SHAH ALAM will finally see the first cinema at Space U8 mall in Taman Bukit Jelutong by the middle of next year.

Mainstay Development Sdn Bhd executive chairman Raja Mohd Azmi Raja Razali the seven-hall cineplex would be housed in the four-storey mall costing RM200mil.

“The cineplex, equipped with the latest audio visual technology, will be operated by MBO Cinemas. The cineplex will show 3D films as well,’’ he said.

Being a Shah Alam resident himself, Raja Azmi said, he shared the concerns of the residents on the need for a cineplex in the city. “They do not have to go to Klang, Subang Jaya, Petaling Jaya or Kuala Lumpur once the mall is opened,’’ he said.

He also said they expected movie buffs from neighbouring areas such as Subang Jaya and Kelana Jaya to visit the mall.

Raja Azmi said the mall would have family entertainment lounges and a 24-lane bowling alley.

“We are expecting the mall to become a hit among the working class.

“They do not have much option for shopping, dining and entertainment in Shah Alam now and I believe will be the best place to be once it is ready,’’ he said.

Space U8 to open in June

KUALA LUMPUR: Space U8, Malaysia's first eco-mall developed by Mainstay Development Sdn Bhd is scheduled to open in June. The RM200 million mall located within Bukit Jelutong, Shah Alam is currently 90% complete.

Mainstay Development Sdn Bhd executive chairman Raja Mohd Azmi Raja Razali said the mall, which is currently 50% tenanted, will also host Shah Alam's first ever cineplex. The MBO Cineplex will comprise seven theatres, or 1,300 seating capacity. He expects Space U8 to be 70% to 80% occupied by the time it opens.

"The project has evolved from our initial plans of a shophouse-like environment. Space U8 is unique as it combines various key elements such as a 70,000 sq ft courtyard that is suitable for all sorts of events and expositions, a 24-lane bowling centre and a 10,000 sq ft IT Centre," he said.

There will also be a 16,000 sq ft fresh market area on the ground floor known as Fresh Boulevard and a 10,000 sq ft food court among other food and beverage outlets. It is currently in talks with other retailers including the Metrojaya Group, Courts Mammoth and Celebrity Fitness, Raja Mohd Azmi said at a media briefing on Thursday, Jan 27.

"Major tenants include the bowling alley and a supermarket," he added. Out of the 200 retail units in Space U8, Raja Mohd Azmi said 90% have been sold. The developer owns parts of the mall, including the courtyard, atrium and car park.

The 4-level complex has a total net lettable area of 600,000 sq ft. The ground floor will comprise food and beverage outlets, banking, retail, the Fresh Boulevard and the IT centre, while the first floor will feature fashion retailers. The second floor will offer education-related retailers while the third floor comprises sports, health & wellness outlets, bowling alley, cinema and a karaoke centre.

Close to RM10 mil was spent on the green features of the mall, which is expected to obtain the Green Building Index certification upon completion. Among its green features are rainwater harvesting, solar panels on the roof that will provide sufficient electricity to the common areas, as well as using tyres for the foundation, which reduces the building's temperature and help maintain the central courtyard's temperature at 25°C.

"We're just 15 minutes from Petaling Jaya, Shah Alam, Subang Jaya, Kelana Jaya, Klang and Denai Alam, so we're quite confident that Space U8 is going to be the next sought after location and popular destination for those who don't want to head towards Kuala Lumpur," he added. The developer is also planning to build a premier surau within the development although the design has yet to be confirmed.

The mall is targeted at medium to upper income families and the developer said there is an immediate catchment of 200,000 from surrounding townships such as Denai Alam, Ara Damansara as well as Bukit Jelutong.

Meanwhile, the developer is looking to launch its first residential development near Putrajaya sometime in April or May this year. It will comprise 40 bungalows with common facilities featuring green elements. Aside from the upcoming launch of its residential project just five minutes from Alamanda Putrajaya shopping centre in Putrajaya, the developer also owns a tract in Dengkil, Selangor.

"Our projects will have green elements. We will be looking at various opportunities within the next two years. It is important Space U8 does well as it is our first signature development," he added.

SHAH ALAM: Mainstay Development Sdn Bhd, the developer of the RM220 million space u8 mall in Bukit Jelutong township, welcomed five of its major tenants during its tenancy signing ceremony on Tuesday, May 3.

The five pioneer outlets announced during the signing ceremony are: MBO Cineplex, featuring seven halls with a total capacity of 1,400 patrons; a 24-lane bowling centre called Shalin's Bowl by national bowler Shalin Zulkifli; Fresh Boulevard, which offers 18,000 sq ft of fresh produce, meat and poultry; a 15,000 sq ft food court called Space Wok; and fanpastico, the first pasta restaurant chain.

Scheduled for a soft opening by July, the mall offers a total gross lettable area of 600,000 sq ft as well as a 70,000 open courtyard. The mall offers rental rates between RM2 to RM30 psf depending on size and location. The developer is keeping a third of the mall for its recurring income as well as to manage its major tenants. The official opening is expected sometime in November.

"Without doubt, space u8 will be offering dining, entertainment and retail experiences which the residents of Shah Alam and its environs have never had so conveniently close to them before as it is located just 15 minutes from Petaling Jaya, Shah Alam, Subang Jaya, Kelana Jaya, Denai Alam and Klang," space u8 CEO Raja Ahmad Nizam Raja Razali said.

"The lifestyle outlets we are welcoming today are just the first of what is to come as space u8 develops into a sought after location and popular destination for those who do not want to head towards Kuala Lumpur."

Datuk Mohd Jaafar Mohd Atan, the mayor of Shah Alam who was present to witness the signing ceremony, said: "In the next 5-7 years, I am sure space u8 will be one of the most vibrant centres in Shah Alam. We very much welcome this mall as we need a place for families, a place for businesses and recreation to make Shah Alam more vibrant."

Mainstay Holdings Sdn Bhd group CEO Ang Teck Seong said they expect 500,000 visitors during the mall's first month of opening. The first event to be held in space u8 would be the Super Car Charity Challenge from May 18-22.

Meanwhile, other restaurants set to open in the mall include Uncle Lim kopitiam, Sari Ratu, Famous Thai and Subway. The developer is also currently in talks with several banks to open branches in space u8.

space u8 is Malaysia's first eco-mall, sitting on a foundation of used tyres, which dissipate heat from the ground to reduce the building's temperature and help maintain the atrium at 25ēC.

Does anyone know where the Sime Darby-Sunrise project (Bkt Jelutong Commercial Centre) will be exactly?
We have the Sunsuria Jelutong's site map in one of the posts on this thread, but I can't seem to find a similar one for the Sime Darby-Sunrise project.
