The city's maiden skyscraper is finally underway. Located on the venerable Chowringhee, the highrise boulevard that shaped Kolkata's distinct skyline, the super-structure will be more than twice as tall as South City towers. Christened 'The 42', the 245-metre-tall building on 42B Chowringhee that once belonged to the Maharaja of Darbhanga is a super-luxury residential project. According to Mani Group CEO Sanjay Jhunjhunwala, who is leading a consortium of four groups to develop the landmark, "The 42, like Dubai's Burj Khalifa, will be the conversation-maker for Kolkata". Alcove and Diamond groups, Kolkata, and Sattva group, Bangalore, make the quartet. Though the skyscraper's height will be equivalent to an 80-storied building, The 42 will be 62 stories tall, housing 58 bungalow apartments stacked one over the other. The first four stories will make up the lobby and three service floors. There will be a six-level car park for 350 cars and each apartment will get six parking slots. Hafeez Contractor, the architect, feels The 42 will be an iconic structure. "In Kolkata, one is unlikely to get an address more premium than 42B Chowringhee, overlooking the Hooghly, the Maidan, Victoria Memorial, St Paul's Cathedral and Birla Planetarium. It is a picture perfect view, the best one can get in the city," said Jhunjhunwala. Each floor will house one lavish apartment. Since the Mani Group is also constructing the upscale hotel JW Marriott on EM Bypass, it will also offer the option of fully-furnished bungalows in the sky. While the building will be a neck-wringer for pedestrians measuring it up from street level, it is a huge engineering and technology challenge given the soft alluvial soil and the scale of construction within a confined space between the Tata Centre and Jeevan Sudha buildings. "We have roped in the best national and international consultants to guide us," the Mani Group head said. Foundation piling began two-and-a-half months ago as per specifications provided by structural and civil engineers at Jadavpur University and IIT-Mumbai. Callison Architects of the US is providing the foundation design. ITD Cementation that is doing the 55-metre piling work will do the foundation as well. The tower contract is likely to be a toss-up between L&T and Shapoorji Pallonji. Hitech construction technology like system formwork from Peri Germany that enables hydraulic-operated construction platform shutters to move up automatically. The exterior of the building will be all concrete with no brickwork. The construction cost is pegged at Rs 300 crore and apartments could sell for Rs 18,000-20,000/sq ft. The genesis of the 3.5-acre project goes back to 1993 when Amarnath Shroff, a former partner of Diamond group and current chief of Alcove, purchased around five bighas that belonged to the Maharaja of Darbhanga from the high court. The Diamond Group later bought two other contiguous plots. Amalgamation and civic sanctions proved tough. The Mani group and Sattva group entered the picture three years ago to give shape to the project that had seen several twists and turns. Shroff split with partner Shiv Kajaria to form Alcove. Initially, Grand Hyatt hotel was proposed at the site, followed by an office tower with a roof-top helipad before finally deciding on the high-end. "Since space relaxation that was granted to the project by the previous board was withdrawn, we decided to comply with every norm in the statute and redesigned the project. Now that construction has begun, we expect the foundation to be completed by February when the project will be launched. The first resident is expected to move in prior to 2015 Diwali," Jhunjhunwala added. ![]() ![]()

Thats what i was wondering,considering that you cannot get a better location and elevation for flat than this,surely they will go for more than 18-20K.Infact,i am sure they can hardsell the top 10 floors or something at rates not seen in Calcutta before.I am sure it will be a very coveted address for the city's ultra rich and they are going to snap up those flats fast.

Damn that is just great news for Kolkata, I hope some of you SSC'ians will get us regular updates on this one, since its going to be the center piece of the City's Skyline, that is ofcourse once it starts rising and although not impressed at all with HC's design, deserves much better.

I guess the thread name should be updated as
CHOWRINGHEE | THE 42 | 245m | 62 fl | Residential | U/C as per the TOI Report which I think have been compiled with correct updated details from the respective sources.

