Carr has seen his proposals for an eight-storey apartment complex overlooking Poole’s Holes Bay agreed by planning chiefs.
Salterns Marina Limited wants to build 57 apartments and a number of commercial units on a site at West Quay Road, which is part of Poole’s long-standing Regeneration Area

Dolphin Centre redevelopment

Legal and General Investment Management have recently announced plans for a £26m refurb and extension of the aging Dolphin Centre. It really needs about 10 times that figure spent in order to reposition Poole as a shopping destination and bring the mall up to modern day standards, particularly when you compare it to the £400m spend on Oxford's new Westgate mall.

Still, £26m is better than zilch and, hopefully, it will be the first phase of a major spend / regen project for the future. LGIM have recently ploughed £85m into extending Eastbourne's aging Arndale which has attracted a whole host of new retailers, restaurants and 9 screen cinema. LGIM have appointed TP Bennett architects who have created some illustrative CGIs / photomontages.

The proposed Poole works scheduled for completion by the end of 2018 also include a 9 screen cinema (with one 'open-air' screen), and four new restaurants. New retailers include Deichmann.

I don't understand this, the first picture looks like its looking towards Falkland Sq and the (ex)Argos while the second one is from The Lighthouse towards the bus station. That would mean the cinema is covering almost the entire Dolphin Centre.

Still looks good and much-needed. Being a Poole exile I appreciate the updates!

Salterns Marina, Poole

Bit late, but posting details of the forthcoming £100m Salterns Marina redevelopment.

Given the green light last year, the scheme is a redevelopment of the existing Salterns Marina and it's proposed to feature:

  1. A 5* hotel
  2. 73 apartments
  3. A rooftop branch of London's iconic 'Ivy' restaurant
  4. Marina
  5. Spa, gym and pool
  6. 226 space car park

£134m revamp planned for Poole town centre



Multi-million pound plans have been unveiled to redevelop Poole town centre.
A leisure centre, swimming pool, bus station, hotel and more than 400 homes are proposed for the Dorset town.
Borough of Poole council said it had earmarked Kingland Road car park, Seldown car park and coach park and the Dolphin Swimming Pool site.
Councillors are due to discuss the proposals and approve steps to find a development partner on 5 December.
The project, valued at £134m, would also include new office space and improved public spaces.

More than 350 homes, new marina and quayside walkway planned for Sydenhams site in Poole








PLANS for a major development opposite Poole Quay have been recommended for approval ahead of a council meeting next week.

If given the go-ahead by planning committee members, developers Atlas Partners will transform the Sydenhams Timber Yard site, building over 350 homes and a new marina with capacity for 23 vessels.

The £100m scheme was scaled back earlier this year following concerns over the size of the proposed development.

Residents have also expressed concerns that the tallest block would not be in keeping with the quayside buildings surrounding it.

They also fear that other large developments being built in the area will lead to more traffic exiting onto Blandford Road, leading to collisions.

The plans which will be laid before councillors on Thursday are for a seven block development ranging from three to 14 storeys. Spread across the blocks are 137 one-bedroom, 173 two-bedroom, and 43 three-bedroom flats.

More than 2,000sqm of flexible commercial floorspace is included in the scheme, along with an undercroft car park and service area with 345 car parking spaces.

Another feature of the proposed development is a new quayside walkway for pedestrians and cyclists, which will connect with developments at the former Pilkington’s Tiles and power station sites.

The landmark scheme also features a ‘creative quarter’ for independent retailers and businesses to open cafes, shops, restaurants, galleries, and workshops. Atlas Partners has already said it will maintain a “long-term interest” in the development to ensure the space remains attractive and accessible to start-up businesses.

Changes were made to the original plans, which featured 374 homes across eight blocks, to reduce the visual impact of the development when viewed from the quay and to reduce the scale of the blocks facing Blandford Road.

There are currently no affordable homes included in the plans, however a viability assessment has been carried out, the outcome of which will be reported to the planning committee.

Planning officer Clare Spiller said the proposal would bring “much needed homes to Poole” and provide better flood protection to the Lower Hamworthy area.

She added that approximately 70 jobs would be created with the new development.

“These benefits outweigh the limited harm to heritage assets and demonstrate the development is ‘sustainable development’,” she said.

The project hosts 225 residential apartments split across two buildings and a total number of 130 car parking spaces and 185 cycle parking spaces in the podium. The ground floor includes 2 F&B units of approx. 120 sqm each and an 800 sqm workspace capacity for 100 people.

The project aims to improve the streetscape and public realm around the site, providing active frontage along Kingsland Road, with F&B units near the Lighthouse Centre and The George Roundabout.





West Quay Road - Leonard Design Architects

The scheme features 562 flats split across eleven buildings in West Quay Road. It also proposes units for cafes and restaurants and a replacement facility for Poole Amateur Rowing Club.

















Thistle Marina (on hold) - Leonard Design Architects

Thistle Retirement Living (156 Units)/Open Market (206) /Hotel (150 Keys) Site will comprise various types of residential and retirement apartments across six buildings together with a Thistle hotel and with associated infrastructure and areas of public open space. The site is located on the southern side of Poole with Fisherman's Road and Dolphin Quays to the west, with the waterfront beyond to the south, The Quay dissects the site and forms part of the northern boundary with a roundabout for The Quay, Stanley Road and Ballard Road to the east.

This could prove to be an interesting development if the proposal goes ahead, on the site of the Barclays building in the town centre:


"We would be putting in a planning application if we were to secure the site for three substantial towers with iconic apartments which I think would be really quite fitting for the site.

“Clearly, we are going to do something that is very, very, very iconic. It would really be something for people to drive past and say ‘wow, look at that’.

“Of course, we are obviously going to try go for substantial buildings and the apartments will have the most fantastic views.

We plan to put a sky restaurant on top of the highest tower so the public will be able to enjoy it.”
