People in Gurgaon dont believe in having 1 car for a family of 4...They usually have 3-4 cars in a family...and I am talking about major part of Gurgaon City....
so 2 lakh vehicle is for sure not the correct stat...anyways you guys continue with stat show.. |

I tend to agree that 2 lakh estimate is very less, I think on an average it will be 2 cars per family which will be around 4 lakhs at least.

A Review of India Real Estate in 2012 2012 was a sluggish year in terms of economic growth, largely because of high interest rates and poor industrial production. Again NCR dwarfs every other region in India. Time to spread the wealth guys. |

That is residential real estate absorption (in sq ft, not in value terms). None would disagree here. That is pretty obvious fact.
We had a detailed disussion on that in Mumbai discussions thread recently, if you remember. http://www.skyscrapercity.com/showth...092549&page=91 Not everyone would choose only those statistics, they want to believe. Like, believing Delhi's official vehicle statistics, but not Gurgaon district's official statistics |

What all do you believe in when Delhi is mentioned above???I dont like to post big posts with crap stats like people do and all...but talk the real situation which again few people dont wanna see as they feel insecure... Dont show me that thread ...Expensive houses in Mumbai?? you think that everything is cheap in delhi isn't it??? That Ireo stat you posted is for Gurgaon see the price in delhi and then compare it...there are apartments in Gurgaon selling at 30-32 K pdf as well...why not post them and compare but naan you wont be interested in that.. |

Which is good? Having so many vehicles?? Whatever it is, I always backed up with data. And tell me one thing I refuted on actual official data, not thsoe perceptions stats peopel post in Mumbai thread to evoke arguments? Not everyone can see everything through 'your' eyes. Thats is why official stats are used wherever possible to explain the reality. |

Also, Yesterday the circle rates were increased by 22 % in Delhi which takes the property price to even higher values ..we estimate the prices to almost increase by >60%....
This is obviously not good and noting to be proud of... |

According to you everything about delhi is wrong.... May it be delhi rated as the most competitive city for business....or delhi being the most liveable city or delhi having more business registrations than any other city in india including mumbai..or may it be delhi selling more luxury cars or car sales than your city or may it be metro accomplishments ( you would still say Mumbai metro is doing wonderfully well )....etc etc...whats the problem man...come out of your well and see the world around...there were some reputed agencies doing reports which you rubbish and accept govt figures and those too when it says mumbai rocks hehe.. anyways have fun in your super city...we are happy here... I never thought decoding that stats, which didnt have a proper heading, could evoke such a response. It was just stating of facts that was in that chart. I never knew SSC doesnt allow a Mumbai forummer to decode stats posted in Delhi page.

No....Ask the very same questions to your Mumbai forumers ...delhi is pretty free from Raj Thackrey kinda people so no issues...The real problem is when you avoid the stats saying good about delhi and call them fake and then straight away jump to defend mumbai for everything.... Dude aren't any city doing anything for growth??? Also, everyone knows how corrupt Mumbai govt is which is stopping the growth of the city....and not delhi.... I dont have any probs with the city infact I love it...but.. Last edited by IU; December 5th, 2012 at 09:00 AM. |

That is not only for Delhi, but for any airport. And I had given the reasoning for that umpteen times.Unlike the posts which claim everything without any reasoning.
If you couldnt agree to that, it is fine, you can put across your point of view too. It is not only addressed to you. Lets move on. And you always seem to understand things beyond what is conveyed in the post. And check the history, the trigger is always on the other side - Like Mumbai metro uses primitive technologies (posting an old pic); Mumbai is a third world city while other cities look global; Compare Old Delhi and Mumbai Metro etc etc. Look at the posts above; for example, without any supportive facts or logical reasoning. I know Mods would have some work now. Bye Last edited by Indiadreams; December 4th, 2012 at 03:54 PM. |

Generally people get job first then buy a house. It's difficult to buy a house without a sustained income.

Residential real estate market in metro cities is not like other markets/products which works on end user demand supply dynamics. Bulk of the buyers are investors who speculate on prices, which is also aided by builder /politician mafia. That is why, there will be phases of huge supply in the market when investors feel the return is high, followed by a dull phase when the returns diminish.Govt regulations on real estate also play a significant part. These cycles in no way imply end user demand unlike commercial real estate. In fact there are more reports on returns for investors (and some useless rankings), rather than actual worth for the end users. IMO, prices in Mumbai (and to an extent Chennai) are overheated, while Bangalore is the most reasonable market at present, in the point of view of end users. |
