India Hotel Market Reports Continued Performance Decreases in 2012

Quote:
According to STR Global, India's hotel industry has reported year-to-date decreases in the three key performance metrics.

For the period January-to-October 2012 YTD, India's hotels on an average saw occupancy fall 0.8 percent to 57.7 percent, average daily rate drop 4.0 percent to INR6,117.72 and revenue per available room decrease 4.8 percent to INR3,532.54.

"The global economic slowdown and a substantial increase in inventory across cities continues to impact the hotel sector", said Vijay Thacker, director of Horwath HTL India. "The third quarter is typically slow for hoteliers, and this year it was no different. The declining demand and rate conditions throughout the year have proved to be worrisome for hoteliers as we enter into the final quarter of the year".

Among the markets in the region, Jaipur enjoyed the highest increase in YTD occupancy, rising 2.7 percent to 53.6 percent. Chennai (-7.8 percent to 60.5 percent) and Bangalore (-5.0 percent to 53.7 percent) reported the largest YTD occupancy decreases.

ADR growth was strongest in Goa, rising 5.8 percent to INR6,187.82. Bangalore fell 9.7 percent in ADR to INR6,363.64, experiencing the largest decrease in that metric, followed by Delhi NCR (-6.6 percent to INR7,504.03).

Goa (+4.7 percent to INR4,126.45) and Kolkata (+1.3 percent to INR4,338.99) achieved the only YTD RevPAR increases. Two markets experienced double-digit RevPAR declines: Bangalore (-14.2 percent to INR 3,414.92) and Chennai (-10.4 percent to INR 3,580.56).

"Out of the markets tracked by STR Global across India, Mumbai continued to lead in ADR and RevPAR terms", said Elizabeth Randall Winkle, managing director of STR Global, "reporting YTD ADR and RevPAR of INR 7,933.85 and INR 4,901.86 respectively".

Layers of hospitality emerging from India

The $12-billion Marriott International opened its first hotel property in Bangalore on Monday. The 324-room Marriott is in partnerhip with the K Raheja Group. Ritz Carlton, Fairfield, Renaissance and Hilton Residences are other international hotel brands that are getting ready for launches in Bangalore this year. Rajeev Menon, area vice president-Indian subcontinent, Maldives & Australia for Marriott International, speaks about trends in the industry.

Bangalore has been a fast growing hospitality market, with many leading global brands. Why did Marriott take so long to enter the city?

We will have 9 properties that will cater to different customer segments in the city in the next couple of years. This will include a JW Marriott. We are a hospitality management company and we do not own real estate. So wherever we go we go with suitable realty partners and such relationships need time.

What are your plans for India? How does it compare with other regions in Asia?

We already have 18 hotels in India. Another 50 hotel projects, across brands, are under construction. We already have 4,500 rooms in the country and we will add another over 9,000 rooms in the next 3 to 5 years. We see demand increasing in metros, secondary cities and small towns in the country. So we will have more hotels coming up in all these locations.

Bangalore’s ever-expanding hospitality landscape is set to include a new entrant. Hyatt Hotels Corporation has announced the re-branding of Ista Bangalore to Hyatt Bangalore MG Road, as of April 1. This is the Hyatt’s first property in India’s Silicon Valley, and is a contemporary 143-room hotel, strategically located in the heart of Bangalore’s Central Business District.

The 250-room upscale Bengaluru Marriott Whitefield is owned by Magna Wharehousing & Distribution Private Ltd. and will open in 2011 as part of a mixed-used complex also including a mall and an office building in Bengaluru’s Whitefield area, the city’s IT and software hub and home to such international IT corporations as Dell, Oracle, Intel, IBM and SAP AG. When opened, it will be Marriott International’s seventh property in Bengaluru.

Guest accommodations will be comfortably appointed, featuring Marriott’s renowned bed and bath amenities, bathrooms with separate tub and shower and modern technological connectivity.

For dining and entertainment, the hotel will offer three restaurants, all with private dining rooms; two lounges and a poolside bar.

Recreational amenities will include a Spa and health club and an outdoor swimming pool.

Business travel-oriented services will consist of an Executive Lounge with a private meeting room and a full-service business center providing three workstations, a private office, a meeting room and a boardroom. Other amenities will include a gift and sundries shop, a florist shop and laundry/valet services.

For conferences and social events, the hotel will offer flexible function space that is currently being configured.
I believe this hotel also flaunts a helipad, which is currently under construction. Any pictures?
