Berkeley Homes has just plonked down £71 million for the South Quay Plaza offices. Rumours of 800 new homes in what only can be in more towers.

At this rate there will be no offices left outside Canary Wharf.

Essential Living to buy site for pair of Docklands skyscrapers.

Essential Living is close to buying a site in London’s Docklands that could become home to the capital’s tallest towers developed for rented homes.

Property Week understands that the company, which is backed by US institutional money managed by M3 Capital Partners, has conditionally agreed to buy a 1 acre site on Trafalgar Way, which has consent for a futuristic pair of interlinked residential skyscrapers.

The site is owned by Irish investors at Trafalgar Way Ltd — a company that Essential Living will buy.

The purchase is its third and biggest since Property Week revealed in August 2012 that the founders of Essential Land were setting up the company for a 5,000-home built-to-rent drive, making it the first developer of its kind in the UK.

The scheme next to Poplar Dock would be its biggest yet. The site was put up for sale through Savills for around £15m in March last year and is owned and occupied by McDonald’s, which operates a drive-through restaurant
on the land.

The Make-designed consented scheme contains 345 private units, 60 intermediate homes and nine social-rented units across two towers of 34 and 28 storeys. The flats in the shorter tower will be for rent and the rest will be for sale.

Most of the private flats are one- and two-bed units that would be aimed at London’s working population.

From the 18th to the 25th floors, the central apartments will have access to “sky gardens” stretching across a non-structural architectural link between the buildings.

An option to buy the McDonald’s freehold was acquired by Irish investors at Trafalgar Way Ltd in April 2007, but never exercised.

Never thought that project would see the light of day, excellent news. It will really join up Ontario Tower, Providence Tower and Alberta Tower with the Canary Wharf cluster when viewing from the East.
