Riga will have multiple highrise clusters

Today went in Riga City Council to look at the 2nd reading of Riga City Development plan. It was worth to do. Turns out - they have prepared also special work about the highrise future of the city - just outlining it.

This map (sorry about the quality - I photographed it) shows the permitted floor counts in different parts of the city. It's hard to see - but the last three colours in legend designate highrise quartals. Dark pink - 12 - 17 floors, light blue - 18 - 24 floors and dark blue - above 24 floors. Looked inside building rules - those "above 24 floors" mean unlimited height if there are no special regulations for this area elaborated.

I added those red circles and white letters to describe it a bit more for you. Some of those dark blue and light blue areas look very interesting - looks like already existing proposal.

My discoveries (for myself):
1. Skanstes Street area will not exceed 24 floors.
2. City relies that two places will get large, very tall new centres.
a) One is Podrags (no limits) in the place where Northern tunnel goes underground. Success of this centre happens only if Northern Tunnel is built.
b) Another one (no limits) is near M.Kempes Street between the multimillion villas in Mezaparks and simple wooden quartals in Ciekurkalns. Here it is planned to build the speedway entering from the north-east (Tallinn, St Petersburg) in Riga. Good way to impress Estonians some day in future.
c) Lucavsala (no limits in central part) was known to us already. But their plans to build tall on Zakusala are new to me.
d) Krasta iela (up to 24 floors) - another time when they propose this place for highrises. It was proposed highrise area already in the previous plan - but nobody was interested to build there.

There has been made approximate 3D model of Riga city heights too - there was a set of renderings on the walls. They did not go to separate buildings, they just have made whole quartals like highrises

Interesting, huh? To my mind it is hopeless to expect that all those areas will be filled with skyscrapers. But at least the rules of the game become more clear.

in 10 years... riga will be the most impressive city in nortern/eastern europe!

I think that's the right way to go. In my opinion, places where it's alloud to build highrises must be grouped because if all highrises will be built in one place it just wouldn't be good but building highrises in grouped way in different parts of the city will be right. But only in grouped way.

But I duobt that this all is going to happen in near future, because of latvian economy in serious danger to overheat and crash, especially in real estate/construction sector . Maybe we'll see those developments after some serious economical recovery after crash? I may seem too pessimistic, but I'm afraid that's the current reality. Estonia does only slightly better, so we're also in serious danger to crash.
