New Thakral Tower for Broadbeach!

from todays gc bulletin

Thakral set to build Broadbeach tower

HOTEL owner and property developer Thakral Holdings Group is planning its third luxury apartment tower in four years at Broadbeach after assembling a site close to the beach.

The 20-level tower will be built on a 1323sqm site at 4 Queensland Avenue, which houses the seven-year-old unit building Antigua Beach, and is next to the Hi Ho Beach Apartments.

Thakral declined to reveal the price paid for the property, which has 23 apartments on community title, but industry sources put the buy at more than $12 million.

Antigua Beach was developed by Greg and Shaun Kelly after they bought the site from Niecon Developments for $1.4 million in 1998.

Thakral, the Broadbeach business district's biggest property owner, said its proposed north-facing tower will have 32 owner-occupier apartments aimed at the top end of town.

Thakral's major Broadbeach interests are the Oasis shopping centre and Sofitel Hotel, which take up an entire block fronting the Broadbeach mall.

The company last year completed the fast-selling Air on Broadbeach apartments and in January it will complete the Ultra tower.

Thakral chief executive John Hudson said it had become evident that Broadbeach is the premier beachside address on the Gold Coast.

"When the chance to secure the Queensland Avenue site came along, we had no hesitation in acquiring it," he said.

Mr Hudson said Thakral would build what would be only the third boutique solely owner-occupier tower in Broadbeach.

Mark Jewell, project director for Air and Ultra, said a development application for the Queensland Avenue tower would be lodged in the near future.

The Antigua deal was undertaken for Thakral by Larry Malan, of the Location Location real estate agency.

The property is in Broadbeach's precinct one and has an as-of-right entitlement to build up to 35 storeys.

The Thakral buy follows a flurry of development site sales at Broadbeach in recent weeks including an estimated $30 million spent by developer Larry Matthews for three sites.

good news but a 20 level building in a 35 storey zone? They should go the whole hog and do a 35 level one-apartment-per-floor job.

Seems my source was a bit off on this one. I heard The Wave developers were acquiring this site as mentioned in the Broadbeach thread. I'm sure Thakral are still trying to acquire the neighbouring Hi-Ho, which would allow a site large enough to go to 35 stories.

I hate how they say resident only buildings. When will developers learn that in Queensland you can't prevent holiday rentals thanks to the Body Corporate Legislation?!!!

The site
