Volkswagen to shift India headquarters to Andheri in Mumbai

Kailash Babar & Ketan Thakkar, ET Bureau Nov 20, 2012, 05.57AM IST

MUMBAI: In one of the largest commercial lease transactions this year, German automobile maker Volkswagen has picked up over 1 lakh sq ft office space in the Andheri suburb of Mumbai to shift its India headquarters from Bandra-Kurla Complex, said two persons familiar with the development.

The lease transaction with tenure of five years with an option to extend it by another five years has been concluded at Rs 130 per sq ft a month.

The German carmaker's new India headquarters here will house almost all its operations, including auto finance and used cars business and brands including Volkswagen, Skoda, Audi, Porsche and Lamborghini on a total 105,000 sq ft space. Currently, key operations for all these brands are housed in Maker Maxity in BKC.

"Volkswagen has already started working on shifting of its operations from Maker Maxity and will start operating out of the new headquarters by April," said one of the persons with direct knowledge of the transaction.

Both Volkswagen India and Mumbai-based realty developer Silver Group did not respond to ET's email query regarding the deal.

The deal assumes significance in the backdrop of very few large commercial lease transaction of this size taking place in Mumbai for almost three quarters now. The company also has an office on the outskirts of BKC to house its HR and finance function.

With this new office, the German carmaker will now neighbour other multinationals like Hindustan Unilever and Glenmark Pharmaceuticals that have standalone buildings here housing their respective headquarters.

The commercial project Silver Utopia is spread over nearly 2 acres on Andheri-Kurla Link road with total saleable space of 325,000 sq ft in this eight-storey building with basement and stilt parking. The building already houses tenants like logistics company DHL. Castrol India is also expected to have its office here from March.

Volkswagen Group posted an annual global turnover of 159.3 billion Euros with 8 million units sold in 2011 with presence in over 150 countries. But in India it is still very small with sales of less than 1,00,000 units. The group, however, has seven of its eight passenger car brands present in India namely the Audi, Bentley, Bugatti, Lamborghini, Porsche, Skoda and Volkswagen.

While Volkswagen and Audi brands are managed by Volkswagen Group India Sales Private Limited, Skoda, Porsche and Lamborghini have their own set up with Bugatti and Bentley sold through distributors.

Its Volkswagen and Skoda brands still command less than 3% market share, but at the premium end the company is on a stronger footing. The group's premium brand Audi is the fastest growing luxury car brand in India with a Number 2 position.

The company has recently formed a separate sales arm for its luxury brands Porsche and Lamborghini and a separate finance arm called Volkswagen Finance Private Limited.

Remember sea links, encroachments, and skywalks? Now add the three and you can bank and shop even in the sea.

These softwares don't give exact locations for Indian cities unlike western countries. The address clearly says Prabhadevi.

If you search Andheri West, it will show Andheri East and vice versa.

That sort of defeats the purpose of the map, no? They should ding out all these glitches before the software is rolled out.

This is not a problem with software its just that other maps are supported by government whereas Indian ones and many others are just by some private companies

Dubai-based Jumeirah inks maiden India luxury hotel management deal

Quote:
MUMBAI: Jumeirah Group, the global hospitality company and a member of Dubai Holding, has forayed into India with its maiden management agreement to operate a luxury hotel at Lower Parel in central Mumbai. The hotel is part of a major new development in the Lower Parel district of the city and is expected to open in 2017, the Dubai-based company said in a release.

The agreement represents the first phase of Jumeirah Group's expansion into India. It is currently in advanced negotiations on potential projects for hotels and resorts in other key destinations in India, Jumeirah said.

The first property will consist of 470 spacious rooms, suites and serviced apartments, along with wide range of restaurants and bars. "We will unveil the name of the hotel and further details about the Mumbai project at the next stage of the property's development in mid-2013," said a company spokesperson.

"The demand for five-star hotels in the Indian market has been robust and we are delighted to have initiated the first phase of our expansion into India with this landmark project in Mumbai," said Gerald Lawless, president and group CEO of Jumeirah Group.

The group currently operates 20 luxury hotels and serviced apartments, including 10 in the UAE, seven in Europe, two in the Maldives and one in China. A further 15 hotels are also under development.

Isn't everybody else is doing that, specially the press and media.

A Polish-Canadian friend told me Indians love faking being anti-establishment, thus the dark humour; while playing to the piper re: perversion of 'Gandhi-an' ideas.

I don't feel so hi-fi, entitled or privileged, perhaps Indians with net connection are; I don't feel like I enjoy such moral corruption.

Hi Mehul,

Congratulations!

Which floor have you purchased on? If you don't mind sharing what is approximate asking price?

Any idea on the floors and height of tower C? Other than the interiors what are the differences from Tower A & B?

I have purchased on the 20th floor. There are three different pavilions in tower c, namely a, b and c. All three pavilions have different views and the pricing differs accordingly. Though the delta is not more than 2000/ sq feet between each of the three pavilions. Pavilion A has the best view, then pavilion c and finally b.

In case you have further queries, please call me on 9172313450

Thank you for the information. Not looking to buy. Was just trying to see what the price was as compared to the other new projects in Worli, Prabhadevi, Lower Parel, Parel, etc.

@Pkalein and Ashbaggins

The defect is not in the software but the data. Govt does not maintain data in google maps anywhere my friend but Google does. It does it through a complex process of ranking of information through public data and depends on crowd-sourcing to root out errors. They do get a lot of data from got sources such as USGS etc bu they are mainly open sourced data.

The problem in India is two fold , first is that we do not have reliable names of every street and secondly we do not have enough internet penetration and usage yet as to root our the problems through crowd sourcing.

The second problem will hopefully get solved soon as more and more people use these services and more data is available. The first problem is very basic and I have no idea when we will get over it though some companies are working on it, that is why when you search for routes in google maps in India you get things like ( 1 km after the temple turn right:P )

I hope this helps !!

Another movie which captures the essence of Bombay - Talaash. This time, from the perspective of lower /lower middle class / red light areas of the not-so-posh eastern parts of island city. Definitely not the glamorous side of the city, nevertheless realistic portrayal of that part of life in Bombay.

Lot of night shots of Worli sea face and the skyline from the eastern side (I believe)
