What services would owners from overseas like to see for their UAE property?
Hi everyone,
The UAE has a large community of property owners that are not permanently in the country. Being outside of the UAE makes it a little more difficult to rent out and manage your property effectively. I’m starting the threat because there might be an opportunity for the Owners Associations of the buildings in the UAE to tackle some of the issues and offer solutions for you. For that we would need to find out: 1) What kind of issues non-resident landlords are facing in your experience? 2) Do you have suggested solution for the issues? Looking forward to an open discussion, and thank you for your thoughts!

Maintenance
Good you are bringing this up. (but it's thread, not threat
)Owners are concerned about a few things: 1. Rent collection What to do when a cheque bounces and the tenant seems to have no money any more? 2. The rental value of the building. This is determined by its 'standing' compared to other nearby towers. And this in turn mainly comes down to maintenance, facilities, and styling. It is really awful to see how 'cheap towers' are being brought down by bad management. No seats or parasols by the pool, entrance hall cluttered with items and makeshift notes, improper lighting (the harsh white tubelights give it the appeal of a parking garage). A good maintenance company assures a good overall appeal. This can easily double the value of the property! |

so under 1. you mean onsite help with problem solving and sharing of local expertise I assume. thanks for the input.the second point (rental value) makes total sense. although it is something concerning all owners, based on dubai and abroad. I'm specifically curious to learn what landlords abroad would need help with. thoughts anybody? |

In brief, to me the question comes down to:
With Owners Associations hardly being functional, how can individual owners put pressure on the developer to improve the appeal of the building? Take Emaar as an example of perfect upkeep! Compare the value of an Emaar-managed property with that of yours... then you know why it matters. |
