QUEZÓN CITY | Victoria Towers [18F|res]

Hi,

Sulit ba ito? The website says they charge as little as PHP 1.4m for a 3-bedroom unit. Baka naman 60sqm lang iyan, but even then seems low per sqm.

Anyone else heard of it?

Hi,

I posted about this some time back and got a response that there was another thread about it, but after some search I don't think a proper thread ever got started about it.

Anyway, I hear prices in the range of PHP 40,000 to PHP 50,000 per sqm, isn't this much better value than projects such as the Makati preselling ones where PHP 100,000 per sqm seems standard?

the ones in makati are by Ayala Land.

Hello centius!

Further to Dvorak's post, we should not compare properties in Makati with Quezon City - they belong to two entirely different categories.

Other guidelines which can further help you:

1) compare projects in a particular location
2) compare projects within the same price point (ie, low-range, mid-range, high-range)
3) compare finishes of the condos
4) compare density of condos, ie. number of units per floor (ie, low density condos command a premium price vs high density condos)

There are more guidelines which you can use. To come up with the best analysis, you have to consider several factors.

that's right! you also have to consider the heavy traffic you have to face every morning if you're working in makati or ortigas. and also, if you're going to the university belt from that area, you might wish that you're car could fly because of the traffic jams in Espana and Aurora. even if the units there are relatively cheaper, i don't think i would be intrested.

But isn't it a convenient area for having good times at night?

It's near places like Heartbeat and Pegasus. There are lots of nice places to eat there (my favorite TGI's among them).

And relatively near UP which I have nostalgic memories of.

Also note I probably worked my last day in Makati/Ortigas more than half a decade ago and that it will be more a place for me to stay in Pinas when I am there.

Am I not getting a good deal?

come to think of it,where the traffic is,meaning business is doing well because thats where the people hang out. And if everythings w/n your reach,who needs a car anyway?

My main concern for the area is the flurry of carjacking that happens from time to time. I would personally avoid it like a plague...

yes but it is my ideal bachelor pad :)

I actually bought na nga.

It is my ideal bachelor pad in many ways.

a) penthouse (of an 18 story building, loft style which makes it even higher)
b) just the right size (about 45 sqm)
c) with a great view
d) ideal location as I define it (as I said, I doubt I will work in Makati or Ortigas ever again and it is near all my favorite spots)
e) great price - including the parking slot and the interior design which I intend to spare no expense on it will cost about PHP 3 million all told, which I am happy with

I spent two years studying and thinking about it and I finally took the plunge.

i passed by the area yesterday and saw a big signage sa fence saying that it will be completed by Dec 2007 .. not sure if its referring to one section or one tower . . .

If im not mistaken, this is from San Jose Builders. I have checked a couple of their projects, namely Francesca Tower and Presidents Tower. Personally, ayoko ng gawa nila. Sobrang low cost (hence the low price) pero baka naman mas maganda ito than their previous projects but i seriously douth that. Kaya if anybody is considering this project, i suggest that they go muna sa ibang projects ng san jose, not just the model unit kasi madaling pagandahin yun. Pero yung overall look ng project, pangit at mukhang cheap. 1.4 is still 1.4M you know.

PArang mas maganda pa yung katabing tower na Venezia Towers. IMHO. Thanks.

Eto pala yung thread na hinahanap ko, pa merge na lang siguro yung thread ko about this.

Medyo maganda nga tignan yung 1.4m 3 bedrooms, anyone knows kung ano sukat nung 1.4m na yun?

Saka tapos na ba rendering nila? Malabo sa Dec 2007 yan kasi kahit hukay di pa yata tapos eh.

project timeline

On the contract I signed with the developer they are contractually obligated to turn the units over in 2 years (or was that 2.5 years?), anything earlier would be a bonus for me.

As for the PHP 1.4m 3-bedroom units, they are about 45 sqm in size, which is small for a 3-bedroom but that is still just PHP 32,000 per square meter which is much much lower than Makati projects at PHP 100,000+/sqm and others in Ortigas/QC which top PHP 60,000/sqm easily.

I actually paid about PHP 2.8m for mine (PHP 2.4m for the unit, and another PHP 0.4m for the parking lot), and I know I will have to spend at least another PHP 0.4m on the interior (the deal is that you get a bare unit), the PHP 1.4m is for lower floors/inner units whereas mine is a penthouse with a great view.
