JERSEY CITY | Journal Square Redevelopment

Quote:
A multi-tower residential development set for a lot adjacent to the Journal Square PATH station in Jersey City has city officials cheering a coming revitalization of the area.

That was the news earlier this month after the Planning Board approved a three-tower project set for just east of the PATH station. But it could just as easily have been written five years ago about a nearby two-tower project that once made city officials equally hopeful.

That project known as Journal Square Center Towers would have put 1,500 residential units on a lot across the street from The Jersey Journal office. Lowell Harwood, the lot’s former owner, said in 2007 that the towers were a certainty.

“Redevelopment of Journal Square has been talked about for 30 or 40 years. Now it’s finally going to happen,” Harwood said then.

[...]

Developed by KRE Group, the plan includes towers 54 to 70 stories tall housing 1,840 rental units and 40,000 square feet of retail space. It’s in an area of Jersey City that officials believe is long overdue for a renaissance.

Robinhood Plaza

Quote:
An amendment to the Journal Square 2060 Redevelopment Plan permitting the Robinhood Plaza property to up-zone from 11 stories to 42 stories is back on the agenda after first being proposed back in July. The amendment would settle a suit with Robinhood, who claim the zoning limitation in place has significantly diminished the property’s value.

In return for the zoning change, the city will be granted 0.8 acres of land nearby to be used as a park. City officials say the property has been valued at just shy of $1 million.

Although Robinhood’s property is adjacent to mostly 3-story buildings, just across the street is an area known as the “core” of the redevelopment plan where there is no limit to height density. By comparison, one development proposal in the “core” would bring three 85-story buildings.

In an 8-0 vote, the Jersey City City Council introduced an ordinance Wednesday that provides a sweeping vision for Journal Square.

The Greater Journal Square Redevelopment Plan covers 244 acres around the Journal Square Transportation Center, anchored by a mixed-use two-tower development adjacent to the transit hub.

The plan also includes several acres of new parks, thousands of square feet of retail space, more than 10,000 new residential units -- even a narrow-gauge trolley from Route 139 to McGinley Square and a Light Rail spur to Journal Square.

This concept comes with no money, but provides a blueprint for creating a pedestrian-friendly city center.
