Some news

Supertech awards Rs 650-cr contract to UAE's Arabian Construction Company

Link 1

Quote:
Realty firm Supertech today said it has awarded Rs 650 contract to UAE's Arabian Construction Company (ACC) for building a 80 floors iconic tower in Noida.

The 300 meter-tall mixed-use building 'Spira' would have luxury flats, two 5-star hotels and commercial space. The tower is part of 17-acre project Supernova, being developed at an investment of Rs 2,700 crore.

"We have awarded the contract to ACC, as they have the expertise to create iconic buildings. ACC has constructed many high-rise towers in middle east," Supertech Chairman and Managing Director R K Arora told reporters here.

The contract is worth Rs 650 crore, he added. ACC India Managing Director Ani Ray said this is the first standalone contract for the company.

ACC is constructing Lodha Developers prestigious project 'World One' in Mumbai, which has 117 floors with 450 meter height, in partnership with Simplex Infrastructures, he added.

"We have so far developed 14 towers with height over 300 meters. In Spira, we will be using advanced construction technology which is required to construct high rise buildings. The construction of the tower has started and would be completed in the next four years," Ray said.

ACC has constructed Princess Tower (414 meters), Elite Residence (380 meters), Almas Towers (360 meters) and Rose Rotana Tower (333 meters) in Dubai.

Noida-based Supertech is currently developing various realty projects in the National Capital Region. It has hotels Rudrapur, Haridwar and Meerut comprising 500 rooms.

Real estate developer Supertech has roped in the UAE-based Arabian Construction Company (ACC) to construct its tallest mixed-used tower, Supernova, at a cost of Rs 650 crore. ACC has been given the mandate to complete the project in four years.

When completed, one of the towers, Spira, will stand 300 m tall comprising 80 floors. It will include a luxury residence, two five-star hotels and Spira suites. The tower will also have a helipad, an observatory deck, an exclusive clubhouse and view of the Okhla Bird Sanctuary. It is being developed with an investment of Rs 2,700 crore.

ACC, which has constructed several iconic building such as the Emirates headquarters and Etisalat office in West Asia, said it would use the ‘jump form’ technology to construct the towers.

Supertech CMD, R.K Arora, and ACC Director, Rasheed Mikati, signed the contract. ACC India Managing Director, Ani Ray, said this was the first standalone contract for the company.

ACC is also constructing Lodha Developers’ project ‘World One’ in Mumbai, which has 117 floors with 450 m height, in partnership with Simplex Infrastructures, he added.
And not to mention, ACC is building 'World One' at a very fast speed. Seeing their past record, it is safe to say, this thing will start to twinkle pretty soon.

Giorgio Armani bullish on Indian luxury real estate

After a successful run in Dubai with its luxury apartments in Burj Khalifa, Italian fashion designer Giorgio Armani is bullish on Indian luxury real estate. Just after a year of tying up with the Mumbai-based Lodha Group, he is collaborating with Noida-based Supertech for an Armani Tower.

Spread over 4,00,000 sq ft, the Armani Tower in Supertech's luxury project Supernova, will comprise 100 luxury residential units. The interiors and furniture will all be done by Armani. Supertech is paying Armani a one-time fee for exclusive rights. "With this exclusive rights deal, Armani cannot tie up with any other north Indian developer for a similar concept,&" said R K Arora, chairman and managing director, Supertech.

Armani is asking for a certain percentage share of revenue, whereas Supertech is pitching for a lump sum share. "Talks are still on to decide on revenue sharing. On a percentage basis, most likely, it will be a four-five per cent revenue share that Armani will get" Arora added.

IN THE LAP OF LUXURY

Italian fashion designer Giorgio Armani is set to collaborate with Noida-based Supertech for an Armani Tower

Spread over 4,00,000 sq ft, the Armani Tower in Supertech's luxury project Supernova would comprise 100 luxury residential units

Supertech would pay Armani a one-time fee for exclusive rightsThe apartments would be in two sizes — 3,000 sq ft and 5,000 sq ft —at Rs 20,000 a sq ft. The unit price would be around Rs 10 crore, making these the most expensive in Greater Noida.

The apartments will be in two sizes 3,000 sq ft and 5,000 sq ft ;at the rate of Rs 20,000 a sq ft. The unit price will be around Rs 10 crore. This will make the apartments the most expensive in Greater Noida, close to Delhi.

"We will launch the product shortly,&" said Arora.According to analysts, the brand Armani is resistant to any slowdown in the market. In Dubai, when the realty market fell and prices saw a steep decline in Burj Khalifa, the Armani Residences in the tower held on to the price.

There was a slowdown in demand in the beginning of the year, due to economic gloom. However, Sachin Sandhir, managing director and country head, India, Royal Institute of Chartered Surveyors, said projects like Armani were recession-proof as there were always takers for such units. "These super-luxury projects are very select, comprising about 100 or 150 units, which are mostly sold by invitation only. Added Sanjay Sharma, managing director of real estate consultancy Qubrex: "Armani is one of the few well-known brands, so it is easier to connect to it.Lodhas signed on Armani for their 117-storey residential tower and will have apartments and villas designed by the designer, with price ranging between Rs 7.5 crore and Rs 50 crore.

In such luxury projects, most buyers are already identified by the developer before launching the project, said Sharma. "Luxury projects give a high margin of 30-40 per cent on the conservative side.
