One City Block Gets Moving

Over in the Uptown neighborhood, One City Block’s construction is in full swing and has been making quick progress since its groundbreaking.

Seeing an entire city block being built out is truly an amazing sight. The impact this is going to make on the area is huge. As far as scale is concerned, it will be very similar to the elevations of Uptown Square on the adjacent block.

Foundation work is beginning on the North half of the project. One City Block also adds yet another tower crane to our skyline which are starting to become a very familiar sight around downtown; always a great sign of booming development.

A sixth building in Zeppelin's 20-acre Taxi complex is scheduled to open Nov. 1. Called Drive, the four-story structure has 38,000 square feet of office space, includes a salon and two restaurants and is fully preleased.

It will increase Taxi's total space — office, retail and residential — to 210,000 square feet.

"All of it is occupied," said Mickey Zeppelin, 75, now in his 40th year as a developer in urban Denver.

So by the looks of it, another new Union Station district building? How much is there already planned for those 6 or so blocks straddling the new bus station? Any plans for Market Street Station once all that opens?

Offices, hotels, apartments, condos and hopefully some decent retail will be going up. (final designs and massings will be different than that pictured)


As for the Market St. Bus Station, when it's finally replaced by the new bus terminal at Union Station, there are prliminary plans for mixed use development of the property but as yet, nothing concrete. Stay tuned...

The project represents about one-third of what’s called the “A” Block development site at Union Station, an L-shaped parcel located between Wewatta and the historic station from 16th to 17th streets. 1650 Wewatta will anchor the part of the “L” closest to the 17th Street spine of the DUS transit district. Two additional components of the “A” Block, office and hotel projects, will eventually complete the parcel.

These are the final approved renderings of 1650 Wewatta, courtesy of Erik at Holland Partners and Kristen, Mike, and Andy at Shears Adkins Rockmore. Yeah, Denver's red hot right now with TONS of apartments going up. Nothing as tall as in Austin mind, but when the condo market recovers I'd expect to see some splashy talls announced.

Great pics DesertPunk! I'm very excited for the new developments finally coming online. I hope with more skyscrapers (and the density they inherently bring to the table) will create more affordable housing for younger people. I know the Millennial generation prefers living near each other in urban cores so this could help those that could not otherwise afford to live there.

16th and Market Project off to a start:

Today, demolition began on the former Office Depot building, perhaps one of the ugliest buildings in Downtown Denver and infamous for its nearly block-long blank wall along Market Street.

In its place will be 16M, the new name for the project being developed by Integrated Properties, Sage Hospitality, Elevation Development Group, and designed by Gensler. 16M will include 130,000 square feet of office space (floors 2-6), about 47 apartment units on floors 7-10, ground-floor retail, and three levels of underground parking.

In addition to its primary office use, 1601 Wewatta will also feature 17,000 SF of retail space on the ground floor, which will significantly help with the activation of the sidewalks and the public realm within the Union Station area. The project also includes 435 parking spaces on four levels of underground parking.
