Ayala Land allots P3B for new UP project
PROPERTY GIANT Ayala Land, Inc. has set aside P3 billion to fund its second office and retail project on a lot owned by the University of the Philippines (UP).

"The Board of Regents of the UP awarded to Ayala Land the lease contract for the development of a 7.4-hectare property at the UP Diliman East Campus," the property firm told the local bourse on Friday.

The area is also known as the UP Integrated School, a 7.4-hectare property along Katipunan Avenue in Quezon City.

"The project will involve the construction of retail establishments with 63,000 square meters (sq. m.) of available gross leasable area (GLA) and a combination of headquarter and business process outsourcing (BPO) office-type building with an estimated 8,000 sq. m. of GLA," Ayala Land said.

Ayala Land, which won the 25-year leasing contract following a bidding last November, said it would break ground this year and complete the P3-billion development late in 2013.

The UP Integrated School that hosts high schools student will be relocated in the main campus of UP Diliman.
In 2006, Ayala Land allotted P6 billion for the development of the 38-hectare UP-Ayala Land Technohub along Commonwealth Ave. in Quezon City. The property now has retail establishments and houses various BPO firms.

Shares in Ayala Land, whose profits surged by 35% to P3.94 billion in the nine months that ended in September, closed at P13.80 apiece on Thursday.-- Neil Jerome C. Morales

wow, school bashing thread although there maybe some truth to it with the big ticket items UP's got in the bag recently (e.g. eco tourism complex in UPV, the solar powerplant in UP LB, UP professional school in Fort Bonifacio. misguided i think ang mga taga-Kule, at ibang mga closet leftist orgs or groupies, itong mga malalaking mga proyekto na pinapasok ng UP eh dapat na binubusisi.

anyway, ill go to quezon hall one of these days to take a pic of the aerial view render, kung makakalusot.

Pascual has ordered a review of the agreement: U.P. only gets a percentage of the gross profit from the mall-BPO-condo complex (CONDO?!? why would I buy a condo if the lease is only good for 25 years? UP is evolving at a rate I havent seen during my years. The National Science Complex, infrastructure and equipment, is beyond anything I have seen in the country.

sana naman pagkatapos ng mga projects na yan ang up-diliman ay maging 100% iskolar ng bayan @ zero tuition fee, mabuti pa ang pup @ 1% tuition fee ang rate nila sa average 50,000 tuition fee per semester for standard schools, malaki nga ang kikitain pero wala rin naman epekto sa studyante sa primyadong unibersidad ng pilipinas. let UP-sytem back to fully owned and subsidized by the congress not this new system that they want as a total state university that students are determined by their tuition fees in accordance to their parents annual income...isulong ang zero tuition fee,matriculation fee,miscellaneous fee, and other fees, be a total university of the philippines not a university of the philippines...

this good na rin sa mga bumili ng properties around the area, atleast established ang technohub as commercial/business area, pati na rin etong technhub 2 na to. other location can only dream of business district development. yung iba inuuna muna ang residential then, saka ang promise ng commercial area, na pwedeng matupad, pwedeng ring hindi.

The project presents a good opportunity to service the needs of the students, office workers and residents in the immediate vicinity.

oh god. the morning traffic along katipunan is just horrible these days. i can only imagine what the addition of more office buildings and retail establishments will do to the area.

musta na kaya ang train na pinag mamalaki ng taga up at dost and dost employees from UP, 2011 ang operation ni isang steelbar wala, baka naman sila lang may alam ng monorail ng up. bilib talaga ako sa mga pa utot ng mga matatalinong mangagantso ng bayan

No it's not "tapat ng techno hub" along Commonwealth. It's going to be built on the UP Integrated School lot along Katipunan.

ang dami ngang wala pa eh, wala pang MRT, wala pang monorail, puro buildings ang tinatayo ngayon sa UP. entire slew of engineering and science structures. pero kung me monorail - it will be such a delight for anyone "connected" to UP: students, teachers, alumni, but its not too realistic.

MANILA, Philippines – The University of the Philippines Integrated School (UPIS) is slated to get upgraded equipment and facilities for its high school department later this year as plans for its long-anticipated transfer to the main campus become concrete.

UPIS high school has always been separated from the UP Diliman (UPD) campus by Katipunan Avenue. When the busy road was developed into what has come to be known as C-5, the school’s safety and security problems escalated. Only last December, a vehicular accident caused serious injury to high school students who were crossing the road at the height of the University’s Christmas festivities. It was decided that continued use of this isolated land parcel by UPIS high school was unreasonable.

The UPIS administration and its mother unit, the College of Education (COE), doubled efforts to transfer the high school into the Education complex within the UPD campus. A relocation site beside the COE was identified for the purpose.

