जयपुर में शीघ्र होगी 2 हजार फ्लैटों की लाचिंग, लाइफ स्टाइल में बदलाव से हुआ इजाफा वाणिज्य संवाददाता जयपुर, 1 दिसम्बर। लोगों की लाइफ स्टाइल में तेजी से आ रहे बदलाव के चलते तथा धनी लोगों की संख्या में तेजी से वृद्धि होने से जयपुर शहर में लग्जरी आवासीय रियल सेगमेंट में मांग तेजी से बढऩे लगी है। अगर अपवाद को छोड़ दिया जाए तो अब तक जयपुर मध्यम वर्ग प्रोजेक्ट्स के लिए ही प्राथमिकता रहा है। लेकिन अब लग्जरी सेगमेंट में गति देखने को मिल रही है। आवासीय प्रोपर्टी के जानकार सूत्रों के मुताबिक 2013 में तीन-चार माह बाद ही शहर में 2000 फ्लेटों की लांचिंग होने की संभावना है। बिल्डरों का कहना है कि शहर की सम्पन्नता में लग्जरी आवासीय सेगमेंट का प्रचलन तेजी से बढऩे लगा है। जिसके चलते आगामी छह माह में ही इस सेगमेंट में विभिन्न परियोजनाओं की लांचिंग देखी जाएगी। जिनमें गौरव टॉवर के पास ज्वैल्स ऑफ इंडिया, कोठारी समूह पृथ्वीराज नगर में लग्जरी प्रोजेक्ट तथ एनप्लेस का मास्टर प्रोजेक्ट शीघ्र ही लांच किया जा रहा है। इसके अलावा अन्य परियोजनाएं लांचिंग प्रक्रिया से गुजर रही है और शीघ्र ही अस्तित्व में आने की इनकी संभावनाएं है। इन सभी परियोजनाओं में अन्तरराष्ट्रीय स्तर की सुविधाएं उपलब्ध कराई जाएंगी। निर्माताओं ने इन प्रोजेक्टों में फ्लैट्स की कीमातें का खुलासा नही किया है। दूसरी ओर एनआरआई के आकर्षण के कारण मेट्रो शहरों मेेें 1 करोड़ से 15 करोड़ के रुपए के लग्जरी और अल्ट्रा लग्जरी फ्लैटों की मांग को प्रोत्साहन मिल रहा है। अनेक प्रोजेक्ट्स में फ्लेट की कीमतें इससे भी ज्यादा होने की संभावनाएं बनने लगी है।

NEW DELHI: US-based iconic cult bike maker Harley Davidson is targeting smaller towns in India as it looks to enhance presence in the country.
The company, which launched its 'Fat Bob' model in India priced at Rs 12.8 lakh, also said it will consider increasing the number of models assembled in India to offer its products at "affordable rate" for the customers here.

"We are looking to expand our dealer network. Currently, we have nine showrooms and by the end of the year we will have our tenth and next year we will add three more in Jaipur, Indore and Pune," Harley Davidson India Managing Director Anoop Prakash told reporters here.

He said the company has taken a conscious decision to spread presence in the tier II towns as there is a latent demand for Harley Davidson bikes.

"We are getting a good pull in smaller towns. There are a lot of people who have the same key attributes as we have, in wanting personal freedom. The kind of enthusiasm we had received in a place like Kochi was the same as in any metro," Prakash said.

There was a tremendous response when the company held the Harley Rock Riders concert in places like Shillong and Guwahati, he added.

Sounding bullish on the Indian market, he said the company will clock over 2,000 units by the end of 2012 as cumulative sales since it started selling its bikes in India in July 2010.

When asked if Harley Davidson will assemble more models in India to bring down the price, he said: "Although there is no immediate plan for adding to our CKD line up, we will keep the option open for future in order to make our products affordable to customers."

The company will continue to adopt and invest in strategies that make its "products and ownership experience accessible to more enthusiasts and customers in India," Prakash said.

The latest model Fat Bob, which is powered by a 1,600 cc engine, is the sixth model assembled in the company's plant at Bawal in Haryana. It presently sells 13 models from its 2013 line up in India.

Jaipur: Japanese car giant, Honda is finally going to come up with a diesel engine. The company has announced that it would be setting up a new diesel engine plant in Rajasthan.

The new factory would be set up at their site Tapukara, Rajasthan. This site has been unutilized for the past five years and hence the company has narrowed down to this site where from they will be producing Honda's first global compact car which will make its appearance by early 2013 and will have diesel engines manufactured at the Rajasthan plant.

Honda has confirmed that the new diesel engine plant will be set for production by next year while details of investment and capacities have yet to be finalized. Initially commencing production with a 1.5 liter diesel engine which will be seen in the Honda Amaze, the same engine will also follow in models such as Jazz and City, which are scheduled for 2014.

