it's just mentioned located on CBD. But precisely, is it on jln Casablanca?

it's located in South jakarta, i think...close to Gandaria Main street, pondok indah etc. , not the CBD.

really? I thought its Beside the Casblanka Mansion and and Puri Casablanka because there's a land on hold there...

tepatnya ya di jln casblanca.. kayaknya emang deket casablanca mansion situ deh.. soalnya dulu pernah inget pagar proyeknya, dan progress konstruksinya udah 1,2 lantai kalau gak salah. Cuman berhenti karena krisis..

Untuk 2006, Grup Pakuwon berencana membangun dua megaproyek baru di Jakarta. Konsep yang diusung pengembang asal Surabaya ini adalah membangun kawasan superblok. Proyek pertama adalah Gandaria Main Street (GMS) seluas 8,5 hektar di kawasan Gandaria, Jakarta Selatan. Di area ini akan dibangun mal, hotel internasional (300 kamar), dua menara apartemen (24 lantai), satu menara perkantoran, dan piazza dengan ruang yang terbuka.

Proyek kedua adalah Kota Kasablanka (KK), yang akan dibangun di atas tanah seluas 9,5 hektar di kawasan Kuningan, Jakarta Selatan. Di KK ini Pakuwon akan membangun hotel bintang lima, empat menara apartemen (masing-masing 32 lantai), satu menara perkantoran (32 lantai), dan pusat perbelanjaan dengan desain mozaik box sebagai ciri khasnya. “Kami targetkan GMS dan KK selesai pertengahan 2008,” kata Alexander Tedja, presdir Grup Pakuwon, di Jakarta, akhir Februari lalu. Alex optimistis bisnis properti akan terus tumbuh di berbagai kota besar di Indonesia, khususnya di Jakarta. “Kondisi ekonomi Indonesia pada 2008 pasti lebih baik, sehingga daya beli masyarakat akan produk properti juga meningkat,” tambah Alex. Pakuwon Segera Garap Proyek Kota Kasablanka

Grup Pakuwon melalui anak perusahaannya, PT Elite Prima Hutama, memulai proses konstruksi proyek Kota Kasablanka di Jalan Casablanca, Jakarta Selatan, Juni 2006. Proyek tersebut menelan dana sedikitnya Rp 1 triliun.

Lokasi proyek Kota Kasablanka berada satu deret dengan apartemen Casablanca Mansion yang dibangun PT Intersatria Budi Perkasa Mulia. Untuk menggarap proyek tersebut, Grup Pakuwon menyiapkan lahan sedikitnya 9,5 hektare.

“Proyek ini berada di pinggir Jalan Casablanca sepanjang 300-an meter,” ujar Direktur Grup Pakuwon A Stefanus Ridwan kepada Investor Daily di Jakarta, Minggu (21/5).

Di lahan tersebut, Elite Prima rencananya membangun hotel bintang lima, lima lantai pusat perbelanjaan, dan 32 lantai gedung perkantoran yang dijual secara strata title (hak milik).

Selain itu, Elite Prima akan mengembangkan apartemen 32 lantai sebanyak empat menara (tower). “Pada tahap awal, kami akan membangun dua tower dulu,” ujar Stefanus.

Dia optimistis, Kota Kasablanka akan mendapat respons positif pasar. Selain mengandalkan desain interior dan eksterior yang berbeda dengan proyek multifungsi (mix used) yang pernah ada di Ibu kota, pengembang menjanjikan fasilitas yang lebih baik.

Secara terpisah, Chief Business Development Grup Pakuwon Ivy Wong mengatakan, Kota Kasablanka merupakan proyek prestisius Grup Pakuwon di Jakarta. “Proyek Kota Kasablanka diperkirakan selesai akhir 2008,” jelas dia.

Analis properti Pusat Strategis Intelijen Properti (PSIP) Ali Tranghanda meminta Grup Pakuwon berhati-hati dalam membangun proyek Kota Kasablanka, apalagi pengembang tersebut menjual produk hak milik (strata title) untuk pusat belanja dan perkantoran. “Sebaiknya mereka menggunakan pola 40% jual dan 60% sewa. Segmen pasar di sana itu abu-abu, menengah nggak, atas juga nggak,” ujar Ali kepada Investor Daily, tadi malam.

Untuk proyek pusat belanja, menurut Ali, Grup Pakuwon harus pandai membidik pasar. Bila membangun mal yang umum, proyek tersebut tidak akan laku. “Mereka harus menggarap mal yang spesifik, jangan multiproduk. Kalau mal yang biasa, bisa kalag dengan yang lain,” katanya.

Sementara itu untuk pengembangan hotel, Grup Pakuwon harus memiliki operator yang memiliki jaringan luas, apalagi hotel yang dibangun adalah bintang lima. “Chain (jaringan operator hotel, red)-nya harus kuat. Kalau nggak, hotel itu nggak laku, apalagi Casablanka mungkin berada di koridor kedua setelah Kuningan-Mega Kuningan dan Menteng,” jelas Ali.

Dia juga meminta manajemen Pakuwon tidak mengembangkan proyek apartemen di Kota Kasablanka. Pasalnya, pasar sewa apartemen di kawasan tersebut belum bagus. “Pasar apartemen itu kebanyakan investor, end user itu akan masuk kalau tingkat sewanya bagus,” ujarnya.

Kecuali itu, Ali juga mempersoalkan investasi emiten properti tersebut pada proyek besar ini. Menurut dia, pengembangan Kota Kasablanka butuh pendanaan yang sangat kuat, apalagi saat ini perusahaan tersebut mengerjakan proyek superblok Mainstreet Gandaria di Jalan Gandaria, Jakarta Selatan.

“Holding power untuk mendanai dua proyek superblok ini harus kuat, karena ini investasi jangka panjang. Kalau tidak punya dana besar, yang paling ideal adalah mengundang investor strategis dari luar,” katanya. (c86/c82)

I am just wondering whether the location used to be the failed Java House residence project due to crisis 1997. The project belonged to Setiawan Djody. ????
