The county boundary used to run mostly around the airfield boundary, but they didn't expand it when the second runway was built. You can see how the boundary follows the old route of Altrincham Road across the NE end of the second runway.

This is a thoroughly dishonest statement, given that the land was removed from the Green Belt in order for this development to go through (as set out in the core strategy (see Page 95) which was adopted earlier this year).

The development will create a sustainable commercial product of international significance, providing high quality logistics facilities linked to the existing airport freight area, with access to the global marketplace - along with 60% of all UK businesses and a consumer market of over 24 million within a two-hour drive time.

"We already have significant international interest in the scheme and planning approval is a big step forward towards starting to deliver new employment opportunities for local people."

The site is within Manchester Airport's operational area next to Junction 6 of the M56, close to the existing airport freight area. The application site totals 91.2 acres, of which around one third, 36.6 acres, is dedicated to new landscaping and natural habitats.

MAG Developments plans to build up to 1.4m sq ft of new logistics space over the next ten years.

The logistics park is the first phase of the £650m Airport City scheme, part of Greater Manchester's Enterprise Zone. In total Airport City Manchester will deliver up to 5m sq ft of new business space over the next ten to 15 years.

The MediPark scheme is being created by the University Hospital of South Manchester, in Wythenshawe, over the next 15 years.

It aims to attract major companies operating in the life sciences and medical research sectors to more than 500,000 sq ft of offices, laboratories and manufacturing plants set to be developed.

A report prepared for Manchester council on the scheme says it will give Greater Mancehster's economy a £190m boost by the time it is complete.

The MediPark site is part of the wider Airport City Enterprise Zone, which means companies basing themselves there will be exempt from business rates.

The report says the business complex will be build on land surround UHSM and at Roundthorn Industrial Estate.

It estimates 2,000 office jobs and 676 described as "high tech" will be created, with 1,000 coming within five years and the remaining 1,700 after 12 years.

Around £79m of the economic boost the scheme will deliver will come within the first five years, it adds.

Greater Manchester has been described as being in the "European super league" when it comes to scientific expertise by GlaxoSmithKline.

The report says the intention is to lure one major player in the sector as an "anchor tenant" of MediPark.

That in turn would lead to a host of small and medium-sized firms setting up their bases there.

The report states: "The development proposals are based around providing incentives, collaborative opportunities, a high quality environment and easy access to national and

international markets.

"These factors will combined to attract new, mobile private sector investment into the area from major international companies, as well as growing the local SME base in the health technology sector.

"Consequently, a large proportion of the jobs which will be accommodated at MediPark will be additional to the city region economy and would not be realised

without this proposition. The delivery of these economic impacts means that MediPark will make a major contribution to achieving a number of the City Region’s strategic economic objectives."

The area around the hospital is owned by the South Manchester University Hospital, while the freehold on the part of Roundthorn earmarked for redevelopment is held by Manchester City Council. The first phase will cover around 20 acres.

The report comes on the back of Manchester Airports Group bosses submitting their plans for its £650m Airport City vision.

It is hoped 11,400 jobs will be generated by transforming land around the airport to attract global firms in the advanced manufacturing and logistics sectors, as well as building hotels, shops and leisure facilities.

Both that development and MediPark are part of the Enterprise Zone, designated by the government

Manchester Airport has published the official invitation to tender marking the start of the formal process of procuring a development and investment partner for Airport City.

Bidders have until 21 January to submit their proposals. Colin Thomasson, senior director at CBRE, is advising the airport on the tender process and said he expected bidders from all over the world to compete for a stake in the £650m scheme.

The invitation to tender sets out three lots:

Lot 1 - Airport City North. A co-investment and development partner is sought for the initial phases of development on land controlled by the airport comprising 59 acres, which can accommodate 1m sq ft of office development, 382,639 sq ft of advanced manufacturing and 2,400 new hotel beds together with amenity and support services. The overall master plan for Airport City North comprises 86.5 acres immediately north of the airport terminals.

Lot 2 - Airport City South. A co-investment development partner is sought for this proposed development comprising of 79 acres of land to the south of the airport terminals immediately adjacent to J6 of the M56. When fully developed the site will comprise 1.4m sq ft of new logistics space in a range of large, medium and small logistics units which can be arranged flexibly.

Lot 3 - Airport City North and Airport City South. This lot is a combined project covering both of the opportunities detailed in Lots 1 and 2.

