The Signature Tower located at the Heart of Jakarta's SCBD (Sudirman Central Business District), to resume previous on Hold Project, This Building 111 floor, soaring 600m tall consist of 6 storey Basement Carpark, 2 office zone of 22 floors each, 22 Storey apartments, and 22 floors Hotels.

Signature Tower Jakarta celebrates the Indonesian spirit through the reinforcement of the date of the National Day of Independence,
17 August 1945, viewed on each façade of the tower. Visible during the day through the use of highly polished stainless-steel, 17 leaves
grow and blossom upward through the shaft of the tower.

At the crown, these 17 leaves are bound together by 8 louver grill elements, culminating to embrace a single 45 meter tall
spire: the 17th day of the 8th month in the 45th year.Central to the four building elevations of the crown, these elements
in turn are supported by 5 crystalline glass buds – accentuating the five principals of Pancasila – rising to support a single
central spire – the united Indonesian people. Hence the budding flower (Pancasila) spreading from all corners of the tower,
spreading to all corners of Indonesia.

In the evening on national holidays, we envision the 17 leaves would be outlined with white LED lights, the supporting 8 louver
grills up-lit in red light, the center glass buds back-lit in white light, and central spire illuminated with 45 red and white LED
bands. During non-holidays, the lighting would be able to be changed to suit the particular occasion.




THE TOWER



The 111-story tower rises 638m above the ground plane to the top of the spire. The highest floor sits approximately 534.45m above the street entry. While a simple 60m by 60m square form dominates the planning of the tower, achieving an elegant aspect ratio of approximately 9:1, the tower facade steps to accentuate the different uses within the complex; i.e.: retail and convention at the base, office use through the shaft, and hotel use at the crown.

The regular form of the tower, with notched corners, provides a straight forward and efficient planning platform for tenants to utilize, including an average 13.5m clear depth from the core wall to the exterior curtain wall and opportunities for multiple corner offices on each level.

The structural approach utilizes a super-column and out-rigger arrangement, surrounding an inner core wall. It is anticipated the structural system will be based on composite steel and concrete.

THE PODIUM



Separate monumental lobbies, in scale with the overall tower development, welcome Hotel Guests and Office Tenants at Ground Level. An exclusive banking hall fronts the main access to the office tower lifts, as well as act as a gateway into the retail portion of the podium. Access to the Observatory is via an experiential queuing and ticketing space at the Lower Ground Level.

Allowing it to operate at times when the retail mall is closed, segregated access is provided to an entertainment / restaurant area that is located on the roof of the podium, above the 5,000 square meter Function Space. An independent entrance allows guests to arrive at the Conference Center via dedicated lifts or escalators that travel within the perimeter of the podium glass wall, separated from the retail mall customers.

Exclusive retail space is organized around a larger, 4-story atrium, with expansion planning incorporated to accommodate future development of Lot 8.

Does Jakarta Need a 111-Story Tower?

An impressive skyline is not the first thing that comes to mind when you think of Jakarta. Indeed, from the city’s traffic-clogged streets, it can be difficult to see anything other than cars, shops and smog. But one property firm is hoping to change that. An Indonesia company called PT Danayasa Arthatama is pitching a project called the Signature Tower, a 111-story hotel-and-office complex. Standing at a projected 638 m (2,093 ft.), it would be taller than the former World Trade Center in New York City and eclipse the tallest building in Southeast Asia, the Petronas Towers in Kuala Lumpur. “This will be proof that Indonesia has changed,” says Santoso Gunara, president commissioner of PT Danayasa Arthatama. “We need something like this so people will know there is something going on here.”

There is certainly a lot happening in Indonesia. The Southeast Asian nation has bounced back from the 1997 Asian financial crisis and is, for the first time in decades, on sound financial footing. The Indonesian economy is turning heads at a time when most developed economies are trying to turn the corner. The country has seen an average annual GDP growth rate of 5.2% from 2001 to ’08, and it is expected to expand more than 6% this year. Earlier this year, its sovereign-debt status was bumped up to investment grade by two of the major ratings agencies — a third is likely to follow suit. “We expect growth to pick up in the coming years to about 7% over the medium term,” said Stephen Schwartz, BBVA Research’s chief economist for Asia.

