के बजाय 2021 तक लक्ष्य रखने का निर्देश दिया। शासन के निर्देश पर प्राधिकरण अब 2021 तक शहर विकसित करने के लिए सब रीजनल प्लान तैयार किया। सब रीजनल प्लान को प्रदेश सरकार से मंजूरी मिल गई है। प्रदेश सरकार ने इसे मंजूरी के लिए एनसीआर प्लानिंग बोर्ड को भेज दिया है। यमुना एक्सप्रेस-वे के किनारे ग्रेटर नोएडा से आगरा तक प्राधिकरण ने दो फेस में शहर विकसित करने की योजना तैयार की है। फेस-दो में जेवर से आगरा तक शहर विकसित किया जाएगा। जेवर से आगरा तक के मास्टर प्लान को अंतिम रूप में प्राधिकरण जुटा है। फेस-एक में शहर विकसित करने के लिए प्राधिकरण गौतमबुद्धनगर व बुलंदशहर जिले के 172 गांवों की 58,397 हेक्टेयर जमीन चिन्हित किया है। इसमें गौतमबुद्धनगर के 132 व बुलंदशहर के 40 गांव शामिल है। प्राधिकरण ने 2031 तक पहले शहर की आबादी 35 लाख प्रस्तावित की है। अब 2021 तक शहर को विकसित करना है। इसलिए प्राधिकरण ने अब शहर की आबादी 30 लाख प्रस्तावित की है। यमुना एक्सप्रेस-वे के किनारे प्राधिकरण अब स्पो*र्ट्स सिटी, संस्थागत, टाउनशिप, बिल्डर ग्रुप हाउसिंग व आवासीय योजना के तहत करीब 18 हजार हेक्टेयर जमीन आवंटित कर चुका है।