There are no prescribed financial terms set out in the tender brief, as the airport wants to leave the business model open to different suggestions from different parties.

Two international companies are thought to be on the verge of becoming the first occupants in the planned £100m World Logistics Hub at Manchester Airport.

The Hub, which is a pivotal part of the £650m Airport City project, will be pre-let driven and create up to 1.4 million q ft of new logistics space and generate more than 1,800 jobs.

John Atkins, director of Airport City, told an audience of more than 100 people at Insider's Global Logistics breakfast that heads of terms had been sent to two major logistics companies and a decision was expected soon.

Infrastructure work is due to start in April and Atkins said the turnaround from the contract being signed to the building being available could be as little as 18 months.

Atkins said: "The World Logistics Hub is a significant element of the Airport City project. "It's likely to be the quickest part of the scheme. The key is getting the pre-lets and there has been interest already."

The director said the cost of space would be realistically priced and revealed discussions had taken place with a number of developers to become investment partners in Airport City.

He was joined on the panel by Richard Holberton, director of research, CBRE; Doug Rode, managing director of Michael Page's Logistics and Supply & Chain business; and Carl Murray, commercial director, AKW Group.

Holberton said the UK logistics market was performing better than the rest of Europe but believed occupiers and investors were getting much choosier in location and quality.

"The World Logistics Hub will tap into the need for the best quality space in the best areas," he said.

AKW Group employs 300 people and has three sites in Trafford Park totalling 500,000 sq ft.

Murray said the biggest challenge was tight margins across the industry.
"The key in logistics is to be close to your manufacturer or close to your customers. When I talk about being close to the manufacturers, that could be the port of entry, like Liverpool or Manchester."

The final member of the panel was Doug Rode, managing director of Michael Page's Logistics and Supply and Chain business. He said the skills required to work in logistics had changed.

Insider's Global Logistics breakfast was hosted by Airport City which was also one of the sponsors. The other sponsors were law firm Brabners Chaffe Street, CBRE and Teledata.

A new occupant for Airport City is now being rumoured as The Hut Group.

ONLINE retail group The Hut is understood to be very close to deciding between Airport City and Omega in Warrington for its new headquarters base.

The firm, based at Gadbrook Park near Northwich, wants some 50,000 sq ft of offices and a 500,000 sq ft warehouse on a design and build basis.

Manchester-based P3 Property Consultants has been leading the search since last summer, but declined to comment.

The group currently has two warehouses at Stretton near Warrington which are on short leases ahead of a planned move to a purpose-built site in 2016.

Last month Omega Warrington Ltd (OWL) lodged an outline application for 2.1 million sq ft of manufacturing and logistics space on the part of Omega to the south of the M62. The Hut is looking at space here and at Airport City South, also known as the World Logistics Hub, which has planning for 1.4 million sq ft of industrial space but is currently agricultural land.

The Hut, which is focused primarily on the lifestyle and health and beauty sectors, is understood to be making its final choice this month.

In each city a series of presentations were made to show attendees the scale of the project, investment opportunities in Manchester, the ease of integrating into British life and to announce Airport City Manchester’s CONNECT service, which is a conciege service for potential occupiers, and offers help with visas, tax assistance, company registration, plus local issues such as residential advice and tips on the best schools and universities.
Industry sectors that attended the events include financial, legal, aviation and telecommunications. Attendees in China have now been invited to come over to Airport City Manchester in September to see the project first-hand.

Charlie Cornish, chief executive of MAG’s said: “It is a really exciting time to take Airport City Manchester out to China and I believe the seniority of the delegation out there, proved the strength of the project and what it offers businesses looking to expand into the UK.

“We met attendees from a wide range of industry sectors that just proves Airport City Manchester isn’t just for aviation businesses. The nature of the project appeals to any type of business that needs access to global markets easily and the unrivalled connectivity of Airport City Manchester more than delivers this."

Among the delegation was BCEG - the Chinese constuction group which is a 20% joint venture partner im Airport City.

Managing director of BCEG International Co, Xing Yan said: “Airport City Manchester is set to change the UK economic landscape and the way the North West of England does business.

"We were delighted to be on home soil promoting the project to other potential investors, to show how investing in Airport City Manchester works and is deliverable.”

The new DHL base is pretty much complete now, with the road infrastructure being built quickly around it too.
