Today there was a real estate promotion for Mamandur ( Chengalpet) on NH 45 in Vijay TV. That guy was quoting Rs 699 per Sq Ft and was guraanted a 10 % increase value in next 2 years @ Rs 6999 per Sq ft

Will GST road will face such a high increase in real estate value

10% increase for 2 years gives the value as Rs 769 which is quite possible. These days suburbs give around 5% pa increase only which is less than bank interest

what maths it is ? how come 10% growth on Rs 699 becomes Rs6999 in 2 years.I too saw the TV ad and was wondering.Are people taken for a ride or it is ridiculous slip of tongue.

May be he forgot to add another 0 in the percentage growth rate

Current RS 699/sq. ft itself is unbelievable. 6999 is 10 times....it is a 1000% increase..Maybe if the current rate is Rs 69 and in 2 yrs it might become 699 once Cheyyar Sipcot takes off looks more viable..

But in Chennai RE stranger things have happened.

699/sqft for mamandur is too high. my friend has recently purchased land in guduvancherry-thiruporur rd (5kms from guduvanchery) for 750rs/sqft

Cheyyar and mamandur are not very near by. Cheyyar sipcot lies in Nort east corner of Tiruvannamalai dist. Cheyyar sipcot is actually close to Kanjipuram then to Cheyyar. It is near to Tusi-mamandur in Tiruvannamalai dist not mamandur in Kanjipuram District. This Mamandur lies few kms aways from Chengalpet

depends on which suburb. i think GST and OMR are past saturation point. Tiruvallur and Kanjeepuram are promising but i cant say if it will grow immediately.

Can anybody post recent pictures of the developments along the GST road between Tambaram and Chengalpet? Has Ascendas completed the acquisition of Shriram Gateway? Looks like Gold Souk construction is also very slow....any recent developments in Urapakkam/Guduvanchery areas?..plz share....
