yeah I just noticed that in the rendering now that you mention it. What is that supposed to be? The Iceberg? Tacky...even for Vegas.

also I don't think the real Titanic was this big, but obviously it had to be scaled up to accomodate a large hotel and casino. The Titanic craze has subsided and as novel as it is, this idea won't happen.

Las Vegas' New Housing Boom

New home sales and permits soared last month in Las Vegas while closing prices slipped.

The Las Vegas Valley had 591 new home sales in September, according to a report this week from Home Builders Research. That’s up 46 percent from 405 sales in September 2011.

But the median sales price for new homes last month was $199,743, down 3 percent from $206,480 a year earlier.

Last month, 440 new home permits were pulled in the valley, up 75 percent from September 2011. But Home Builders Research President Dennis Smith cautioned there could be fewer new permits next year, saying there are not enough finished or partially-finished lots for new projects.

The used-homes market also had a mixed month. There were 3,544 recorded re-sales in September, down 17 percent from a year earlier, but the median sales price of $129,500 last month was up 20 percent from a year ago.

Interstate 11 project could include highway on eastern rim of valley

If U.S. 93 is designated an interstate between Las Vegas and Phoenix, the bypass route would become part of the interstate, officials say.

The Nevada Department of Transportation hasn't ruled out building a highway on the eastern rim of the valley as part of the Interstate 11 project, but planners admit it would be an expensive proposition that essentially would complete a freeway loop around Las Vegas.

"Everything is on the table," said Sondra Rosenberg, project manager for Nevada's portion of the I-11 plan, which would create a new interstate highway linking Phoenix and Las Vegas, the two largest cities in the country currently not connected with an interstate.

Rosenberg made her comments at a public meeting Thursday at which representatives of NDOT and the Arizona Department of Transportation explained the process of bringing U.S. 93 up to interstate highway standards.

Most of I-11 would be in Arizona and would likely use U.S. 93, a four-lane divided highway from Hoover Dam at the Nevada border to Kingman and a mix of two- and four-lane roads from Interstate 40 to Wickenburg.

Michael Kies, Rosenberg's Arizona counterpart with ADOT, explained that interstate highway standards would include ramps to enter and exit the highway and overpasses or underpasses at key intersections. Currently, U.S. 93 has several at-grade intersections and traffic lights on the route.

Tight supply crimps high-rise condo sales

Sales of high-rise condos declined in the third quarter due to a limited supply of lower-priced units, with very few bank-owned properties on the market, Marc Ehrlich of Las Vegas-based HiRiseLiving.com said.

Condos in the process of foreclosure now represent less than 3 percent of the overall market, Ehrlich said. Foreclosures are at their lowest point since 2007, down 90 percent from their peak.

He reported 229 sales transactions in the third quarter, excluding CityCenter, a 3.8 percent decrease from 238 in the previous quarter. Sales fell 28 percent from a year ago. Third-quarter sales volume totaled $66.3 million, compared with $68.7 million in the second quarter and $65.9 million in the year-ago period.

"I think the market is reasonably strong," Ehrlich said. "There's just not enough product for buyers to get their hands on, which bodes well for prices. People are willing to pay more and traditional resales aren't getting hammered as much because they're not competing with distressed sales."

HiRiseLiving.com showed a current available inventory of 5,655 condo units, including 51 bank-owned units and 125 units currently in default.

HENDERSON, NV (FOX5) - The Las Vegas Valley has been without a water park since Wet ‘n Wild closed back in 2004. With a recently announced land purchase, that could soon change.

Twenty-two acres of desert near the intersection of Gibson Road and Galleria Drive in Henderson have been purchased by Cowabunga Bay Las Vegas for more than $4.6 million.

Shane Huish, who owns Cowabunga Bay in Draper, UT, has partnered with Vegas Residential, LLC for the park.

Caesars to Renovate Las Vegas Strip Property into $185M Boutique Hotel/Casino

Caesars Entertainment Corp. in Las Vegas has secured financing to convert Bill's Gamblin' Hall & Saloon, located along the Las Vegas Strip at Flamingo Road, into a boutique lifestyle hotel and casino. The $185-million renovation includes the addition of a rooftop pool as well as a nightclub to be managed by Drai Management Group.

MGM is asking the county for permission to reclassify almost 23 acres of land near the KOA Campground at Circus Circus from RV, commercial and hotel zoning to zoning for a recreational facility. MGM hopes to build a 5.5-acre water park there, on the north side of Circus Circus Drive, east of Industrial Road.

Moreno and Associates planning consultant Greg Borgel presented a blueprint for the park at the board meeting. Borgel is representing MGM during the plan’s approval process. He said the water park would likely be built if the board and County Commission approve it, but he did not have a cost estimate for the project.

Plans filed with the board call for a children's pool, a river channel that likely will become a lazy river and two water slides surrounded by more than 200 trees. Cabanas, two snack bars and a retail center also are outlined in the proposal, scheduled to go before the board tonight.

The facility would be located between the Circus Circus Manor motel and the Skyrise Hotel Tower, north of the Adventuredome and near the campground. No changes are proposed for those buildings.

Plans say the slides will be 65 and 90 feet tall. A 21-foot play structure is proposed for the children's pool. MGM's plans did not outline a proposed time table for the Circus Circus water park, but Borgel said similar projects take about 18 months to complete.
