A blank western wall is the only real down fall for this one. Otherwise can't wait to see this up and running.

According to today's Australian, work will commence mid year, after Federal Government objections re: the proximity to the neighbouring Law Courts complex, fell over.

Demolition now complete, with "base building works" to follow on now, according to the Kodo Facebook page.

If (when) that happens, we're finally back in the 100m club. A long time between drinks indeed.

Finally, plenty of machinery whizzing around this site, probably due to WATPAC being finished over at CENTRAL ADELAIDE.



Exciting times for Adelaide with so many developments underway and many more being promoted as 'definites'.

Sorry if this isn't a smart question, but due to my limited knowledge of this city, I have a few.

Does Adelaide have a height limit? It seems to me most buildings being proposed downtown are around the same height. If so, why? I know many cities have height limits due to airports, but if I'm not mistaken, Adelaide has one that's a fairly big distance away.

Adelaide actually has the closest airport of the mainland capital cities and the CBD is almost directly in the flight path.

Not entirely sure. Possibly for the sake of convenience. Adelaide hadn't sprawled out as far back when the airport was built (1950s), so putting it on the outskirts might not have been popular, and as far as I know, the western suburbs were mostly just swamps before then, so they didn't have to build over agricultural land or anything like that, which they may have had to do if they built elsewhere. Someone else that knows Adelaide's history more than I do can probably give a better answer to this.

That said, if you see our Central Business District (CBD, or downtown as you call it), it's a huge area enclosed within a ring of Parklands. We haven't (and still don't really) have a great need to build upwards, since there's still so much undeveloped land in the CBD, and so airport limits aren't actually as big a problem as they may appear. Other Australian cities all have more compact CBDs, so they have had more need to build upwards, resulting in more skyscrapers.

Interestingly enough, we used to have much more oppressive height limits until the Government took over the role of approving developments over $10 million from the Adelaide City Council. Up until 2012, I believe that only a tiny little area in the CBD allowed building heights above 100m. Those have since been relaxed and most developments are approved without the council interfering. If the land has an area over 1500 square metres, the only height limits are those enforced by the airport, which appear to allow developments up to about 200m tall in some parts of the city.

As a result, we're now starting to see taller buildings either be approved or start construction, such as this one, two new tallest buildings in the north east of the city (called Realm Adelaide and Frome Central, both a few metres taller than our current tallest which is 131.6m tall), as well as a building in the pipeline called "DOMINATOR 1" (silly name I know) that will apparently push right up to the airport's height limits, so possibly 200m tall.

Core is up to level 5 while the main building is constructing the first level at the front and second at the rear. This one should rise fast now the foundations/ground floor are complete.
