Jorge Perez's The Related Group has the waterfront site, 444 Brickell, home to Capital Grille, under contract for about $100 million, according to several sources.

The purchase of the four-acre site could close today, trading one of the most highly sought after parcels in one of South Florida's hottest real estate sub-markets, the sources said.

It's no surprise Related would be the buyer because it built the 1,800-unit condo Icon Brickell directly to the east and across Brickell Avenue. Related is also the most prolific developer in the Brickell area, with several projects under construction or in the planning stages, including the SLS hotel and condo project.

"Make no small plans" And Related Group won't be making small plans for a choice site in the heart of the super-hot Brickell district of Miami that they are purchasing for $100 million. This could easily be a skyscraper or more than one skyscraper. Under current zoning, the site also has supertall potential.

It certainly looks that way, and there are most certainly big plans in the future for that lot with what Jorge Perez paid for it. If One Brickell CityCentre succeeds with Swire's plans to go to 1,102 feet, then Related will be able to as well.

Well, we will see. The market is still quite strong, and if the market grows cold, some developers will simply wait until the next boom, which is what they did in the last decade with some dead projects being resurrected in this decade. Developer interest down here is off the scale. They see the city's potential and keep coming back.

Pelli To Design One Brickell: Three Towers, Four Million Square Feet At 444 Brickell

Related Group is planning a three tower project at 444 Brickell Avenue that will be designed by Pelli Clarke Pelli and Arquitectonica. The project will be named One Brickell. Related expects to close on the purchase of the property on December 9th.

Related is promising a pedestrian friendly project that will have more than two million sellable square feet. Three towers will rise 80 stories, 70 stories and 55 stories.

One Brickell will include 1,200 residential units, along with a 200-plus room five-star hotel with meeting and convention space. Also included will be ground floor retail and 200,000 square feet of office space.

Anyway, if Jorge Perez is saying something like this with what we know is planned already (One Brickell Citycentre and One Bayfront Plaza), it must be something pretty big he's planning.
In a statement, Related’s chairman Jorge Perez said “This is the most important develoment in the urban core.’’ He added: “One Brickell is the link that will unify the neighborhood by bringing pedestrian-friendly walkways from east Brickell all the way to Brickell City Centre. Our vision will meet the robust demand for additional residential, hospitality, and entertainment facilities in the area.’’

This might actually allow time for there to be a greater demand for the project, since we have One Brickell CityCentre and supposedly One Bayfront Plaza coming down the pike.

Anything with Brickell in it sells because the world now knows that's the best part of downtown Miami.

Related Group Exec: Cesar Pelli’s One Brickell Will Be Developed In The Next Three Or Four Years

Related Group is planning to develop the Cesar Pelli-designed One Brickell complex at 444 Brickell Avenue within the next three or four years.

Carlos Rosso, a Related executive, revealed the news in an interview with Ocean Drive Magazine.

One Brickell will eventually be comprised of three towers, rising 80 stories, 70 stories and 55 stories. Representatives of the developer previously said that One Brickell would include 1,200 residential units, 200 hotel rooms, 200,000 square feet of office space, and ground floor retail. It would also connect a key portion of the Miami Riverwalk.

Renderings Revealed of One Brickell, Now Minus Cesar Pelli



Somebody went Downtown to pick up plans and renderings of the Related Group's upcoming One Brickell megaproject earlier today, then a few hours later they all appeared on The Next Miami, formerly known as exMiami. Surprisingly, although the project was originally announced during Art Basel Miami Beach last year, with starchitect Cesar Pelli's name attached, these designs are just by Arquitectonica. A quick phone call by yours truly to Carlos Rosso, President of Related's condo division, confirms that yes, they decided just to go with Arquitectonica in the end. Pelli was busy.

Anywho, the project will contain three towers, of 57, 77 and 82 stories, with a combination of of mostly residential and hotel, along with about 40,000 square feet of office space and 25,000 square feet of retail. Enzo Enea is the landscape architect.

It's a bit disappointing considering that's one of the lots where we could have gone taller than anywhere else in the downtown. Still, I'm good with something over 250m.

FAA aside I think it came down to the choice of architect. Caesar Pelli is known for his crowns, capitals and spires while this scheme by Arquitectonica delivered a more simple flat top. Pelli could make a 60 story residential tower into a supertall. Arquitectonica offers a more conventional envelope ...with loads of balconies!

Related’s One Brickell Towers To Begin Construction In 2015, Will Be ‘Tallest On Brickell’

Related Group’s massive One Brickell project will begin construction in 2015.

The developer will build the first two towers simultaneously next year. Both of those towers will be residential, but one of the towers will be condo units and the other will be rentals, according to Miami Today.

A third tower will include a 250-room five-star hotel along with residential units on the upper floors. It will probably be the tallest on Brickell, but a construction schedule will depend on market conditions.

The city of Miami’s Public Benefits Program could be getting about $15.5 million in funding from Related Group.

As part of a plan to build the three tower One Brickell project at 444 Brickell Avenue, Related plans to buy an additional 868,399 square feet of development rights. At the current rate of $17.82 per square foot, Related will pay $15,474,870 to the city.

The first phase of the project includes a 75-story condo tower with 480 units, along with a 55-story tower with 500 rental units. Later, a third, 80-story tower is planned to include 249 hotel rooms and 420 condo units.
