Developed as a mixed use project, this will provide the most influential and dominant context for the master plan.

The existing patterns of Ganga were studied and through digital simulation density patterns emulating the Ganga patterns were translated into the central green of the master plan. This central green area gives the master plan a distinct character and acts as breathing lungs for the city.

Sustainable city design has been imbibed in the planning at two levels. Firstly at the design level elements required to make a city sustainable have been grafted in the master plan. Secondary at the implementation stage green roof, earth cooling, solar panels, ground water recharge, waste management have been proposed.

At the heart of the master plan an auto expo is located, sitting amidst the central green. The auto expo is designed as an iconic building creating a prominent visual marker. It is located at a very important interface of the central green and the promenade. It’s an amalgamation zone of various activities of the master plan cascading into each other thereby creating a functionally rich urban plaza. Auto Mart and Auto Expo are the two distinct functions nested in the building. These two activities are segregated using two continuous non intersecting ramps in the proposal.

Land use distribution consists of Commercial, industrial, Mixed use, residential and public amenities. In view of the Indian conditions, special amenities overlapped with certain design parameters have been provided in the master plan to avoid encroachment. The functional diversity has been unified by a seamless skyline. This undulating skyline merges the various functional requirements of the master plan into a visually coherent system.

Iconic towers have been designed along the Ganga riverfront . These commercial/mixed used towers soaring up to a height of 100-140 meters, impart a sense of arrival to the master plan. The façade pattern for the towers will form a part of the detailed urban design guidelines. This façade pattern has been designed by solar analysis using computational software’s, thereby generating a façade system that acts as a sustainable design feature in the master plan by reducing the heat loads.

UP govt has the land and master plan is ready. I guess they have to get few more permissions from different then work can start.

कानपुर, स्टाफ रिपोर्टर : गंगा बैराज के पास प्रस्तावित इंटीग्रेटेड इंडस्ट्रियल हाईटेक टाउनशिप की स्थापना में आ रही अड़चनों के संबंध में एक मई को शासन में बैठक होगी। इसमें हाईटेक सिटी की तस्वीर भी प्रमुख सचिव औद्योगिक विकास के सामने प्रस्तुत की जाएगी।

गंगा बैराज पर 1151 एकड़ में हाईटेक सिटी बसाने में करीब 750 करोड़ रुपये खर्च होंगे। सिटी की स्थापना को शासन से पहले ही मंजूरी मिल चुकी है। बुधवार को लखनऊ स्थित शास्त्री भवन में होने वाली बैठक में प्रबंध निदेशक मनोज सिंह प्रमुख सचिव औद्योगिक विकास संजय अग्रवाल को सिटी की स्थापना की कार्ययोजना समझाएंगे। मंगलवार को निगम मुख्यालय पर उन्होंने इंजीनियरिंग और अन्य विभागों के अधिकारियों की बैठक कर रणनीति तैयार की।

सिटी में ये सुविधाएं होंगी

आईटी पार्क और इलेक्ट्रिक सिटी, आटोमोबाइल सिटी, 28 से 35 मंजिला इमारतें, इंटरमीडिएट स्कूल, अंडरग्राउंड वायरिंग, आप्टिकल फाइबर, गैस आपूर्ति, वाटर ट्रीटमेंट प्लांट और सीवरेज ट्रीटमेंट प्लांट की स्थापना होगी। साथ ही टू स्टार, थ्री और फाइव स्टार होटल, शॉपिंग मॉल, सूचना प्रौद्योगिकी, बिजनेस प्रोसेस आउटसोर्सिग, वित्तीय सेवाएं आदि सेक्टरों की कंपनियों के दफ्तर यहां होंगे।

कानपुर, स्टाफ रिपोर्टर : इंटीग्रेटेड इंडस्ट्रियल हाईटेक टाउनशिप का विरोध कर रहे किसानों से वार्ता कर 30 मई तक यूपीएसआईडीसी को भूमि पर कब्जा दिलाने की जिम्मेदारी डीएम उन्नाव की होगी। अब तक मुआवजे से वंचित 92 किसानों को भी वे जल्द ही मुआवजा वितरित कराएंगे। बुधवार को शासन में हुई बैठक में प्रमुख सचिव औद्योगिक विकास संजय अग्रवाल ने गंगा बैराज पर प्रस्तावित इस सिटी की पूरी तस्वीर को देखा। कहा कि पांच साल में परियोजना पूरी होनी है।

गंगा बैराज पर ट्रांसगंगा सिटी के नाम से 1480 किसानों से ली 1151 एकड़ भूमि में प्रस्तावित हाईटेक सिटी की स्थापना के लिए अधिग्रहण किया गया है। प्रबंध निदेशक मनोज सिंह ने कहा कि अब सिर्फ 92 किसान ही मुआवजा राशि लेने के लिए बाकी रह गए हैं। मुआवजा राशि भूमि अध्याप्ति अधिकारी उन्नाव को भेजी जा चुकी है। कुछ किसान मुआवजा राशि बढ़ाने की मांग कर रहे हैं। प्रमुख सचिव ने कहा कि जिलाधिकारी उन्नाव भूमि पर निगम को कब्जा दिलाएंगे। श्री सिंह ने उन्हें बताया कि यहां आईटी पार्क और इलेक्ट्रिक सिटी, टू स्टार, थ्री और फाइव स्टार होटल, शॉपिंग मॉल आदि की स्थापना होगी। एटीपी प्रभारी अनिल वर्मा ने उन्हें ले-आउट प्लान दिखाया और बताया कि कहां कौन से भवन बनेंगे। प्रमुख सचिव ने कहा कि दिसंबर 2014 तक सिटी में होने वाले कामों का पूरा चार्ट बना लिया जाए और विवरण उन्हें भी दिया जाए। प्रत्येक कार्य समयबद्ध तरीके से होना चाहिए। उन्होंने पीपीपी मॉडल पर मूलभूत सुविधाओं के विकास की जानकारी भी ली।
