RM20mil theme park in Malacca

DUBAI: Malacca is set to start work on a RM20mil theme park in Ayer Keroh covering 28ha, Chief Minister Datuk Seri Mohd Ali Rustam, said.

To be sited near the Malacca International Trade Centre, the theme park was part of the state’s drive to expand its tourism facilities and create sound tourism infrastructure, he said. Work on the project will start in two months.

Early this month, Bank Pembangunan approved a financing deal for the project, which is being developed by a local company, Agib Engineering Construction.

“Tourism is steadily growing in Malacca and we will like to see it overtaking the industrial sector as the single largest contributor to the state’s gross domestic product by 2010,” he told Bernama.

Malacca hopes to achieve “developed” status by 2010, before the same goal is realised for the whole of Malaysia under Vision 2020.

The state has set a target of four million tourists this year. Last year, it received 3.6 million tourists, of whom some 40% were foreigners.

It hoped to attract seven million tourists a year by 2010, said Ali, who was in the United Arab Emirates to promote the state as a tourist destination.

“Besides making Malacca a complete family holiday destination, we are also looking at attracting people interested in recreation, health, sports and environment,” he said.

Malacca was planning to introduce night safaris at its zoo in about two months, he added.

Under a two-phase plan, the state is spending up to RM200mil to develop a 5km stretch of the Malacca River for tourism. The first phase was 60% completed, Ali said.

The works include a river cleanup, building embankments and building pedestrian walkways, and creating a centralised sewerage.

A host of tourism facilities like restaurants, communication facilities, water taxis and shopping centres are also being developed. – Bernama

Sentral: Mercu tanda baru di Klebang Besar
Oleh Siti Nor Saadah Mdh Yusof

Taman Tema Empire Marine bernilai RM600 juta bakal siap menjelang 2011

MELAKA: Melaka bakal mendapat satu lagi mercu tanda apabila projek Taman Tema Empire Marine Melaka berharga RM600 juta siap dibina di kawasan Klebang Besar dekat sini menjelang 2011.

RM600m marine park to woo tourists
Monday December 17, 2007
TheStar

MALACCA: The state will have a new tourist attraction with the completion of the RM600mil Malacca Empire Marina Park in Klebang Besar within four years.

The project, undertaken by Empire Properties Ventures Sdn Bhd, will have a marine theme park, a 10,000-seat international convention centre, sailing boat docks, a three-storey shopping complex, 510 small offices, 1,397 apartment units, a five-star hotel with 3,000 rooms, historical gallery and a replica Dutch ship.

The company's president Datuk Alex Teh said three lionhead-shaped water villages would be the pride of the project.

“The lionhead water villages will be supported by stilts and will be above the sea water. A total of 1,140 chalets will be built with three distinctive styles on each head,” he said.

Teh said the chalet designs would follow the Malacca kampung house, Chinese and European styles.

“The concept is somewhat like Dubai Palm Resort where homes are built on man-made islands but here they will be built on stilts,” he told reporters before the start of piling works for the project.

He said that 80% of the 510 small offices had been taken up and they would be constructed within 14 months.

“Due to lack of space for the project, we will undertake land reclamation of 69ha and have sought approval from the state,” Teh said.

He said the firm was banking on tourists from China making up more than 50% of the visitors after completion of the park.

“People in China know more about Malacca than Kuala Lumpur because they know about the former trading port’s history and Admiral Cheng Ho’s visit in the 16th century,” he said.

Living in sunshine - Malacca's latest resort offers gateway homes from RM145,000

The past, the present and the future have come together to provide an interesting opportunity for investors and those looking for holiday homes in Malacca.

Banking on the state's rich 600-year-old cultural history, Empire Properties Ventures Sdn Bhd (EPV) is currently developing the 203-acre Malacca Empire Marina Theme Park (MEMTP) and offering for sale the first phase of units that will be ready by 2010.

Set amid a resort, the Soho units are designed to provide a fitting environment for work and play

EPV general manager Quah Eng Hock said the entire multibillion-ringgit development taking shape on the Klebang Beach foreshore as well as on 87 acres of reclaimed land will comprise four components: Empire Sunshine Villas, Empire Theme Park and Service Resorts, Empire Marina Villas and Empire Global Wonder Village.

"We plan our development to be the first to integrate facets of history with tourist elements and lifestyle features demanded by buyers investing in tomorrow," he said.

Now available for sale are 510 Small Office Home Offices (SoHos) in Empire Sunshine Villas.

Situated from the eighth to top-most floor of a 24-and-half-storey tower that will sit atop a three-level shopping mall, Quah said investors have a choice of four layouts.

"Some will also come with roof gardens," he said.

To support the use of the SoHos as holiday homes, recreational facilities including a gym, spa, swimming pool and landscaped gardens will be designed into the phase "to provide a fitting environment for work and play".

Buyers will also have access to commercial outlets such as a business centre, convenience store and the three level shopping mall that will have 22 lots on the ground floor and 48 on each of the upper two levels.

These can be bought for between RM650psf and RM1,000psf.

Piling work for Empire Sunshine Villas commenced last December and so far, 55 per cent of the SoHo units, which carry a gross development value of RM135 million, have been sold.

When Malacca Empire Marina Theme Park (MEMTP) is fully completed in four years, it will be a comprehensive resort with a marine theme park, water villages modelled after the Dubai Palm Resort, a five-star hotel, historial gallery and 10,000-seat international conventional centre.

Where is their EIA report, which is supposed to be conducted by the state DOE before any approval is granted? Check out with the doe website shows not even one project is listed under their review, unless the website is not updated. If they want to do sumthing to the sea marine which can possible affect the marine life, they must hv the EIA report for authority and public endorsement. They failed in this case to produce it or i can bet they are not even bother to get it.

To me, empire venture is a modern multi level pyramid marketing scheme. A scheme FOR ONLY the lucky and selected first investors group of people. What u see the big crowd in their marketing seminars are probably thats kind of group i m talking. The rest of the later investors are only banking on false hopes that the sky ll pour in money into their garden. The scheme works in a way that if you want to be part of the scheme, you must paid a booking deposit of rm50,000 for 10 units (rm5000 per unit) as the firstline purchaser. You must get the 10 other purchasers (your downline) to buy back the unit or in another way, to repay back your initial investment of 50000. Once you hv recruited all your foolish 10 purchasers and, construction stage has reaches 45%, you r then eligible (but not quaranteed), promoted to be a special member in their exclusive chain of others pyramid scheme network around the world. Even you hv 10 purchasers, you still need to be sure there are available units to sell. If you dont, you dont get promoted. Now, thinks for a while. Said the development has 101 units available but they hv already sold to 10 first line purchasers without your knowledge, is there any available unit for your downline puchasers more? And how would the construction work can start off by reclaiming the sea without any approval from the state DOE?

sumthing went so wrong with the state govt. that such scheme can be allowed there. :eek:hno:
