Why do Rockwell use these very roughly drawn floor plans, other developers make them much clearer and even include detailed measurements.

Here is a good example from Ayalas Escala project

Wow.. that former lot used by Colgate-Palmolive will be now another place for a residential project by Rockwell. And its designed by Ott which I saw his billboards about making a shoebox building. Anyways that will surely be expensive (as what we usually see in a Rockwell unit price. I like that concept of having 4 units per floor. Very large, obviously super pricey.

Very expensive talaga, as they invest P17 Billion for this project (together with P20 Million for the river development). And also malaki ang cuts sa mga unit nito.....

the theater in this image looks like that of Chicago's Auditorium Building. i think this is a picture of the one in Chicago. does this image suggest that the indoor design will be reproduced here or that the theater will be built in an equally grand scale? enlighten us, please. thanks in advance to anyone who can offer information about this.

Rockwell eyes more areas for development



PROPERTY DEVELOPER Rockwell Land Corp. aims to expand its land bank to include more lots in Metro Manila and outside Luzon amid plans to launch four new projects in 2013, company officials said last week.
“Key areas we’re interested in are Ortigas [Center], San Juan, Quezon City. Outside Luzon, we’re exploring Cebu, possibly Davao, and other key areas there. If ever we will launch something, it will be in those areas,” Valerie L. Soliven, Rockwell Land vice-president for sales and marketing, said in an interview on Tuesday last week at Cantinetta restaurant, Power Plant Mall in Rockwell Center, Makati City.

She declined to give details on the potential sites, noting however that some land has already been purchased.

“Some are already acquired, but majority have yet to be acquired. There’s already one property we own in San Juan area; but for the others, we’re still exploring,” Ms. Soliven said, noting that the company has been eyeing more areas for upscale developments.

“Most of our target market is situated there. Cebu for example remains one of the country’s top metros, Davao is where you have Pearl Farm and the like, and in Metro Manila, you have the CBDs (central business districts). These are where the other high-end customers are,” Ms. Soliven said.

“We may launch four new property projects next year, including the full-blown selling of The Proscenium,” she added, referring to the 3.6-hectare, five-tower mixed-use expansion of its flagship Rockwell Center in Makati City.

“The Proscenium is envisioned to be the embodiment of the next-generation Rockwell. With The Proscenium, we want to raise standards for luxury development.”

The Proscenium, to be designed by world-renowned Uruguayan architect Carlos Ott -- designer of Paris’ L’Opera de Bastille -- will also house the Lopez Tower and Museum, which is intended to be the headquarters of the firms under the Lopez Group.

The Proscenium’s first two towers, containing less than 200 units, are expected to be completed in 2017 and 2018, respectively.

“It will look very different, but timeless. It will complete the Rockwell Center development,” Ms. Soliven shared.

Pre-selling for The Proscenium’s first two towers have been robust so far, she claimed.

Ang tagal pa pala. With this, I think the 5th tower would be finished in 2020 or beyond.

Power Plant Mall expansion planned


ROCKWELL LAND Corp. plans to renovate and expand Power Plant Mall in Rockwell Center, Makati City in a bid to further build up foot traffic and strengthen the company’s retail portfolio, a senior company official said last week.

"We plan to expand and renovate it, but somehow we’re conscious how the community will feel about it -- Rockwell Center might look like one big construction site," Valerie L. Soliven, Rockwell Land vice-president for sales and marketing, said in an interview on Tuesday last week at Cantinetta restaurant in Power Plant Mall.

"But the goal is to make it into something better. I think we might start next year."

The four-storey mall, which opened in 2000, has about 8,000 square meters of leasable area and occupies a 1.3-hectare lot in Rockwell Center.

Ms. Soliven said the mall’s leasable space is currently 90% occupied with more than 300 tenants.

The mall contributes approximately 90% to the company’s total leasing revenues.

"We just had our consultant here last week, so if ever it pushes through, the slight renovation is going to go first. It will be phased, in order to make the mall feel new, updated, and relevant. Added features, if ever, will come after," Ms. Soliven said.

Aside from physical modifications, Ms. Soliven hinted of new stores that will address shifting customer trends. "We owe it to our residents [in Rockwell Center] who primarily drive traffic to the mall. We have to step up and make sure the composition of our tenants fits their tastes well," she said when asked if new brands or stores were part of the plan.

Ms. Soliven added that the thrust in every change will always be to offer something new. "The first Zara store [in the country] is here," she said. "If you look at our food court, it’s outfitted in concourse style. We really innovate through content so that, more or less, there’s always something to look forward to at Power Plant."

These plans come amid similar developments elsewhere in the same city, where Ayala Land, Inc. recently unveiled two redesigned malls in its flagship Ayala Center.

Shares of Rockwell Land lost two centavos or 0.71% to P2.78 apiece at the end of yesterday’s trades from their P2.80 finish on Wednesday. -- Franz Jonathan G. de la Fuente

They're probably confident that they can dominate the limited luxury property market notwithstanding the existence of the Trump Tower and other luxury buildings. They know the value and appeal of their brand.

Well now's the best time to be aggressive in developing ambitious properties, because everything's gonna go downwards in a few years time. The real estate market has been hot because it's making up for all the years it has been stagnant in decades past.
