Sujana Towers and Sujana LakeView

I could find some more projects coming up in hyderabad from Sujana Group. Once constructed, they would be one of the architectural wonders of Hyderabad city.

Work has not started on this project. Developers website says project will be completed in 2015.....have to see if they will start work next year. I heard it will be office cum hotel. No more mall, already too many malls under development in that area.

Wink Retail leasing remains stable in Hyderabad

Hyderabad

The focus of retailers in Hyderabad remained steady and revolved around prime high streets during third quarter resulting in a healthy demand. The first cash and carry store of Best Price by Walmart opened in Rajendra Nagar. Leasing activity remained strong in locations such as Secunderabad, Abids and Himayat Nagar.

While the overall stock at the end of third quarter this year has been estimated at 2.7 million sqft comprising 2.1 million at prime central and 6.25 lakh at prime suburbs, net absorption in the quarter was nil, according to Jones Lang LaSalle’s periodical update on retail market. In third quarter, KFC, Kalaniketan and Canon are the retailers who have leased space in the city.

Net absorption during the third quarter was nil and the vacancy level remained at 2.1%. Preleasing continued in malls that are under construction, but most existing malls did not see any major leasing activity, according to the report.

Rental and capital values remained stable in third quarter. Rental values varied from Rs 100 per sqft per month in prime suburban locations to Rs 127 per sqft per month in prime central areas. However, improved demand and scarcity of mall space worked in favour of high streets, where healthy demand led to a rise in the rents.

Capital values ranged from Rs 9,500 per sqft to Rs 13,500 per sqft depending on the location, developer, proximity to landmark areas and amenities offered in the project. However, investment interest in retail space remained low during the third quarter and no major transactions of retail space took place in the city.

As regards outlook for retailing, with improved hiring activity expected to lift consumer confidence, demand for retail space is likely to improve in the coming months. Local and national retailers are predicted to expand their operations strongly in the city, especially on high streets. Among the malls under varying stages of implementation, specific mention must be made about Manjeera Majestic, Manjeera Trinity and Prestige Forum Crystal where good preleasing activity has been reported. At the same time scarcity of operational mall space may push the rental values marginally in the short to medium-term.

. Tivoli should be declared multiplex as it offers nice seats & multiplex-like feel. The Lamba Theatre is now very good which is named as Tivoli Xtreme. Apart from this, Sangeet, Patny multiplex and Anand by GVK (referred to as SP Road multiplex) there is also a plot on SD Road opp. St.Anns School which belongs to Maruti Rich Ventures. Dont know what is to come there.

Secunderabad, a paradise for shoppers, could soon become a favoured hub for movie buffs as four multiplexes are scheduled to come up here in the next two years.

The construction of multiplexes at the erstwhile Sangeet 70 mm and the one at Patny Centre are underway, while the government has already examined the proposal submitted by the management of Tivoli talkies to declare it as a multiplex. Plans have also been drawn up for another multiplex on the busy Sardar Patel Road, sources said.

Decline in collections

Each of these multiplexes will have at least three screens along with eateries, shops and games area. In tune with changing times, these are being developed as mall-cum-multiplexes. Film industry experts say that the decline in collections from single screen theatres is forcing managements to opt for multiplexes.

“It’s a multi-utility facility. One cannot just make purchases but also watch a movie on the same premises with a different atmosphere,” says Telangana Film Chamber of Commerce president, M. Vijayender Reddy.

According to sources, Tivoli talkies will soon be declared as “Tivoli Cinemas” multiplex as the Home Department has examined the proposal. Seven months ago, the management had submitted a representation stating that it was suffering from losses as maintenance and recurring cost of cinemas is very high.

In order to resolve these problems, the management requested the government to convert the existing four theatres as a multiplex as it provided all requirements laid down by the government. It appealed to enhance ticket rates as permitted to different multiplexes in the capital and allow screening of five shows in each theatre everyday.

After examining the request, the Home Department issued orders a few days ago allowing management to increase rates by Rs. 20 per ticket in all four theatres with certain conditions.

Police report pending

The department, however, decided to defer the management’s request to revise number of seats and screening of five shows everyday till receipt of report from the City Police Commissioner.

“Tivoli may be declared as a multiplex after the getting police report. But we will issue tickets with revised rates from next week onwards,” said theatre manager R. Bhupal.

The four theatres Tivoli Extreme, Tivoli 70 MM, Tivoli Cine Home and Tivoli Mini, with a capacity of over 833, 478, 381 and 156 seats respectively have been screening English, Hindi and Telugu films.

Looking at the last pic, it looks like Genpact and Uppal IDA road on right and Stadium on left so I guess this is the location

Lanco Mega Mall has been launched. There are hoardings and advertisements on the dividers across KPHB and Hitec City area. They are advertising as largest mall in South India.

700,000 sq ft of shopping
95,000 sq ft of Fine dining
100,000 sq ft of 8 screen multiplex
Doesn't specify extent of space for entertainment zone and gaming. If that's another 100,000 sq ft then that puts the mall size at 1 Million Sq ft. Shouldn't the city capital mall be larger? although no work seems to be going on with that mall presently, unless they are working on basements which is not visible from the road.

Finally, thanks for sharing it here ! I hope Lanco's PR team does a better job, Lulu Mall, Kochi and City Capital are larger in Size, nevertheless here is a rendering of it from their website. Hope the 40 floors commercial tower and Grand Hyatt surrounding it comes up eventually as well.

Lanco Hills won't be directly connected to the metro in the future. So there is no point in building a very big mall. 1 million sft is enough for high end mall.

Have they stopped work at City Capital?
