Over the last two years, some 20 San Francisco tech companies have signed leases of 50,000 square feet or more, and half of those deals came in at more than 100,000 square feet.
Zynga (NASDAQ: ZNGA) went to 650 Townsend St. Riverbed and Macys.com settled on 680 Folsom St. LinkedIn (NYSE: LNKD) grabbed space at One Montgomery. Twitter, One Kings Lane, and Yammer all gravitated to Market Square while Dolby (NYSE: DLB) bought 1275 Market St. and Square signed at deal at 1455 Market St.
Yelp became the anchor tenant at 140 New Montgomery St. Airbnb flew to 888 Brannan St. Pac-12 Networks took space at 370 Third St. Pintrest pushed into 808 Brannan St., Autodesk (NASDAQ: ADSK) expanded at One Market. And on and on.

Big news for the Treasure Island and Hunters Point developments:

China Development Bank approves $1.7B loan for Hunters Point, Treasure Island

The loan committee of the China Development Bank has approved a $1.7 billion loan to build new neighborhoods and upward of 20,000 units of housing on the Hunters Point Shipyard, Candlestick Point and Treasure Island.
The agreement, confirmed by sources familiar with the negotiations, is a crucial step in longstanding plans to build new neighborhoods on the two mothballed San Francisco military facilities, which represent San Francisco's largest development opportunities.
The loan will provide $1 billion for Hunters Point Shipyard, where the first 1,400 homes could be under construction by the first quarter of next year. Treasure Island, which is at least a year behind the Hunters Point project, will get $700 million.
Lennar is the managing developer of the Hunters Point project. On Treasure Island, Lennar is in a 50/50 partnership with Wilson Meany, Kenwood Investments, and Stockbridge Capital Group.

201 FOLSOM: TISHMAN SPEYER’S FOLLOW-UP TO THE INFINITY TOWERS

201 Folsom is the eagerly awaited follow-up to Tishman Speyer’s Infinity towers, which upped the ante in the luxury high rise condo market in 2008 with spacious floor plans, private balconies, and first-rate hotel style amenities. As San Francisco’s market has finally pulled out of its long slump according to many analysts, developers have been eager to re-enter the new construction market.

This September, Tishman Speyer filed its building permit for construction at the Folsom and Main Street corner location in South Beach. The plans lay out a 699 residential unit, four-building complex, consisting of two mid-rise and two high-rise towers. The mid-rise towers will feature 59 and 80 units each and are expected to be eight stories, while the high-rise towers will contain the remaining 285 and 245 units and clock in at 42 and 37 stories respectively.

Like the Infinity, the new 201 Folsom complex will cater to San Franciscan urbanites looking to indulge in the lifestyle typically found only in the finest hotels in the world. If the Infinity towers are anything to judge by (and according to Tishman Speyer, the new project will build on the success of the Infinity), expect a chic modern look and finishes like granite kitchen countertops, marble baths, sculpted wood flooring in living areas, custom lighting, walk-in closets, and custom built-ins. The new towers, which are just blocks from the bay, will also feature stunning panoramic bay and city views.

OMG! Can it finally be happening (Mid-Market coming to life, that is)?

Developers seeking food and drink retailers for San Francisco's Mid-Market
San Francisco Business Times by J.K. Dineen, Reporter

Mid-Market developers are pitching the growing neighborhood as a cheaper retail alternative to SoMa and the Valencia Street corridor.

With new residential towers rising at 1401 Market, 55 Ninth St., and 1169 Market St., retail brokers are actively lining up restaurateurs and shopkeepers to make sure the neighborhood has a plenty to offer in terms of cocktails, coffee, fine dining, and apparel.

. . . Mid-Market is a value. While rents on Valencia Street have skyrocketed from $40 to $60 a square foot over the past year, pioneering impresarios can get into Mid-Market space for between $36 and $42 a square foot. In addition, developers such as AvalonBay (55 Ninth St.) and Crescent Heights (1401 Market St.) are in a position to help with tenant improvements . . . .

At 1401 Market St., recently branded Nema, 13,000 square foot space is available along Market along with a 8,000 square foot space on 9th St. Both spaces have 15-foot ceilings and can be broken up into smaller spaces to accommodate multiple users . . . .

At 55 Ninth St., AvalonBay is looking for a full bar as well as an informal cafe with all-day service. In addition, Pamela Mendelsohn of Colliers International is seeking food and and nightlife users for the Warfield Building at 988 Market St., which offers about 8,000 square feet of space on three levels. The Warfield is currently undergoing a renovation and will be home to the new San Francisco offices of Benchmark Capital.

Civic Center is where I live and it's actually not terribly in need of revitalization. I know of one vacant storefront: Where Chevy's used to be at Van Ness & Golden Gate. At least one retail location that has been vacant for literally 30 years recently attracted a tenant (the once-Honda dealership at Van Ness & Eddy, now or soon--I'm out of town--to be a Mini Cooper dealer).

Like too much of San Francisco, we have a homeless problem but that simply needs effective policing (enforce the sit-lie law perhaps?) and control by business owners (vagrants have taken over the McDonald's on Van Ness and management does little to control their behavior--downtown locations, by contrast, have security guards).

There's another one: the former Naan 'n' Curry on Van Ness also that has been vandalized and slept on ever since it closed... And yet, City Hall is literally a few blocks away!

That has been renovated and re-occupied (as these things go, it wasn't really empty very long).

Two weeks ago, the brand new San Francisco Cooking School (690 Van Ness Avenue) quietly began teaching private classes to non-professionals. Come January, the school will begin professional classes for its first incoming class of prospective chefs. The school was founded by longtime Tante Marie's Cooking School instructor Jodi Liano and her husband Tony, and the primary instructor is chef Catherine Pantsios, who's worked in the kitchens at Zuni, Zola's, and Hayes Street Grill, among others.

The idea behind the program is to provide an intensive, intimate experience over the course of six months, with classes limited to just fourteen students. In addition to training people to work in restaurant kitchens, students will also have 30 free elective hours to pick from a roster of specialty coursework including food media, catering, and food entrepreneurship . . . .

Awesome! The signage, though, doesn't look as obvious... I'll go through the area again when I board a Golden Gate bus from San Rafael or Novato (via Civic Center) to see what the cooking school is all about.

Yes, a friend told me only yesterday he thought it was a new restaurant but I watched them doing a major renovation (they pretty much gutted the place yet again) before I left town in October and had read what it was going to be.

By the way, same friend said he had eaten at the slightly seedy looking newish Mela (Pakistani) Restaurant (and hookah bar) around the corner on Golden Gate and liked it.

A Request for Proposals ("RFP") to design and develop a high-density, mixed-income residential project on Blocks 6/7 in the Transbay Redevelopment Project Area, along Folsom from Fremont to Beale, was issued in 2011 and four proposals were received.



The winning proposal by Golub Real Estate Corporation includes a 300-foot tower on the corner of Folsom and Fremont, 40-foot townhomes along the length of Clementina Alley, 50 to 85-foot mid-rise buildings along Beal and Folsom and ground floor retail as well.

In total, 545 residential units will rise on the site: 348 market-rate units, 61 below market rate, and 136 subsidized affordable units which will be developed by Mercy Housing California. The average unit size will be 715 square feet. And in terms of parking, 136 spaces in total, a ratio of .25 spaces per unit, less than half the ratio of any other proposal . . . .

Final approval of the terms and transfer of title to Golub is on the Agenda for the Transbay Citizens Advisory Committee this week.

That building will look really nice once it is fully built. I hope it will be a mixed-use structure so that more people can visit and do things there, not just for those who live or work in it.
