I am sure that is the reason SP would have posted that in memory of Mr Kushe. PVS was the first skyscraper of Mangalore.Another high rise during those days was Motimahal and of course KMC! During the 80's we saw the construction of the 10 storied Karnataka hotels which became Yenepoya hospital and then the most ambitious project of the 80's was no doubt the TWIN TOWERS (Ramabhavan commercial complex)(10 floors).It was the biggest commercial project of the early eighties. That was the talk of the town those days .Not sure if there were any skyscraper in any of the Tier 2 cities during that era. All these building could be seen towering over the city from Ladyhill Petrol pump.

Here is a small analysis from the census report
![]() The second biggest District in terms of percentage as well is DK(11.34%) after Bangalore More interesting facts. Mysore and Dharwad have pushed behind behind DK for 4 th place in terms of overall district density. But when it comes to Urban density among major districts, DK counts the least(1806/sqkm) which proves that the Urban areas are not crowded and Rural areas in DK are still preferred to reside, may be because of efficient transportation system.. Over that in DK nearly 2,397sqkm of land is forest which makes 52.7% of land is forest. i.e only 47.3% of land is livable.. Data on forest area from http://www.fsi.nic.in/sfr2003/karnataka.pdf

Mangalore, twin cities may come under JnNURM
MANGALORE: The urban development department is preparing a proposal to include tier II cities of Mangalore, Hubli-Dharwad and Gulbarga under the Jawaharlal Nehru National Urban Renewal Mission (JnNURM). This is a massive city modernization scheme launched by the Centre under the ministry of urban development. As of now, Hubli-Dharwad qualifies for JnNURM in the second phase as its population has touched 10 lakh. Urban development minister Vinay Kumar Sorake said that he had instructed his department to prepare the proposals based on his talks with Union urban development minister Kamal Nath. JnNURM is a unique project dedicated to the redevelopment of India's cities. Sorake said currently cities with a population of over 10 lakh are eligible for the mission's funds and the Centre is seeking ways to include more urban hubs under the scheme. Sorake said under JnNURM any project could be taken up and funded like water supply, UGD, mono rail, remodelling of storm drains, widening and strengthening road network, solid waste management, etc. Union petroleum and natural gas minister M Veerappa Moily said: "According to the population criterion, Hubli-Dharwad will be added under the scheme. Mangalore does not have the required population and we are actively pursuing the idea (of including it under JnNURM)." The cities which do not meet the criterion have a huge fund crunch for developing their infrastructure as they have to avail funds at huge interest from international banks or funding agencies. A case in point is the Rs 370 crore loan, of which 40% is grants, from the Asian Development Bank (ADB) for the water supply and underground drainage system in the city. Even after completion, this project has not benefited the residents yet as the last mile connectivity is not in place. Mangalore City South MLA JR Lobo said JnNURM criteria for a city like Mangalore should be different. On the one hand we are looking at reducing population, but we look at population for funding. For Mangalore, the urbaneness should also be taken into account. People in DK do not cluster together in an area like Mysore or Bangalore. We are spread away from the urban centres,'' he said. City corporation commissioner K Harish Kumar said: "There is thinking that 'rapidly emerging cities' also should be included in the scheme if they do not meet the population criterion. If done so, Mangalore would be the first to qualify. The funding may not touch Rs 2,000 crore, but may be half of it."

But these projects looks like are ahead of their time for mangalore. Hence looks like failed. Only project that could be completed after a long dealy was Rambhavan complex. I remember in our school days we always give example of PVS building for tall buildings. |

If at all they are remodeling the central market, they should merge fish marrket and vegitable market. work should start from fish market side. once that is done. the shops should be shifted that side. and work should start vegitable side.
The Central market should have: 1. Loading and Unloading factivity from Truck 2. Car parking 3. Bio Garbage processing unit 4. Toilets 5. hand Trolley facilty to carry vegitables 6. Proper garbage dump yard One of the major problem here is 1. who will put money for this. 2. who will pay for the maintainance ( since the current rent are very low) and vendors will not be ready to pay more |
