Commercial Property: Development opportunity in three Charlestown blocks

A greenfield holding of nearly 3000 square metres in Charlestown is expected to garner plenty of interest as the suburb’s development potential continues to gain attention.

Peter Dodds and Peter Macadam of Colliers International are marketing the three blocks, 4 and 6 Dudley Road and 4 Charles Street.

“The Charles Street block gives us the advantage of access off Charles Street into the site and we’ve got three large sites that can be developed,” Mr Dodds said.

“There’s approximately 3000 square metres to the site. It’s got opportunity for three to 15 storeys subject to council approval, so it’s got high rise opportunity for a mixture of commercial, retail and residential in the upper levels.”

The 15-storey Highpoint development, which will be Lake Macquarie’s tallest building and will feature penthouse apartments at 150 metres above sea level, will occupy the corner of the Pacific Highway and Charles Street and has experienced a strong response.

“The first development there, nearby to this, sold out during its construction phase and Colliers are now selling off the plan units on the adjoining site to this, Highpoint, and that is going really well,” Mr Dodds said.

“We’re so close to everything - transport, the shopping centre - so it’s a good lifestyle on offer for people there and the view as you go up the floors is extraordinary.”

He predicted the property’s position, size and zoning would make it “keenly sought after” by both local and Sydney developers.

“We are seeing increased interest in Charlestown,” Mr Dodds said.

“Sydney developers are coming in and seeing the opportunity of what’s happening here with the growth of the market in Newcastle.”

The site is zoned B3 Commercial Core under the Lake Macquarie City Council Local Environmental Plan 2014, with development controls including a height limit of up to approximately 53 metres for 4 to 6 Dudley Road and up to around 23 metres for 4 Charles Street.

The development site is situated within Charlestown's commercial precinct and is within close proximity to retail facilities such as Charlestown Square, hospitals, schools, beaches and nature reserves.

​It is being sold by Expressions of Interest closing 4pm on November 16.

Westfield Kotara unveils new look

NEW details have been released on the estimated $90 million redevelopment of Westfield Kotara, with the centre confirming there will be 30 new stores, including two so far unnamed "fashion mini-majors”, when the works are complete next year.

Westfield stores owner and operator Scentre Group said on Thursday the expansion at Kotara was under way and the redevelopment was on track to open late 2018.

When complete, the development will bring 30 new stores to Kotara, Scentre Group said, including new sites for outlets Kmart, JB HiFi, and Toys R Us, as well as the introduction of two international fashion mini majors.

The expansion follows the successful 2015 opening of the $55 million Hunter Valley-inspired outdoor dining and entertainment precinct, The Rooftop.

“We’re excited to welcome an array of exciting new fashion and lifestyle retailers to Westfield Kotara,” centre manager Kate Murphy said.

“The centre’s position as a premium fashion and lifestyle destination for the Hunter Region will be further enhanced by this evolution.”

Work is underway on the expansion but the centre is trading as normal during construction.

The Newcastle Herald previously reported the $88 million "third shopping mall" for Kotara would include the creation of an additional 189 rooftop parking spaces. Scentre Group would not comment on the cost of the development or any further details

Third building in first stage of East End development unveiled to the public

Spectacular views and meticulous workmanship are being lauded as Iris Capital unveils the final building in stage one of the East End development.

Residential apartments in Fabric House go on sale on Saturday, earlier than the initial planned release.

The first two buildings in the East End development have received a “phenomenal” response, according to Iris Capital chief executive officer Sam Arnout, prompting the landmark building on Wolfe Street to be fast-tracked to market.

Fabric House will be unveiled on Saturday and Dane Crawford, of Colliers International, expected “a flurry of people coming to secure their piece of history”.

“This is my favourite building so far, out of stage one,” Mr Crawford said.

“How that new piece is actually integrated into that old existing art deco building is something truly remarkable.

“The brick detail in this building is exceptionally complex. They are going to hand-lay each of those bricks and it’s almost like a painting. It’s not just like a concrete tilt-up scenario.”

Fabric House will comprise 57 “bespoke” apartments. There will be split-level New York style residences set in behind the heritage facade and four penthouses with harbour and city views.

“There’s a lot of workmanship that’s going to go into this building and I think that probably gives a bit of a nod to that existing art deco building,” he said.

“This building really resonates of what Newcastle is all about, and that’s recognising its rich history.”

Fabric House apartments will range from $490,000 to “close to three million dollars”

Yep the crane went up for the Herald building over the weekend, bringing the total to 5 cranes in the CBD.