DMRC initiates groundwork to lay Metro tracks

The Delhi Metro Rail Corporation (DMRC) has started technical works to lay the tracks to run the metro.

On Tuesday, the engineers of the corporation initiated welding works on the elevated concrete tracks. A flash butt welding machine is being used for this work on the track near Mansarovar station.

In next couple of days, the tracks will be laid and welded by the machine.

Doubts are being raised over timely completion of works on Mansarovar-Chandpole stretch of the Metro route.

Sources said that the entire work of laying tracks would take at-least two to three months time. The work would be finished by February end. Anil Singhal, deputy chief engineer with DMRC, said, “With the flash butt welding machine, the rails will be welded on the elevated route. The process will take at least two to three months.”

Sources also added that the tracks would be laid on the spots where the viaduct construction work has been completed.

Notably, the corporation has delayed the construction works at Railway Station-Sindhi Camp Bus Stand site. Civil works on the elevated route are pending at this site. Due to this delay, the project is unlikely to get complete by June 2013, the deadline for the task. However, the DMRC has changed the contractor of this site and handed over the civil works to another contractor on December 1.

Adding yet another attraction to its enviable list of must-visit places, Jaipur is soon going to have its own Appu Ghar. This Appu Ghar is being developed as 'Jaipur Mega Tourism City' by a private firm nearly eight kilometre off the Vishwakarma area.

With over 18 million tourists visiting the state every year, the mega city will be designed as a weekend destination offering people ways to unwind by enjoying a dip in the water park, teeing off at a golf course or trying out cuisines at a restaurant. The park will have retail, hospitality and entertainment options for the visitors. Themed retail spread over 20 acres offer dining and entertainment options in the form of bowling alleys, club, pubs, health club, and multiplex, according to The Times of India report.

Spread over 300 acres, 'Jaipur Mega Tourism City' would be the fifth Appu Ghar in India but the largest among all. "After being allotted the land in 2006 by the Jaipur Development Authority for a lease period of 99 years, the project got embroiled in litigation. Now, all the legal hurdles have been cleared and the ground work has already begun. We would be able to launch the first phase within six months," said Abhinav Chandla, Vice-President, International Amusement Limited (IAL).

"The project also proposes to build a golf course to offer a premium leisure holiday destination to tourists. The 18-hole golf course is expected to be ready in a year-and-a-half. The amusement and adventure part of the project would be launched within six months. We are also in talks with some four and five star hotels," said Chandla.

IAL plans to develop 773 residential villas spread over 40 acres. About 70 per cent of these would be overlooking the golf course. The sample villa is already under construction and would be available at a base price of Rs 1.25 crore.

As per the report, the company is investing nearly Rs 2500 crore over a period of six-seven years. "The project is proposed to be financed by way of equity, debt and partly through sale of resorts and villas. Integrated development of the project makes it financially lucrative and also front-ends the cash flow, allowing substantial self-funding of the project," Chandla added.

Jaipur's three long-awaited projects to be ready soon

Come January 20, three long-pending projects of the city will be opened for the residents of Pink City. The three are Ghat Ki Guni tunnel, Ramniwas Bagh parking and the underpass at Gujjat Ki Thadi. An announcement to this effect was made by minister for urban development and housing Shanti Dhariwal during his visit to Ghat Ki Guni tunnel and Ramniwas Bagh parking project on Tuesday.

With the announcement, the JDA will have to work round-the-clock to complete the remaining work of Ghat ki Guni tunnel and Ramniwas Bagh parking till middle of this month as the Ashok Gehlot government intends to get projects inaugurated by UPA chairperson Sonia Gandhi and other leaders including the prime minister, who will be visiting the state during the Chintan Shivir.

JDA commissioner Kuldeep Ranka assured that the tunnel project will be completed by January 15 while the deadline for Ramniwas Bagh parking project will be January 16. The Gujjar Ki Thadi underpass project, which was completed since long, will also be inaugurated this month.

During the visit, the minister also directed the officials to prepare a proposal and send it to the chief minister to seek approval for location where the inauguration ceremony for the tunnel project will be held. The officials have proposed three locations near the tunnel namely, Jawahar Nagar bypass (entry point of tunnel) open land near leprosy hospital on Agra Road and near the flyover on Agra Road.

Meanwhile, JDA sources claim that it will be a big challenge for the officials to complete the project by the set date as work on the entry and exit points of the tunnel is still pending. "The work to widen the road at Jawahar Nagar end is slow. The complete construction work including the rotary can only be done after that," said an official.

Recently, many houses on either side of Transport Nagar flyover were razed to widen the roads. The JDA's official version however remains that the project can be completed well in time. Officials said that the work inside the tunnel is complete and only construction of the proposed rotary and widening of road is left. The miscellaneous work including painting and plantation will be done within five days.