The developers hope the tower will be a symbol of Indonesian ascendancy, a testament to the country’s towering ambitions. But not everyone is sold — on Indonesia’s prospects, or on the project itself. As a recent report co-authored by the Asian Development Bank (ADB) points out, Indonesia’s economy is still relatively fragile. If growth stays at current levels, Indonesia would need 23 years to reach the per capita income level that neighboring Thailand achieved in 2008. The report warns that Indonesia risks succumbing to the “middle-income trap” wherein inadequate infrastructure, weak institutions and economic inequality dampen growth. “Stronger institutions are key in pushing forward harder reforms, such as reducing badly targeted fuel subsidies, which are needed to accelerate more productive investments in infrastructure development and initiatives to reduce inequality,” says Jon Lindborg, ADB country director for Indonesia.

These and other concerns have critics asking if a record-breaking skyscraper is ill advised. Analysts seem split on what an additional 200,000 sq m (over 2 million sq. ft.) of office space might mean for the city. “That’s a lot of supply in one building,” said Todd Lauchlan, country head of Jones Lang LaSalle Indonesia. “But given the superb location and quality of design, I have no doubt the project will be a success.” Jakarta-based architect Ahmad Djuhara is less optimistic. “The supporting infrastructure is questionable, and there are so many problems, like traffic congestion, that could be created,” he said. “There are other ways to make your mark as a developer other than just going high.”

For now the developers, like the country, are pressing ahead. They hope to break ground by year’s end.

I got some question: What was the twin of this tower again? I remember a "clone design" of the Signature Tower, it must have been somewhere in the United States, perhaps Nebraska. Anyone who knows what I'm talking about? Thanks.

Same old, same old. There are only a few cities in the world which could really support a megatall (HK, NY, Tokyo,...). Those cities already have a sea of skyscrapers and are superdense. Jakarta has a few 200m+ skyscraper and no supertall, yet they shoot for a 600m+ monster.

Don't get me wrong here, I'm not judging. As a skyscraper enthusiast I welcome every megatall. But it would be nice to have some balance in the skyline before aiming so high. The tower as it is planned now, is nothing but dick waving.

I'm still waiting for city which builds a megatall out of demand and out of necessity (f.e. no / spare space). HK and NY are hot candidates.

Hotel super mewah itu akan langsung dikelola oleh MGM Hospitality yang merupakan pengelola hotel terbesar di dunia yaitu MGM Grand, Las Vegas, AS.

"MGM Hospitality, sebagai pemilik, pengelola dan operator 'high-end hotels' dan convention centers yang ternama di dunia, akan mengelola dan mengoperasikan hotel-hotel dan convention center yang ada di dalam Kompleks Signature Tower. MGM Hospitality, dengan menggunakan 'brand' prestisiusnya yaitu Bellagio Hotel akan mengelola 290 kamar hotel supermewah di 20 lantai-lantai teratas dari Signature Tower," jelas PT Danayasa Arthatama Tbk dalam keterangan tertulisnya, Rabu (23/5/2012)

Overall the news stated that MGM Grand through it's brand Bellagio Hotel will manage the top 20 floors of the 111 floors tower. They will also operate 350 rooms of MGM Grand Hotel in another tower south of this Signature Tower. There will be 15,000 square meters of convention center too that will also managed by them. The cooperation agreement has been signed on 21 May in Las Vegas. Hope it will help,, :cheers:

Tomy Winata courts MGM Hospitality for Signature

The Artha Graha Network, a diversified business conglomeration controlled by tycoon Tomy Winata, has courted MGM Hospitality to run the management of hotels, apartments and convention centers in the upcoming Signature Tower that will be built by its subsidiary, PT Danayasa Arthatama.

Danayasa will start building the 638-meter building later this year and is expected to be completed by 2020. Signature Tower, which will be Indonesia’s tallest and the world’s fifth-tallest building is expected to cost about US$2 billion.

“We admire MGM Hospitality as an owner and operator of world-class hotels. It will be the first time for them to do business in Indonesia. By collaborating with MGM, hopefully we can create a different atmosphere in Jakarta,” said Danayasa director Agung Prabowo in a telephone interview on Wednesday.

