Houses, shops and a hotel could be built on water with right backing

A permanent floating village including houses, shops and a hotel could be built at the Royal Victoria Docks in London under plans being considered by the waterside management authority.

Studio Egret West secured planning permission last year for a temporary floating village at the docks, including restaurants, a bar and a swimming pool. But the docks authority has revealed it is now looking at more ambitious permanent proposals.

Royal Docks Management Authority managing director Mike Luddy said large numbers of visitors brought to the area by the Emirates Air Line cable car had prompted a review of the plans.

“We’re looking at all sorts of ways that we can bring the Royal Victoria Docks to life,” he said. “We’ve looked at floating restaurants, serviced apartments, hotels and floating housing.”


DRMM cited Amsterdam’s Ijburg neighbourhood as an example of a success floating village.
Luddy said the management authority was speaking to several parties, including Studio Egret West, about how a permanent floating village could work at the site.

A permanent development on the water was suggested by dRMM after the practice saw how a floating community was built in the Netherlands. Ijburg in Amsterdam was the subject of a dRMM presentation at this year’s Venice Biennale.

dRMM director Alex de Rijke said: “Most of the masterplans for the docks focus on trying to jam as much as you can on the edge of in order to provide a kind of relationship to the water. This approach refuses to see a distinction between land and water as suitable places to put good housing.

“There are a great many masterplans which treat the water as an amenity that you look at rather than access and use. The Studio Egret West masterplan is an exception; on that basis I think it’s good. But it’s also possible to see it as a long term expanding master plan rather than a temporary one.”

Luddy stressed that any development would need a developer and funding partner on board. “None of it is anything more than these are the kinds of things we are looking at,” he said. “It could be something that happens in the next six to 12 months. But it could be a couple of years away.”

De Rijke said he was confident the concept would find a backer. “All they have to do is go to Holland to see how easily and well it is done,” he said.

I was wondering what had happened to plans for the floating village - to put housing on there seems like a real waste of water given the large plots of derelict industrial land around. Leisure is one thing, but housing is totally different imo

Okay, anyone else noticed the new addition to the West end of Royal Victoria Dock?? IMO looks like this could be the first part of the Corniche Floating Village that got planning some time back, but then went very quiet.

Custom House Crossrail Station

The new Crossrail Custom House station is the only Central Section surface station. It is located in East London, one stop from Canary Wharf, lies to the north of the Royal Victoria Dock, and is at the junction of Victoria Dock Road and Freemasons Road.
The station will welcome regional and international visitors to London’s largest conference centre ExCeL, and create a transport interchange with DLR and local buses, providing further benefits such as enabling reduced journey times to ExCel and London City airport for people coming from the West and reduced journey times to central London for those in the East.

The vision for delivery of the Custom House Crossrail station is: a station that is spacious and open, with a clear identity, expressing its kit-of parts construction; efficient in operation, robust in use and maintainable.

They have started to lay temporary tracks to relocate the running lines between Custom House Station and Royal Victoria station on the DLR. I believe this is to make room for the tunnel entrance along Victoria Dock Road.
Any idea when they are going to start work constructing the new station and station entrance at Custom House?

Just a thought, if these are standard Crossrail platforms, the gap between the two DLR stops can't be THAT long can it? They are close.

The platforms for Crossrail at Custom House will be built next to the existing DLR platforms and back towards Prince Regents station. They will be built over the old North London Line platforms which are still there. They are just diverting the DLR tracks to make room for the tunnel entrance. When this is done i believe that the DLR tracks will be put back in their original location.

The recent press, mostly negative, about the future for Cunard’s famous liner QUEEN ELIZABETH 2 has largely overlooked the project known as QE2 London.



Recent correspondence with the Mayor of London’s office and other related UK sources illuminated a fully realized vision for QE2′s next era on the River Thames.

While much of the QE2 London bid remains unpublished, it is reported that the well developed and financed plan would bring the iconic ship to the center of London. Phase One would see the whole area of Carlsberg Wharf demolished replacing it with parking, a reception building and a walkway to the ship. Phase Two would include the construction of additional commercial visitor attraction buildings, and possibly incorporate the supersonic Concorde plane.

QE2 would be ballasted sufficiently to be sit on the tidal river bed and opened as a five star hotel with tours for the visiting public. Refurbishment would cover the installation of new mechanical and electrical systems with sympathetic upgrades to the cabins. Of the original passenger accommodation, it is intended to use the 330 first class cabins and 250 of the larger tourist cabins for the hotel.

Much of Five Deck would be refitted to allow the installation of a main reception facility and display areas for the museum component of the operation. The ship would have a substantial entertainment operation with evening shows and dinner dancing, along with convention and conference facilities.

A club membership would likely be offered to the business district of Canary Wharf, just a 10 minute ferry ride away and a designated QE2 ferry would transport guests from O2 area, Greenwich and Canary Wharf.



The proposed site for mooring the ship would place her beneath the Emirates Air Line cable car, (also known as the Thames Cable Car, operated by Transport for London), a cable car link spanning London’s River Thames (sponsorship from the airline Emirates) which opened in June 2012. The 1-kilometre (0.62 mile) gondola line crosses the Thames from the Greenwich Peninsula to the Royal Docks.

The proposed location for QE2 on the north bank of the Thames places the ship between the massive O2 Area and ExCeL London (Exhibition Center London) an exhibitions and international convention center in the London Borough of Newham, first opened in 2000, later acquired by Abu Dhabi National Exhibitions Company with a Phase II being completed May 2010.

With QE2 on the Thames, London would have a new landmark.

I asked Rob Lightbody, owner of the TheQE2Story.com for comment on the possibility of this new project: “QE2 is Britain’s last great liner and thoroughly deserves to be saved. She has to be in one of the world’s great cities to be busy enough to survive, and where better than London? The plan seems to be a win-win for Dubai, Cunard, London and QE2 fans, with no obvious downside. If the plan doesn’t go ahead, we’ll want to know why.”

Launched at the yard of John Brown in Clydebank, Scotland, in 1967, the QE2 sailed for Cunard Line until she was retired in 2008. Since then she has been kept in good order and moored at Port Rashid in Dubai while plans for her future were shuffled.

Interestingly, the final disposition of the ship may lie in the hands of her former owners, Cunard Line. The particular agreement between Cunard and her current owners, the Dubai state investment company Istithmar, appear to require Cunard Line to approve of the ship’s future use.
