Walking around Atlanta in June is worse than in Phoenix. The deep south is incredibly humid.

that's comparing apples to oranges not to mention the fact that a ton of the world's commerce runs through downtown so it's prominence and importance vis a vis midtown does not pale in comparison but like i said, two different animals. Midtown the center of entertainment Downtown the center of commerce

Even if Downtown pales in comparison to Midtown, most other cities pale in comparison to Downtown alone. That show how mighty New York is.

Downtown needs a direct commuter rail link to somewhere (Long Island/Airport, or NJ). It also needs direct PATH service to EWR airport (which is being considered). Basically, it needs better access. Otherwise it will perhaps become more residential over time, losing its commerce to Midtown and the Hudson Yards. More residential though should make it a more interesting neighborhood. A tunnel connecting Hoboken Terminal with Fulton Transit Center would connect the entire NJ transit system to FiDi. NJ is growing at a faster rate than LI, so that connection might make sense down the line.

No. The WTC is more than sufficiently prestigious. It's a globally-known address, and W&C is a global firm. That being said, rent is a huge expense that diminishes the equity partners' profits. Thus, if they can get space in a new building for $65-80/sf at the WTC, they'll do so, rather than pay $150/sf at Foster's new tower which will rise at 425 Park. As noted, Silverstein is making a gift to the initial tenants of 3 WTC so that he can get it financed and start construction. He surely hopes to get between $100 and $150/sf for the rest of the tower.

150/sqft is pretty aggressive. I think its pretty rare to see anything near that.
I know 51 Astor Place was shooting for midtown prices, wanting to get around 90-100/sqft |