Both companies had not determined the value and time period of the contract. However, the signing was enough to show strong commitment of Danayasa and MGM toward the cooperation, Agung stated.

Using the Bellagio Hotel brand, MGM Hospitality will operate 290 super-luxury hotel rooms, which will be located on the 20 highest floors of Signature Tower.

The subsidiary of MGM Resorts International is also set to manage 350 hotel rooms and serviced apartments in the Signature’s south tower.

^^ therr are so many news about this tower, that this tower will be built, hotel manage by MGM and bla bla bla but there's no evidence on the site location that this tower soon will start the construction, on earlier news construction is start on June 2012.

Im sorry, but actually, you are a bit wrong. The site where this tower is going to be built was already prepared since a year ago. Before, the site was an automall (next to Pacific Place), now the automall is empty and has been bought by the project owners of signature tower. And I strongly believe this tower will get built, because no one would put too much effort onto a project if it will end up no where. They've built up a website, they bought an automall, they designed the building already with autocad, I believe it will get constructed.

i'm also pretty sure the signature tower will be built. the renders, architects, everything is legit and as the only megatall structure and supposed to be the new landmark in jakarta the financial situation doesnt look too bad either with many backers for the project.

Danayasa seeks loans to fund Signature Tower

Publicly listed property developer PT Danayasa Arthatama is seeking loans to support its plan of constructing the Signature Tower, which is designed to be the tallest tower in the country and the fifth-tallest in the world.

“We will fund the tower with our equity and loans; probably a syndicated loan. We are in negotiations with several local and foreign banks,” Danayasa director Agung Prabowo said on the sidelines of the company’s annual shareholders’ meeting on Tuesday.

Agung declined to name the banks; neither did he reveal how much Danayasa aimed to raise in loans. He hinted, however, that the ratio of loans to internal cash to pay for the Signature Tower would be either 60 to 40 percent or 70 to 30 percent.

The Signature Tower, which will be 638 meters in height with 111 stories, is estimated to cost US$2 billion.

During the annual meeting, Danayasa’s shareholders approved that the company retain its earnings collected last year rather than disburse the money as dividends.

“We will use the funds to support the construction of the Signature Tower,” Agung said.

Danayasa booked Rp 72.7 billion (US$7.70 million) profit last year, a 63 percent drop from Rp 141.5 billion in 2010. The plunge was influenced by a 61 percent fall in revenue to Rp 688 billion in 2011 compared to Rp 1.11 trillion
in 2010.

This business setback continued into the first quarter of the year. Danayasa reaped only Rp 158.21 billion during January to March, a 24 percent drop from Rp 210.68 billion in the same period last year.

Danayasa saw increases in income from its hotel and telecommunications businesses; however, these could not compensate the sharp fall in its real estate business. The company saw revenue from real estate, particularly from the leasing of spaces in Pacific Place mall, drop 35 percent to Rp 81.48 billion in the first quarter of the year from Rp 125.46 billion in the same period last year.

Following declining revenue, the company’s net profits fell 64 percent to Rp 6.02 billion in the first three months of the year versus Rp 17.1 billion in the same period last year.

The company’s total assets were worth Rp 3.47 trillion by the end of the first quarter, with liabilities and equity at Rp 856.44 billion and Rp 2.62 trillion, respectively. Meanwhile, cash and cash equivalent stood at Rp 211.72 billion at the end of March. Agung said the company would lease spaces in the Signature Tower rather than sell it, to maintain recurring income.

Danayasa will start to build the Signature Tower later this year on 5.5 hectares of land. The construction is expected to be completed by 2020.

Agung said that the land for the building had been secured and was located in the company’s area in the Sudirman Central Business District (SCBD).

“From the start of the SCBD’s construction, we already had the master plan, including the construction of the Signature Tower. The tower will use lots 6 to 8 near Pacific Place mall. Existing building on the area [the lots] are only temporary,” Agung said.

Danayasa, whose controlling shareholder, PT Jakarta International Hotels & Development, with 63.22 percent ownership, is part of the Artha Graha network, which is a partnership network of private companies engaging in various industries, including property, banking and infrastructure.

Artha Graha’s chairman, Tomy Winata, said recently that the company had secured cooperation with MGM Hospitality to run the management of hotels, apartments and convention centers in the Signature Tower.