Wish this comes out as "the " signature building of kolkata..... but nothing iconic in d design for building which will be changing the skyline of an city.... the builders could have definetly made a mark nationally by using an iconic design.... all the designs seemed inspired by "cityville" skyscrapers on face book.... pray for an more contemporary design....!
nevertheless happy the skyline willbe taller and more satisfactory...!!

I am too disappointed with the design. The earlier design which surfaced in the Telegraph initially with a Helipad at the top was just too impressive. But something is better than nothing I guess.

The city's maiden skyscraper has come under legal scanner yet again. While work on the 245-metre-tall building on 42B Chowringhee that once belonged to the Maharaja of Darbhanga is underway, a case is pending in Allahabad high court over the status of the land. Months after Calcutta high court dismissed a petition filed by the developers against Kolkata Municipal Corporation, demanding a directive to the civic body to pass the map and building plan, another writ petition is pending in Allahabad high court (Sanjay Jhunjhunwala and others versus Savitri Singh and others). The court is supervising the case in which the judgment has been reserved. Meanwhile, Kolkata Municipal Corporation submitted a written argument before the civil court (Case No 499 of 2009) saying that the land belongs to the state government since it was declared 'excess' on November 7, 1983, by the competent ceiling authority. The standing counsel of the Uttar Pradesh government has reaffirmed it in writ petition no 1535 of 2012. The counsel for petitioner Sanjay Jhunjhunwalla has already filed reply to the objections of the state. The court has heard both the parties and kept its judgment reserved.

Kolkata: Advocate Debanjan Mandal of Fox and Mandal,solicitors for Chowringhee Residency Pvt Ltd,has claimed that the news article Skyscraper project in legal tussle published in The Times of India,Kolkata,on December 12,2012,is incorrect and not an accurate report of the pending legal proceedings. It had been reported that months after Calcutta high court dismissed a petition by Chowringhee Residency Pvt Ltd against Kolkata Municipal Corporation for sanction of a building plan in respect to premises No 42B,Chowringhee Road,Kolkata,another writ petition is pending in Allahabad high court and that the land belongs to the state government being declared excess by the competent ceiling authority. According to Mandal,the property was purchased by their clients predecessors in pursuant to orders passed by the Supreme Court (dated October 15,1987) and Calcutta high court (on June 11,1993 and July 9,1993). There can be no cloud over the manner of purchase of the said property through court process.Recently,some third parties initiated proceedings in Allahabad and obtained an order of status quo in respect to the said property.The said order of status-quo was,however,vacated on May 31,2012,by an order passed by the civil judge (senior division ),Allahabad.Our client has filed legal proceedings in Allahabad high court for quashing of all litigations initiated on the basis of what they have claimed is a forged decree.Judgment on this writ petition is reserved.This is contrary to your report that while work is underway on the property,Allahabad high court is examining status of the land.This is far from the truth, Mandal said. He has also objected to the portion that mentioned that Calcutta high court dismissed a petition filed by their client against Kolkata Municipal Corporation.This is incorrect reporting of legal proceedings.Upon our client being granted sanction of building plan by KMC,the writ petition became infructuous as the reliefs prayed for were granted to our client.The same has accordingly been withdrawn at our clients instance and order dated September 21,2012,was passed, Mandal added. Mandal has also refuted the fact that the land belongs to the state government and was declared excess by the competent ceiling authority.According to him,the competent authority under the Urban Land (Ceiling and Regulation) Act,1976 vide its certificate dated October 29,2010,has granted its no objection to their clients development in respect to entire premises No 42B,Chowringhee Road,Kolkata.This would demonstrate beyond doubt that property is not vested as claimed in your report, he said. |

First TOI says that there is a legal dispute. Very next day they get the Lawyers version that there is no dispute. Bloody ***holes can't they gather the entire info from all angles then compile a proper report in one go.
This is why I've stopped posting newspaper articles.
