Actually the useful space is 6125m2 and the proportion is not that abnormal and thus not much space is wasted. Your "nothing special" sounds like it would be "something superb" if it was constructed in Tallinn

Well, maybe it's nothing impressive from simple view - just like some ordinary offices. But from technical side it's complex because that spiral will not only be there "for fun" it'll actually hold the weight of building. You can see it from this picture:


Ofcourse if the plans were not changed because of the money (originally planned building costs very much).

I am happy for you guys, knowing that for so many Vilnius forumers this building is something special. Although this can be said of many other projects, I'm looking forward to seeing this one built. At least I don't need to ask anymore how SBA is doing, either.

I admit that this is my favourite project in Vilnius but we don't know if it was changed or not. Afterall it was delayed for so much time. This is small screen shot of SBA building from TV5 channel:

from my subjective point of view it is one of the best quality product ever build(will be built) in vilnius.

I gave it a try. It's done pretty quicly, so expect a few mistakes. Sure sounds like an interesting project.

PHL Arkitekter and RAMBĜLL behind prestigious contruction in Vilnius.

In co-orperation with RAMBĜLL, PHL Arkitekter has just won an open competation about a prestigious contruction in Vilnius, Lithuania, which will become one of the most striking buildings in The Baltics in the years to come. For both parts this is a milestone in the conquering of the markets for commercial buildings in The Baltics and Eastern Europe.

While the contruction of commercial buildings in Denmark are almost no excisting at the moment, PHL Arkitekter, in co-orperation with RAMBĜLL, has managed to enter the eastern European market with the firstprice in a competation for a new innovative HQ for the Lithuanian industry giant SBA UAB, who wants to build on one of the capitals most prestigious sites, just across the parliament and to the river Niris. The winning proposal is an eliptical shaped glass tower, which both architectural and contruction wise will be one of the most striking new buildings in The Baltics in the comming years.

Steen Enrico Andersen, architect and president of PHL Arkitekter, thinks this job marks the arrival of the company in The Baltics and Eastern Europe. "The Vilnius-construction is a prestigious job, which is being noticed in The Baltics. We have already been contacted by another Lithuanian company, which has seen the project, and also wants a new commercial building. We have recently also designed office buildings in both Moscow and Sofia to Ernst & Young. And were converting a design institute in Kaunas to an Office building. We're really starting to get in on the market in Eastern Europe, and a third of our architects are now involved in projects there and in other EU contries." he says.

Section director, Lars Ostenfeld Riemann, from RAMBĜLL, which is doing the engineering and the "projections" (?), calls this a keyhole to make themself established in the business in The Baltics. "The Vilnius Tower is interesting because the Danish office construction market is very "slient" right now. We have great knowhow on this filed and we're looking for an opportunitie to establish ourself on the Baltic market, which is in growth, because the countries econemies are growing and they'll soon enter the EU market (this is from 2003 ). If everything goes well with this job, it could make us open an office in The Baltics". he says.

Open inner "chimney" creates new principal for indoor climate.

The proposal is formed like a 55 meter tall glass building, which is carried by a striking spiralformed steelstructure. The eliptically formed floors are partly hanging in the facade, and partly by the spiralformed steelstructure. Inside the spiral is an open atrium, all the way up through the building. The first part of the atrium is the four storey lobby, where organicly shaped meetingrooms are "hoovering" in the air. In the outer glass part there are built-in movable segments of colored glass, which both works are sunscreens and makes the building look like a glowing prism, when the lights are on before/after sunrise/sunset. The top floors are placed more back than the others, and created an open area with swimming pool, restautant, bar and with view over the city.

Steen Enrico Andersen underlines the buildings open and slim atrium. "It's an innovative building, which are both interesting visualy and contructionwise, and also environmentally and very usable. The buildings open floor plans will create beautiful and flexible frames for modern working forms. But the very uniqe about it, is the steelstructure, which makes a 14 storey (12 today probably) atrium, which means there are being build "upside down" (???) and all floors are hanging in the outer part of the structure. In oposite to almost all other highrises, the project will not have a huge core. This princip sets new standards for modern highrises" he says.

The open core is at the same time a new way to create a good indoor climate and enery "recycling", says Lars Ostenfeld Riemann from RAMBĜLL. "The open atrium is pretty much working like a chimney, which through thermology suck the hot air upwards and creates natural ventilation, and a possibility of re-using the heat" he says.
PLH Arkitekter and RAMBĜLL are currently planning the contruction. The building will be 6600 m2 and are expected to be finished in 18 months (yeah right ). Local partners will also be involved in the project.
SBA UAB is one of the biggest private companies in Lithuania. The SBA-gruop are working in the oil, funiture and clothing industries, and wanted to create a new building that both shows the dynamics and stability of the company.

Congrats Looks like a very nice building! I like the design .. but im not too happy about the height .. they could have made it a bit taller
