The building shown from 1:20 to 1:40, and also around 2:08 is the Verapoly building that sunk down, demolished, and then replaced by JoyAlukkas, and then burned down.

Maybe you are correct since a bus is coming out of a road in that corner. There is no bus route through the adjacent side of Sealord that I can remember. I think Satyrias don't have the right fonts installed, and he is complaining about the FONTS, not the words.

Dileep , you’re right. I was talking about the fonts but only few letters. I can see all the consonants and vowels of Malayalam letters but only those diacritics appear weird. It is FireFox and uses dynamic fonts. So, there is no need to install Malayalam fonts like in the olden days. If it were for the Malayalam fonts, then I would have seen only full garbles.
As for this word, "സ്ക്കാൻഡൽ ", it is not a Malayalam word. That is why I couldn’t make it, on the top of that, two letters are scrambled. But I understood everything else. This is the way I see it. ![]() Alamzada, please don’t take it as a personal swipe. The Malayalam journalists and reporters often write English words with Malayalam scripts. The phonetics never gets correct and screws up the pronunciations of readers. And whenever I see some Malayalam TV anchors/reporters on Youtube, using few English words in Malayalam sentences, I always cringe upon their pronunciations. Same way, the Malayalam writers and reporters write English words in Malayalam letters in their articles the way they pronounce it. Find the font AnjaliOldLipi and install. That is the best unicode font I know.

Since you are an expert in law, I have a question. What are the Landlord / Tenant rights in Kerala? As an example, if a landlord gives his land to someone for farming for few years, does the tenant have any legal right for compensation from the landlord for relinquishing the land? I know many cases where the occupiers demand part of the land to give up his rights to hold. I don’t know if it is a real law of Kerala or India or a mere goondas village law. I wonder the same could be applied to those condos in Marine Drive if anyone rents it out, hence popped up this question. Would you shed some light on it? Thanks. |

A simple question. If you own a home anywhere in Kerala, do you rent it out?
If so, are you free by law to ask the renter to vacate the house at anytime as you wish or at the end of the contract if there is any at all? That is what I am trying to understand. I know few cases of fights between the house owners and renters in Kerala to free their houses. They didn't get any help from the police to evict the renter. One case I know very well is one doctor at TVM medical college. When he moved to Calicut medical college, he rented out his house to one local business man. After few years he returned to TVM, but the renter won’t move out. Then he hired few local goondas to force that guy out his house. Is it like that even now? The rent control in KL is a mess. The available law is an act dating to the "soviet republic of Kerala" times, which calls for "Accommodation Controller" etc. It is no longer valid, because there is no such authority.
So, cases are considered based on "common law" principles. This gives a lot of leeway in decisions. Also, these things are decided by Civil courts, so cases can drag for decades. The normal "sense of law" is that you can't kick out a tenant, as long as they keep paying rent, to rent to someone else. The only 'reasonable' reasons you can kick out the tenant are: 1. You want to live in there, as you don't have another suitable place. So, if you are non-resident and then come back, you can evict. 2. You want to renovate the place. But the current tenant will have a right to rent it again. 3. Non payment of rent/damaging the property etc. In reality, if the renter want to create hassle for you, they CAN. So, background checks are very much necessary. |

Can we raise the rent after the term of the contract to the existing tenant, if he doesn’t move out?
I know in 1980s the lodges in TVM, where renters had been paying the same old low rent on a monthly basis for decades. When the original renter moves onto another stage in his life, he gets his buddy to stay in the same room paying the same old rent. They never move out but paying the old initial rent. One case that I personally know of a lodge near the Muscat hotel in TVM. The owner couldn’t raise their rent or force the renters to move out during his life time. His only son who died in his 40s survived by his wife and two daughters. When these two girls reached 20s, one day the mother and these two girls broke into the rooms literally with hammers and threw all their belongings into the yard while the residents were all at their offices. It happened in 1980s. There were about 40 rooms. It took the third generation to kick them out. So, I assume Kerala has not changed in that respect even after all the economic reforms in India. I was thinking of investing money in condos to rent it out. Now I am done with it since I can taste the headache later in my life if there is no law to protect the owners in Kerala. |

As it is not a legal forum/legal thread, clarifications pertaining to leasing of buildings cannot be furnished here. But in Cochin, majority of flats are leased out under BRC Act. Eviction of lessee does not seem to be a big issue here (no need of recourse to law in all cases)
