you should see the newspapers, there are more real estate adverts than serious newspaper articles

they release towers and projects like crazy, expect that to continue for the next 2 weeks!

^ Did you read the Gulf News yesterday

- A teacher stole a red skirt in a deprtment store but evaded the security, just to return the next day to still again, but was cought right away.

- A religious studies teacher molesting his 8 years old student

- And above all, that guy that was cought pissing in public, after a couple of beers and was finned 700 AED (155 EUR)

Credo earmarks Dh1b for property investments

Dubai:
Credo Investments, Dubai-based developers of commercial and residential properties, have earmarked Dh1 billion to invest in a number of commercial and residential properties, said its top officials.

It's first project, Le Solarium a 15-storeyed office tower was launched this week to investors, which will be built at Dubai Silicon Oasis (DSO) at a cost of Dh170 million.

National Engineering Bureau (NEB) has been appointed project designers and consultants. Work on the commercial project will start, once the ongoing soil test in completed. The project is scheduled for completion in 2007.

NEB is currently preparing the tender documents for inviting contractors to bid for the project, which officials said will help Dubai to meet the growing demand for new office space.

Sajjad M. Rashid, president of Credo, told Gulf News, "Our study shows, demand for new office space will far outpace the demand for residential properties as well as the supply for premium office space.

"As Dubai is developing at a rapid pace, we believe, demand for premium office space will go up tremendously.

"Despite this, we have kept the price very reasonable," he said.

The price of office space has been fixed at Dh670 per square foot which includes a parking space for every 1,000 square feet. "This is a very competitive price for a 99-year lease, especially the amenities that accompany it," he said.

"Keeping in mind the needs of the corporate workforce, we have included a large food court, swimming pool and health club for tenants. A lot of effort has been given to attention to detail to offer a perfect product."

To support the investors, Credo is working closely with banks for mortgage financing.

Ali Reza, Credo's managing director, said, "We have already pre-sold about 70 per cent of the units due to strong investor demand.

"Among the facilities, we will have broadband connectivity. The entire building will be a wi-fi wireless hotspot, so that business visitors can utilise connectivity."

The project will also having parking space for 660 cars.

This is the first of four projects that the company is working on. A group of investors from East Africa, South Asia and the UAE are the driving force behind the company.

Work on Le Solarium kicks off at Silicon Oasis

Credo Investments FZE has announced that work on its Dhs150 million maiden development project in the country, Le Solarium, has been kicked off following the awarding of contract to leading builders, Sun Engineering and Contracting Company (LLC).

Le Solarium, the first commercial centre to be launched at Dubai Silicon Oasis (DSO), is expected to be ready by the last quarter of 2007.

The contract was signed by Ali Reza Mohammed Ali, Managing Director of Credo Investments FZE and Wasfi A Ataya, PE, President and CEO of Sun Engineering and Contracting Company (LLC).

“Since we have successfully overcome the major challenge of timely launch, we are committed to the timely completion of the project too,” said Mr. Ali.

“Now, we are looking forward to completing the construction works and delivering the project on time,” he said.

The state-of-the-art commercial centre, Le Solarium, a G+14 story building, is being constructed on a sprawling land area covering over 71,000 square feet. Designed by National Engineering Bureau, Le Solarium is comprised of a shopping centre, multi-cuisine terrace food court, ultra modern business centre for conferences, top-of-the-line health club and a swimming pool. "The project has been fully sold out and the elite clientele include a broad variety of international corporate outlets within the IT sector from various countries," said Mr. Ali.

He said that Sun Engineering has been selected for awarding the project considering its impeccable record of constructing high rise buildings since 1975.

“We were the first to launch a commercial project at DSO and we have now become the first to award a contract and commence work,” said Mr. Ali.

“As a responsive, client oriented company, Sun Engineering and Contracting has excelled in constructing innovative architectural structures, which are fresh and inspirational in design and function,” said Mr. Ataya.

“New and challenging projects give us the opportunity to demonstrate quality and creativeness as a response to the increasingly complex nature of the industry,” he said.

With interests spanning from transport, manufacturing industry and IT to trading and real estate since 1910, Credo Investments FZE has many prestigious property development plans in the pipeline including a major project in Dubai’s Business Bay.

The local Sun Engineering & Contracting Company has started work on the AED 150 million ($40 million) main construction contract for the Le Solarium project at Dubai Silicon Oasis. The 14-storey commercial complex is scheduled for completion by the end of 2007. The local National Engineering Bureau (NEB) is the consultant. The client is Dubai-based developer Credo Investments.

Are the surrounding (roundabout etc.) going to be like in the render?

Oh.. and those articles says it's an office building, yet the description says residential - which one is it?
