What another BIG SHOT for Makassar after Tanjung Bunga Development (Lippo Karawaci)

Ngomong2 kalau di jantung Kota Makassar khan udah padat banget untuk tanah seluas itu, jadi lokasinya dibagian mananya Kota Makassar nich?

I think Jogja should stay the way it is... a cultural city. I definitely don't want to see skyscrapers in Jogja.

Yes, agree... tahun lalu ketambahan dua mall baru aja, Saphir Square and Plaza Ambarukmo udah bikin pemakai jalan Solo betul2 puyeng, macet terus sepanjang hari & truly Jogja now is very crowded and sumpeg... peg... gak kayak Jogja-ku yang romantis dulu

For me, Trans Kalla is more like a vision than actual project, maybe one or two buildings in the rendering will be built, but i doubt that the rest will see the light of the day.

This project will be finished in 2015, but the first project will be Mega Tower ( Bank Mega Makassar head office ) and Dissney Land ( In door Family entertainment Center like Dufan Ancol ) and Trans Studio, this first project planned to be finished middle next year, now the proggress is ground breaking.

The Location between Losari Beach and GTC Makassar in Tanjung Bunga. This location will be the future CBD of Makassar and quite near from current Makassar CBD. There still a huge land to build, and very proper in plan, everything in order.

The second project will be Hotel, Mall, and Apartment, the plan to start early 2009. the advantage of this location because waterfront and no housing or any building in the project so easy to develope.

Good & salute for Makassar in utilizing its waterfront area very well, ...unlike Surabaya, though it is well-known as sea port city for its long history, but so far the developments along Surabaya waterfront are very poor and kinda embarassing...

The developments (u/c and proposed ones) in Makassar and Balikpapan are really good example of how to create nice-looking waterfront cities.

Kenapa gak masukkan Makassar dalam STICKY : Project and Development ?

IMO Kalau melihat skala projek, kuantitas dan rencana perkembangan Kota Makassar sendiri di masa depan... kayaknya sangatlah layak projek2 di Makassar dijadikan STICKY sejajar dengan Jakarta, Medan, Surabaya dan Balikpapan....

First of all I think we need at least one forumer active from Makassar who can give us continuous news and update for the projects.

Right now we only have Ahmad06 which not really active and reliable to give us updates. But I do hope moderators here have their own view. Makassar project thread will make our forum more lively

And if this forum get crowded with other Indonesian cities as well, I dont mind if the mods remove sticky for Balikpapan project thread and we all post the update equally. No update means welcome to page 2

well, this is the problem with allowing too many sticky threads in the first place. all cities will want a sticky thread for itself...but David and I won't be doing this until we see enough activity... so...this is not about competition between indonesian cities, it's just a matter of 'traffic'...

MAKASSAR: Para Group dan Kalla Group memulai pembangunan kompleks wisata terbesar di Asia setelah Dubai, Trans Studio Resort Makassar (TSRM), senilai Rp1 triliun kemarin.

Proyek yang terletak di atas lahan seluas 12,7 hektare di Kawasan Tanjung Bunga ini direncanakan rampung pertengahan tahun 2009. TSRM adalah kompleks wisata terpadu yang meliputi pusat perbelanjaan eksklusif seluas 110.000 m� dan taman hiburan indoor dengan 23 macam permainan ala Disney Land seluas 22.000 m�.

Selain itu juga sebuah resort hotel bintang lima di atas tanah 12.000 m� lengkap dengan convention hall serta menara perkantoran setinggi 12 lantai sebagai area gerbang masuk ke kawasan itu.

Dirut PT Trans Kalla Makassar (TKM) Wibowo Iman Sumantri� mengemukakan separuh dari nilai proyek atau sekitar Rp500 miliar akan diperoleh dari pinjaman sindikasi perbankan, sedangkan selebihnya oleh Para Group dan Kalla Group. Yang terakhir ini diketahui terlibat dalam penyediaan lahan seluas 12,7 hektare.

"Pembiayaannya dari sindikasi bank tapi belum kita tentukan sekarang, masih proses. Tunggu dua bulan lagi. Ada bank-bank besar yang sudah menawarkan, mungkin sekitar 50% dari pinjaman," ujar dia seusai pemancangan tiang pertama.

Hadir dalam acara itu Gubernur Sulsel Amin Syam, Direktur Para Group Chairal Tanjung, Direktur Utama Kalla Group Fatimah Kalla, serta Direktur PT TKM Solihin Jusuf Kalla. Dia menjelaskan pihaknya akan memprioritaskan penyelesaian pembangunan pusat perbelanjaan dan taman hiburan Trans Studio yang diharapkan dapat mulai beroperasi April 2009.

Untuk membangun kedua lokasi itu, PT TKM menggunakan konsultan asal AS yang juga pernah menjadi konsultan Universal Studios di Hollywood. Menurutnya, pemilihan Makassar merupakan keputusan tepat karena letak kota ini sangat strategis di wilayah timur dan di masa mendatang diyakini akan menjadi salah satu kota tujuan bisnis dan wisata utama di Tanah Air.

Pihaknya berharap pengunjung TSRM akan berdatangan dari kota-kota besar di KTI serta kota lainnya di Jawa dan Sumatera. Wibowo mengutarakan pihaknya berharap dapat mencapai titik impas investasi (break even point--BEP) setelah tiga tahun. Sekitar 50% dari ratusan toko di pusat perbelanjaan TSRM, kata dia, sudah dibooking.

"BEP kami harapkan sekitar tiga tahun. Puluhan butik internasional seperti Aigner, Hugo Boss, Mango, Tod's, dan Fransesco Biasia sudah menyatakan siap bergabung. Kami juga menyiapkan departemen store bertaraf internasional serta delapan studio cineplex," paparnya.

Dirut Kalla Group Fatimah Kalla mengungkapkan TSRM diharapkan dapat menjadi magnet baru bagi Makassar karena menurut dia kebutuhan akan hiburan berkualitas akan semakin tinggi seiring meningkatnya kesejahteraan masyarakat.

Kalla Group, akunya, telah menyetor modal awal sebesar Rp100 miliar untuk memulai pembangunan. Dia mengatakan keterlibatan Kalla tersebut merupakan bagian dari pengembangan bisnis propertinya.

"Share disepakati 45% Kalla, 55% Para Group. Kami sudah setor Rp100 miliar. Berikutnya akan ada lagi, kita lihat nantilah. Kami memang akan terus memerkuat bisnis grup kami seperti properti, konstruksi, perdagangan, dan jalan tol. Power plant juga ada beberapa," kata dia.

Dalam sambutannya, Gubernur Sulsel Amin Syam mengatakan gelontoran dana hampir Rp1 triliun untuk pembangunan tersebut diharapkan dapat mengerek angka pertumbuhan ekonomi Sulsel ke kisaran 8% tahun 2008. (dj)
