With the new DCR, the loading has been increased and the terraces have gone so the effective carpet area should increase. I wonder what the final carpet and saleable area for the Suites and Forest will be.

![]() New floor plan for the 3.5bhk apt. The earlier floor plan was focused mainly on maximising the terrace area. The loading was almost 100%, the room sizes were small and long passages made the floor plan inefficient. The revised 65% load, increased carpet area, the revised floor plan and room sizes are surely a much better deal than before. (Just hate the column in the masterbed room..wonder how hafeez could put his name to this )

The "golden" IndiaBulls loading formula is 160% from net to salable. So you get indeed 100 / 160 = 62.5% of what you pay. so 30000 inr is really 48000 inr per sqft you can live on. Add to this the parking fees, club fees, location, and others minor charges.
