I'm just giving my opinion. It was basement only because a builder hadn't been selected for the main tower and no one is game to put under construction because of history of this site.

I imagine when construction begins proper on the tower (apparently around Feb 2016) somebody will be game enough to changer the title of the thread.

It really goes back to how the site was when the current developer acquired it, and that is as a largely-excavated hole, dug by the former developer who collapsed during the GFC. There were concerns about the structural integrity of the hole, which had been completely filled with water as a result of the 2011 floods, so the current developers pushed ahead with building the basement, initially leaving a void for the buildings' cores, to allow the hole to be stablised and filled. Since then, the business case for the Skytower solidified, leading to the core to be constructed within the void and brought up to ground level, in preparation for tower construction.

New heights for Brisbane tower

He says the SkyRise and SkyCity ‘neighbourhoods’ will likely sell out within the next few months. The penthouse offerings will be released towards the middle of the year.

“The basement and below ground services core is nearing completion and we expect the building to be rising out of the ground by March. Settlement of the different sections with commence in 2018 with the final apartments settling in September 2019.”

I'm gathering from that that the building would have to be pretty much up there in the air by 2018 if settlement is to commence then. I'm presuming that SkyRise and SkyCity are already released. So how will it work?

If a lot of the upper floors are sold conditionally as well as the DownTown and UpTown, will they still commence settlements only with the lower floors?

If not, then the tower will have to be almost to the top (depending on how many penthouse levels there are) when they commence settlements. That would mean probably towards the end of 2018 if final settlements are to be in Sept 2019?

I'm way too impatient. Someone said not long back that it appeared that work would commence about Feb. (not confirmed of course) but it's taking years to get to Feb let alone March. Hope they don't push it back any further.

You are assuming that the resi-tower component will be built with the hotel and not part of the approved staging process.
