1) Kolkata soil is not favourable for supertall structures and is also a seismic belt.

2) So far Kolkata has reached 60 floors, its still higher in count in the total number of highrises after Mumbai.

3) There are plans on hold for highrises upto 75 stories.

4) Mumbai is an economic and financial hub and the soil is good enough for skyscrapers. The absorption of these residential flats which are expensive is much more higher in India than any other city.

5) Finally its better not to be a concrete jungle however there will be few streches with a series of highrises in the next 4-5 years.

Isn't 1CR - 2.29CR too low for an area like EMB, with some of the most premium properties in the town along this very stretch? Or are these just pre-launch quotes?

Actually there are 2 points to understand here. One is the difference between a luxury super premium project and a regular premium project. Second is the realty meter of the entire bypass stretch.
The original EM Bypass (Ultadanga -Garia stretch) is about 17 kms long. This excludes the current extensions towards the deep southern outskirts. Now of the 17 kms it can be categorised into 3 stretches...Northern (Ultadanga-Chingrighata), Central (Chingrighata-Tiljala Ambedkar bridge) and South (Ambedkar bridge-Garia).
If u notice u will see the luxury end projects are concentrated mainly along the Central stretch (Vivara, Solitaire, Aurus, Atmosphere, Trump Tower etc.). These command a rate between 13K - 16K. For regular premium projects (Inia, Zen, Aqua beaumont etc ) the rate is 9K - 10K.
For Northern and Southern stretches of Bypass the rates are lower. For Luxury premium projects (Urbana, Swarnamani, Meghmani, Utalika etc) the rates are around 10K. For regular premium ones (Rare Earth, Avidipta, Hiland park etc) the rates are 7-8K.