"Currently, the road near Jawahar Nagar bypass end along the flyover is 7.5 metre wide. To avoid congestion, the width of the road will be increased by another 30 metres. The construction work can be completed if extra manpower is deputed," said the official.

Ramniwas Bagh parking, Gujjar Ki Thadi underpass opening postponed

The proposed inauguration of RamniwasBagh parking and the underpass at GujjarKiThadi will not take place on Saturday. However, the GhatKiGuni tunnel will be opened for public around 2.40 pm.

According to sources, the decision to cancel the inauguration of the two long-pending projects were made at the last minute after Congress supremo Sonia Gandhi reportedly expressed some apprehensions.

However, a JDA official said: "The decision has been taken at state government level. The projects are completed and will be open for public soon after receiving a nod from the higher authorities. "The project will now be inaugurated by chief minister Ashok Gehlot after the Chintan Shivir, said sources.

According to officials, the UPA chairperson will inaugurate Ghat Ki Guni tunnel with the help of remote technology. "The inauguration programme will be telecasted live at 17 venues with larger screens. Also, 20 hoardings announcing the inauguration had already been erected."

On the other hand, the residents will continue to face inconvenience as the opening of the parking and underpass project have been delayed once again. Despite extending the deadline thrice, the JDA announced to open the parking project this month. If the parking was inaugurated, around 915 cars could have been parked.

Similarly, Gujjar Ki Thadi underpass opening would have provided swift passage to the residents coming and going towards Mansarovar. The area is witnessing traffic jams due to ongoing Metro work.

Second phase of Ramniwas Bagh parking likely soon

JAIPUR: The state government may soon launch phase II of RamniwasBagh parking by extending the area to accommodate nearly 1,500 more cars. If implemented the project is pitched to become the country's largest underground parking with space for 2,500 cars.

If everything goes according to plan, Urban Development and Housing (UDH) department will construct the underground parking parallel to MI road. An underpass to facilitate the underground traffic is also being considered. "Proposal is under serious consideration. We are looking to the possibilities and if it happens the parking space be almost doubled," said Shanti Dhariwal, UDH minister.

To look for feasibility, agencies have been asked to make a detailed project report. But officials are sure that project can be conceived and it won't take much time kick off the second phase. "The idea came to our minds only after the current parking space was created. There are technical issues involved but the expansion is practical and possible," said a senior government official.

The project will be one-of-its-kind in the country. At present, the biggest public multi-level parking is at Indira Gandhi Airport, New Delhi, which has a parking space for 4,300 cars. But in the five-storied parking only two slots are underground while rest are at or above ground level.

Current parking capacity of Ramniwas Bagh is 950 cars. It is expected to be opened for general public from January 27. Once it opens, it will be mandatory for the visitors to park their vehicles in the parking area to ensure free flow of traffic on the Walled city roads.

"The expansion will give a major boost to the ongoing efforts for decongestion of roads, especially in the Walled City markets and MI road that bustles with traffic. But looking to the government's track record of phase-I, it is unlikely that phase II would be completed soon," said Trilokchand Agarwal, president, Jaipur Vyapar Mahasangh.

Construction of Jaipur International Centre to be kicked off in Feb

JAIPUR: To add another project in its kitty before the state goes to elections, the Gehlot government is all set to lay the foundation for the Jaipur International Centre next month.

Though a delayed project, an official claimed the construction work is expected to start in February. "The decision to start the construction work in December was taken at a meeting headed by chief secretary C K Mathew who was also shown a presentation. Initially, the centre was modelled on the India Habitat Centre in New Delhi. However, after chief minister raised concerns on the model, it was decided that the centre would be designed on the lines of the India International Centre, which is a cultural centre without any government offices.

As per the proposal, the international centre would have a conference hall and a lecture hall with a seating capacity for 60-100 people. A lawn, restaurant, lounge, gymnasium, banquet hall and a dinning hall have also been proposed. An underground and surface parking for 1,000 cars is also part of the project.

Recently, the JDA ( Jaipur Development Authority) identified 25,980 square metre of land near Akshay Patra behind JLN Marg for construction of the centre. As per the design, it would have three auditoriums, with the first one having a seating capacity of 700, while the other two auditoriums would accommodate 300 people each.

For the project, the state government has also cancelled the lease of the land near Jhalana institutional area which was allotted to the Confederation of Indian Industry (CII). The confederation will now be allotted a new land.

The state's general administration department (GAD) had allotted approximately 12,000 square metre land to CII. Since no construction had started on the land, the state government decided to cancel the allotment.

"Once the allotment is cancelled, the building for Engineering Staff Training Institute (ESTI) will be shifted to the proposed JIC land," a senior official said.