The project went through a stringent bidding procedure. Out of the five bidders who indicated intention to participate in the bidding process, three large development companies – Ayala Land, SM Land, and Robinsons Land – were prequalified. These bids were rigorously evaluated by separate technical and financial evaluation panels. In the end, Ayala Land topped both evaluations and won the bid to develop the 7.4-hectare property.

The project, now known as the East Campus Development Project, will be implemented in two phases. Phase 1 will involve the construction of new high school building in the present site of a condemned dormitory called “Narra”. This phase will entail upgrading the facilities of the school’s lower years. Phase 2 will involve the construction of a University-themed mixed-use retail and office complex in the vacated UPIS high school site meant to cater to the University community and other academic communities along Katipunan. Students, faculty and staff can look forward to a University bookstore, dining and meeting venues, and other academic support facilities.

According to UP Vice President for Development Armin Sarthou, Jr., the project caps several major thrusts of former UP President Emerlinda Roman’s ten-point agenda, more specifically the “aggressive pursuit of resource generation and mobilization programs”, which in turn will allow the University to “upgrade faculty, staff, and student welfare benefits” and subsequently strengthen UP’s position as the leading research and development university.

All told, the project will run for 25 years, and will generate revenues for the University during the lease period.

A LOCALLY developed automated guideway system will be built inside the UP Diliman in Quezon City, consisting of two 60-passenger electric coaches running on one track, the university said Friday.

The school’s officials and those from the Science and Transport Departments are scheduled to sign an agreement this morning making the Diliman campus the site of the prototype, which could be used as a model for other urban centers.

Senator Edgardo Angara, former UP president, Science Secretary Mario Montejo, and Transport Secretary Mar Roxas are expected to attend the groundbreaking shortly after the agreement is signed.

The prototype will have 500 meters of track between two stations—one on C.P. Garcia Avenue and the other on Jacinto Street near the College of Fine Arts—said Danilo Arao, the university’s assistant vice president for public affairs.

The project’s timetable was still subject to study, he said.

Earlier, Montejo said the cost of studying and creating a local automated guideway system would be only a fifth of the cost of importing a unit.

“The prototype at UP will therefore not only serve as a means for UP faculty, students and staff as conveyance around the campus, but also as a view into the future of Filipino-made mass transport systems,” he said.

In January, Montejo said a monorail would eventually complement the jeepney shuttle service plying the 493-hectare Diliman campus, which has a student population exceeding 23,000.

Arao told the Manila Standard on Sunday, however, that jeepney drivers would be consulted before such a system was built, and that the prototype would not displace any residents or squatters on campus.

Some P50 million had been earmarked for the project, including the construction of a 500-meter test track, he said.

MANILA, Philippines — Officials from UP and Ayala Land Inc. (ALI) signed a contract recently to develop UPD’s East Campus Property where the UP Integrated School (UPIS) high school campus is currently located.

UP President Alfredo Pascual, ALI President Antonino Aquino and ALI VP Maria Corazon Dizon were the signatories to the contract.

Attending the contract signing were UP VP for Legal Affairs Danilo Concepcion, VP for Public Affairs J. Prospero de Vera, VP for Development Elvira Zamora, UPD College of Education Dean Dina Ocampo, UPIS Principal Ronaldo M. San Jose, Dr. Carol Sarthou of the UPIS Alumni Association, Pristine Cammayo of the UPIS Student Council and Architect Christopher Espina.

UPD Chancellor Caesar Saloma and Atty. Ma. Carmela Ignacio of Ayala Land were official witnesses to the signing.

“This will be an added project to a partnership that began a few years back,” Pascual said. “I hope this partnership will flourish to the mutual benefit of both organizations.”

Aquino, for his part, called the partnership “another milestone.” He said that ALI hopes to “learn from the insights that we managed to attain with the previous development [of the UP-Ayala Technohub] and come up with another world-class facility that will complement the great minds that the university has.”

The agreement allows for the reintegration of the UPIS high school within the UPD campus core.

The new UPIS high school campus, to be created at minimal cost to the university and designed by UP architects, will be located at the site of the decommissioned Narra Dormitory.

Its relocation near other units of the UPIS and its parent unit, the UP College of Education, will enable the creation of an Education Complex which aims to improve the coordination among the units involved. The new UPIS campus will be designed to be both technologically-advanced and energy-efficient, while at the same time adhering to acceptable environmental guidelines.

The vacated property will be developed into a mixed-use establishment.

The proposed University Town shall be consistent with the UPD Land Use Plan and academic development goals, converting the area into a significant resource generator for the university to support its academic research and extension functions while providing students, staff and faculty convenient access to a variety of products and services.
