Not surprising really. Geocon has big active projects in every region except Woden so it was a hole in their coverage.

Another massive project for Tuggeranong. There's an application in from Empire Global to add a 332 apartment second stage to their Jardin Terrace development (which I believe may have just commenced site works on the 220-ish apartment stage 1)

Just a pity they can't or won't go higher (and slimmer).

Some years ago at the Hyperdump I filled out a relevant questionnaire and suggested they push for 16-20 storey buildings at Greenway. Still, it's a very different experience driving along Anketell Street these days.

This new expansion will bring the total number of apartments in that area of Greenway to about 1300. That's a massive population and vibrancy boost to Tuggeranong. There's a number of big townhouse developments slated for the area as well.

Hopefully once this section is built-out the demand holds up to start developing some of the other rundown areas of the town centre.

Early site works now underway on the eastern side of Lake Tuggeranong (adjacent to the upper lakes' remedial work), for the next tranche of Greenway's urban consolidation.

Similar size and scale to the other side of the Lake is likely.

Geocon have announced their Woden tradies project will be called 'Wova' and will consist of four buildings, the tallest being 24 levels. No designs yet, but they say it will go on sale in 2018 for a 2019 construction start.

‘Essence’, the next mid-rise tower in the Southquay precinct, is now up to the ground level. The advertising campaign for that one has started ramping up in recent days.

‘Limani’, a townhouse project to the east of the ‘Jardin’ project, is well into the excavation/foundation stage.

Tuggeranong is flying along.

Not being from that end of town, I was a bit confused about who was buying all these apartments. However I've met a few people now that live in the new apartments or know someone who does. Apparently these far-southsiders like keeping to themselves, so most are being bought by by existing Tuggerenites as either investments, first homes or downsizing.

The more you know.

The architecture to date has been fairly cookie cutter-like - think of Kingston Foreshore, but taller.

For example, despite the different developer, Essence looks like the architects have dipped into the SQ1 recycling bin for inspiration. It has all the same external design clues.

Limani looks more promising, as do the Jardin Terraces.

Glad to see Geocon is finally focusing on Woden. Their project should definitely boost the town centre.

After years of decline, it looks like Woden is finally catching up with Belconnen and Tuggeranong. Looks like Ivy will undergo construction shortly but nothing on Bowes street. All I know is that the Medibank building is bordered up.

Geocon to refresh Canberra's Woden Town Centre into a new $380 million precinct




Canberra-based developer Geocon will refresh and redevelop Canberra's "fatigued" Woden Town Centre into a new $380 million mixed-use precinct known as WOVA, or WOden reVAmped.

It will be made up of four buildings, including a 24-storey mixed-use tower and three low-rise buildings.

They will offer 800 apartments, office spaces, and amenities across a one-hectare site currently occupied by the Woden Tradies Club, at Melrose Drive, Launceston Street and Furzer Street.

Geocon bought the club for $16 million as part of the redevelopment.

"In the 1970s, Woden was booming. It was a thriving hub of public service and retail activity. Since then, Woden has lagged seriously behind other town centres like Belconnen and Gungahlin," Geocon managing director Nick Georgalis said.

"People think the area is tired, run-down and lacking vibrancy."

Luxury hotels

The development will focus on providing public spaces, public art, and pop-up activities like street markets, Mr Georgalis added.

The ACT government's Light Rail project, which will travel to Woden, was a motivation for the developers.

The team behind the transformation of the NewActon precinct in Canberra, Fender Katsalidis Architects and Oculus Urban Design, will develop the design of the project.

Geocon has been active, snapping up the historic West Block buildings in Canberra for $6.25 million from the federal government and the Garema Centre in Canberra for $13.35 million, with plans to turn them into luxury hotels, as part of its Abode Group of hotels.

The stage 1 sale of apartments will occur in 2018 and construction will commence in early 2019.

Community consultation is under way.

Geecon has 1500 apartments under development across Canberra this year, with another 3000 in the pipeline. While there have been concerns about an oversupply of apartments, Geocon is counting on the city's growing population and low vacancy rate to absorb more apartments.

Looks good.

Between this, Ivy, 15 Bowes St and the mooted conversion of the A&A buildings to residential, Woden now has 1500-2000 apartments in the pipeline within a few blocks. That's more than Belconnen now.

Woden definitely needs something to give it a shot of vibrancy. Visiting the Woden Town Square on a weekend is actually a tad creepy in how deserted it is.

Something needs to be done about that god awful bus interchange - for how many years has there been talk of fixing it? I like the solution at Belconnen of replacing the former even-more-god-awful interchange there with a series of bus stations in the town centre but Woden seems compact enough for one bus station to work.

Does the Lovett Tower actually have any tenants at the moment? I've always wanted to go up the top of it, would make a nice spot for an upmarket restaurant.

My guess is that plans to relocate/rebuild Woden bus station have been overtaken by planning for light rail stage 2 city to Woden. Expect to see in principle decision on precise route announced early next year.
