Hi Flair owners/agents,
I finally reserved a unit in the north tower. I was able to visit the site for the second time to get a more in depth look and noticed that there are small factories around the vicinity. Are those factories still operational? I even saw a small chimney beside the north tower. Also.. my agent is telling me that I need to sign the CTS on or before 30 days after reservation or else I won't be able to get the 2% discount (complete docs/PDCs). Is the CTS part of the documents that I need to submit for that 2% discount? Can any agent here confirm this? |

![]() I'm not an agent, but I went through the process just last recently. From what I remember, a CTS is the Contract to Sell. After paying the reservation fee, you also need to submit 2 valid IDs with signature (at least one government-issued), proof of billing, and a signed copy of the computation sheet to your agent/broker. After you submit the documents, DMCI will make a verification call a few days after. They usually just call to ask if you're aware of the details of the reservation and what the agreed mailing address is; in my case, since my brother and I were both going to be the unit owners, we were called separately. The Contract to Sell should be made well within the 30 day period; for us it took just about a week. Then you meet up with your agent/broker again for the contract signing, and submit a proof of income document (COE, bank statement, payslip, etc) and a proof of TIN (old BIR forms, TIN id, company ID with TIN, payslip with TIN, etc), as well as the post-dated checks. |

hi unit owners/agents! i just recently reserved (pdcs not yet submitted) a unit in NT facing amenities. it's an end unit. my problem is that i specifically told my agent that i wanted a unit facing the morning sun. she and the site coordinator said and confirmed that the unit is facing morning sun. but shock of my life happened when i found out in this forum that the NT facing amenities is actually DIRECTLY facing afternoon sun!!!!!!!!!!!!
wala, if not poor kasi orientation ko so inasa ko na lang sa agent and site coordinator. :-( question - can i still opt to change unit without the 20k reservation fee getting forfeited? sobrang lungkot ko talaga :-( hope you can help and sorry for the lengthy post. thanks in advance.. |

dont worry, depende pa yan kung anong end ka, kasi ung right end facing the bldg, inde masisinagan ng afternoon sun kasi mablock ng south tower. pero kung sa left end ka, im not sure kung aabot dun ung shadow.

I have the same case
Pwede pa po kayong lumipat ng unit within 30 days. Nangyari rin sa akin yan, I have reservation on North Tower and changed my mind and opted for South Tower. They allowed it as long na valid pa ang reservation period mo.

thanks raul! i will visit the site on saturday but will ask my agent now for unit options at the back of NT.. my only worry is the reservation fee getting forfeited and any additional fees that might say hello -_-
at least now i know that NT facing amenities is directly facing sunset. back of NT or pasig/antipolo view is morning sun. and units at the ST near/perpendicular to NT will get a bit of the morning sun also. i wish i could've browsed thru older posts here first before i reserved but oh well. :-) |

the site is looking good, south tower is almost complete, i think they are on target, if not earlier. but that's just my estimate hehehe mas okay kung may agent na makapagconfirm :-)

On my experience, I think DMCI is the best in the market. They are true to their words and their price is reasonable. I've been searching a condo unit for the last 3 yrs. and I've got two times aborted done deal. Most of them are fraud, cheater and liar. I spread my words to all my friends and relative that they should go for DCMI only. Don't ever try to get from a so-so and horseshit developer. May apo ka na wala pa rin yung condo mo...

Hi, I am selling my 29 sqm 1-Bedroom unit. Unit is located on the 23rd floor of the North Tower Building. Price is originally PHP 2.3M, but I'm selling it for a lower price depending on your selected payment term. If interested, please send an email to histrionic2002@gmail.com.
Here is the summary first of the contract I made with DMCI: List price (LP) = 2,351,059.20 DMCI Closing Fee (CF) = 94,042.37 Reservation Fee (RF) = 20,000.00 Downpayment (DP) = 30%*LP - RF + CF = 779,360.13 Balance = 70%*LP = 1,645,741.44 Downpayment started = 11/22/2011 RFO = 12/22/2014 months to RFO (N) = 38 monthly DP (MDP) = DP/N = 20,509.48 Payment Terms: 1. To DMCI: The monthly downpayment to DMCI is 20,509.48. I have been paying this amount since 11/22/2011. If you decide to purchase my unit, you have to continue this monthly payment to DMCI until 12/22/2014. Payments are made via post-dated checks for every 22nd of each month. The checks are paid to DMCI. After 12/22/2014, you will have to pay the remaining balance of 1,645,741.44 to DMCI via in-house/bank financing or cash. 2. To Seller (me): Up to this date, I have already paid the reservation fee and a fraction of the total downpayment. As such, I would also need you to pay me for the costs I incurred. With this term you have to pay me monthly 359680.12/36 = PHP 9991.11/mo. Option 3: Monthly - 48 months You can also pay me monthly for 48 months. I will not give any discount for this payment term.
