Cayman Islands, GRAND CAYMAN. (July 10, 2013) Ė Dart Realty (Cayman) Ltd. today announced that it has signed Kimpton Hotels & Restaurants to manage Dartís first resort property, a 263-room hotel with 56 residences on Seven Mile Beach in Grand Cayman.

Scheduled to open in 2016, the property will feature five restaurants and lounges, expansive indoor and outdoor meeting spaces, a cascading oceanfront pool and a destination spa. A signature of the property will be the sweeping water views from all the guest rooms and public spaces as well as six beachfront bungalows.

Dart Realty assembled a team of industry leaders to articulate Caymanís modern Caribbean aesthetic for the islandís first design-driven resort. As project architect, SB Architects brings a world-wide reputation for design excellence and expertise in large-scale Caribbean resorts which is complemented by the design practice of John Doak Architecture, an authority on Caymanís architectural heritage. The resortís lush grounds and abundance of open green spaces will be designed by landscape architect EDSA and brought to life by the native and endemic plants and trees cultivated in Dartís 26-acre nursery. Interiors by Powerstrip Studio and restaurants and lounges by Mark Zeff Design will capture the highly-stylized ambiance and playful spirit that characterize Kimpton hotels, with distinctly Caribbean style.

A pioneer of the boutique hotel concept in the U.S., Kimpton brings to the Caribbean a reputation for unique hotels, each with its own personality and character. Dart Realty considered many major brands for its first resort property and found Kimpton aligned with both the marketís needs and Dartís approach to world class product, workplace culture, sustainability and customer service.

The design plans for the project have been revealed following the Central Planning Authorityís decision to grant approval for the hotel and condo development, which features two 10-story buildings and six beach-front bungalows.

ďWe are delighted to have received approval from the Central Planning Authority for the Kimpton resort and we look forward to starting construction,Ē said Jackie Doak, chief operating officer of Dart Realty.

ďThe Kimpton resort will expand and complement Caymanís high quality tourism product. This is an important milestone in growing our tourism product and facilitating continued economic recovery. Employment and contracting opportunities relating to the construction of the hotel with DECCO and its sub-contractors will be commencing in the upcoming months,Ē she added.

The permanent closure of a small part of West Bay Road has enabled designers to position the hotel well back from the coastline. The design takes advantage of the extra space with amenities, including the pool, public walkway and gardens between the buildings and the water.

The plans feature a rooftop restaurant and bar featuring 360-degree ocean views and all guest rooms will have a view of the water, taking advantage of the location between Seven Mile Beach and the North Sound.

The plans also feature a glass-walled lobby and arrival court, raised 24 feet above sea level to offer guests sweeping views of the pool, gardens and ocean.

The bulk of the parking will be underground and the resortís open spaces, including the beach bar and walkway/bicycle path, will be open to the public.

Trendy San Francisco hotel chain Kimpton signed up in July to manage the property, scheduled to open in late 2016.

The Dart Groupís Kimpton hotel wonít just be the Cayman Islandsí first 10-storey building, it will be the countryís first pair of 10-storey buildings.

Thatís according to a planning application filed by local architect John Doak on behalf of Blossom Estates, the Dart company in charge of the Seven Mile Beach resort project.

The plans call for a 10-storey hotel building and a 10-storey condo building, each about 130 feet tall, plus three one-storey bungalows, between the Esterley Tibbetts Highway and the now-closed strip of West Bay Road. According to the plans, the existing Surfside Beach Restaurant & Bar will remain on the beachside. Also preserved is an existing public right-of-way to Public Beach.

The section of West Bay Road was closed in exchange for Dart extending the Esterley Tibbetts to West Bay, under an agreement between Dart and the former United Democratic Party government. A group of residents has challenged that closure in court and a hearing on the case is due to be held in December.

According to the planning application, Dartís hotel is expected to cost $139 million to build, with 60 per cent of costs for materials and 40 per cent for labour. Planning fees totalled more than $239,000.

The footprint of the proposed project is 111,898 square feet, with a gross floor area of 589,170 square feet.

Unique designs, world class restaurants and around 250 jobs are some of the things that the Kimpton group plans to bring to the Cayman Islands when it launches its first overseas hotel in the territory, the companyís chief executive has said.

The San Francisco hotel and restaurant chain is in the midst of an expansion plan that will see it double in size. It signed a deal with Dart Realty last week to manage the developerís new hotel on Seven Mile Beach in Grand Cayman.

Kimpton CEO Mike Depatie told the Caymanian Compass the island was a natural fit for the trendy hotel chain, which has had success in ďleisure destinationsĒ in the US.

He made a commitment to look to hire Caymanians first where possible when the 263-room hotel opens in early 2016, predicting the hotel would need to fill as 
many as 250 positions.

The hotel will be part of the Kimpton brand, but will have its own name, which is yet to be decided, as well as a unique design.

Mr. Depatie expects to open early in 2016 and believes the Kimpton name will bring new tourists to Grand Cayman, drawn from its own loyal following in the US.

He said the company had confidence in the Cayman Islands as a tourist destination and was encouraged by Dart Realtyís long-term commitment to the project and the island in general.

Kimpton Hotels have long been open in the big cities--San Fran, NYC, Miami, Chicago, DC, etc--but the friendly boutique brand is getting serious about its resort offerings now that they've just announced their first-ever Caribbean property in the Cayman Islands.

Set to open in 2016, the 263-room hotel will sit on Seven Mile Beach in Grand Cayman and will feature a whopping five restaurants and lounges, a cascading oceanfront pool, a destination spa, six beachfront bungalows and 56 residences. Dart Realty (Cayman), Ltd., a subsidiary of Dart Enterprises, is the developer behind the project with SB Architects, Powerstrip Studio and Mark Zeff Design handling the architecture and interior design.

A San Francisco-based hotel chain, famous for its trendy restaurants, has signed up to manage Dart Realty’s new US$170 million hotel on Seven Mile Beach.

The Kimpton hotel, which hasn’t been named, will open at the site of the former Courtyard Marriott on West Bay Road in 2016, developers said on Wednesday.

With 263 rooms and 56 residencies, the hotel, which was described as “boutique-style”, will be among the biggest in the Cayman Islands.


Dart Realty acquired the site for the project from developer Stan Thomas in 2011.*

The former hotel has been 
demolished and a new 10-storey building is being constructed in its place. The developer said Wednesday that the project would generate more than 400 jobs during the “build-out” phase.

The finished hotel will include five restaurants and lounges, indoor and outdoor meeting spaces and a cascading oceanfront pool and spa, according to a news release from Dart Realty.

Every room will have sweeping ocean views and the resort will feature six beachfront bungalows. Dart Realty considered alternative offers from “many major brands” before opting for Kimpton, according to the release. The deal has been in the works for some time with former Premier McKeeva Bush dropping the chain’s name as the likely brand for the property in a speech last November.
