US-Russian groups to build $160 Mn resort in Marrakech


Marrakech, Dec. 3 - Two American and Russian groups will co-fund the construction of a resort in Marrakech, dubbed "Club Tamesloht Resort", for a global cost of $160 million.

Russian "Metropol Invest" and American "Strategic Partners" will carry out in two phases the project that will extend on a 280ha area.

The first phase of the project, to be implemented on 36 months, will include a 200-suite palace, a four-star hotel, a conference center, two golf fields and other facilities.

The second phase, to be carried out on 24 months, will see the construction of a second hotel with a capacity of 350 rooms, and a residential complex.

Chief executive of "Metropol Invest," Gabriel Danon, told a press conference Friday in Marrakech, this is the first American-Russian project in Morocco and the first of the kind in the Arab world.

He said American and Russian tourists will be the major customers of the club that will allow Morocco attract new markets, noting that the latest statistics have shown that Russian tourists are the of top spenders in the field of tourism.

Russian ambassador to Morocco, Alexandre Tokovinine, said this project will help develop the tourism sector in Morocco in general and the region of Marrakech in particular.

Tokovinine recalled the current efforts to create a direct and regular
air link between Marrakech and Moscow, saying it would contribute to increasing the flow of Russian tourists to Marrakech.

FADESA TO INVEST 300 MILLION EUROS IN A HIGH STANDING RESIDENTIAL AND TOURIST COMPLEX IN MARRAKECH

A Coruña, 22nd of June 2006.- FADESA is set to build a high standing large scale residential and tourist complex in the exclusive Palmeral area of Marrakech, a new project which will consolidate the company as one of the leading investors in the country.

The Group is set to invest around 300 million euros in the project which will feature 2,685 homes, of which 1,056 will be residential apartments, 945 residential villas, 356 tourist apartments and 328 tourist villas. The complex will also feature 3 hotels, an 18 hole golf course and a 30,000 m2 shopping centre.

This new development by FADESA in Morocco, which will occupy 174 hectares of land and is located just 4 kilometres from the centre of Marrakech, also enjoys spectacular views of the Atlas Mountains.

The Marrakech residential complex joins the impressive portfolio of FADESA projects in Morocco, a country which is fast becoming a reference point as a holiday destination close to Europe. Last April, the company also announced that it was to build a luxury residential and tourist complex in Kabila, one of the most exclusive areas in Morocco, situated overlooking a glorious kilometre long beach on the coast of Tetuan. FADESA will invest some 150 million euros in this complex, comprised of 2,189 homes of differing types, all with sea views, as well as a hotel and leisure and restaurant areas.

Ce Samedi 28 Octobre eut lieu la soirée d’ouverture officielle de l’hôtel Terre, le premier bébé de la chaîne hôtelière « Octogone Hôtels ». Le propriétaire a pour but d’en ouvrir 8 au Maroc, selon des thématique régionales et ceci avant l’été 2009, un gros défi à relever surtout pour des 5* qui ont pour ambition d’être classés parmi les plus beaux palaces du royaume.

Le lancement de ce premier hôtel est très prometteur, la soirée ayant été exceptionnelle... L’équipe de l’hôtel a littéralement mis le paquet...jusqu’au moindre détail, tout a été pensé...un accueil parfait avec voituriers et hôtesses d’accueil, une fois dans la propriété une calèche vous transporte sur des millions de graviers jusqu’à la porte d’entrée.... Sur place toutes les animations ont été programmées, en intérieur et extérieur, simultanément (groupe flamenco, cubain, châabi, charqui, capoeira, danseurs...la totale !) Les buffets répartis intelligemment autour de la piscine ont évité les files désagréables dans ce genre d’événement...tout le monde avait le sourire aux lèvres, ravi par cette belle soirée, qui pour beaucoup était la première depuis la fin du ramadan ! Une belle transition avant les belles soirées qui nous attendent pour les semaines à venir. Bravo à Christian Rivadalla et à son équipe, la présence de l’artiste Tourya Othman a rajouté une touche artistique à la soirée...ses œuvres décorant l’hôtel suivant le concept octogonal ! A découvrir !

$116million Four Seasons Marrakech

Kingdom Hotel Investments (KHI) has partnered up with The European Hotel Corporation (EHC) and Alliances Development Immobilier to develop a world class luxury Four Seasons hotel and resort in the mystical city of Marrakech, Morocco. The hotel will be a significant addition to the upscale hotel market in this well established and high-end tourist city, which attracts celebrities and royalties from all over the world.

The $116 million project will include a 140-room luxury hotel and 40 Ryads & Villas, which will both be branded and managed by Four Seasons Hotels and Resorts of Canada.

KHI owns 78% of the project's equity and EHC and Alliance will collectively own 22% of the equity.

The development is located on a spectacular site nestled around the Menara Gardens and covers 15.7 hectares of mature landscape. The hotel design and layout will reflect the prominence of Morocco's heritage and architectural culture. The hotel will be overlooking the inescapable and world famous snow capped Atlas Mountains.

The development will also offer individual investors the chance to own a fully serviced five-star residence managed by Four Seasons.

HRH Prince Alwaleed bin Talal bin Abdulaziz Al Saud, Chairman of KHI, commented: "We are proud to make a significant investment in the luxury lodging market in Morocco, a well established upscale destination that has adopted a focused tourism strategy. Le Marrakech Plaza ouvre ses portes

· Il s’agit d’un mégaprojet commercial de 500 millions de DH

· Parking, galeries à ciel ouvert et 33 enseignes déjà opérationnels

Marrakech a son Plaza. Mais il ne s’agit pas du prestigieux hôtel mais d’un complexe immobilier et commercial qui ouvre ses portes officiellement, le 26 janvier. Le projet luxueusement pensé est d’un design très imprégné de l’artisanat marocain, avec un investissement global de 500 millions de DH. En plus de résidences, ce complexe comprend des espaces bureaux (opérationnels à partir de février), un parking et un centre commercial aux standards internationaux qui allient shopping et loisirs. Son plus, c’est qu’il est à ciel ouvert. Une nouveauté au Maroc. C’est d’ailleurs le nerf du projet avec 33 enseignes au total qui y ont élu domicile. Ainsi, de nouvelles franchises font leurs premiers pas au Maroc en ouvrant des show-rooms dans cette mégagalerie. Dans le lot, figurent des enseignes comme Zara, Mango, la Senza, Pareil au même, Caribu, Antonelle, Nike, RG 512, Lacoste, Etam, Home Wear, Lynx Optique, etc.

Le promoteur promet d’étendre le centre commercial. De fait, la deuxième tranche du projet doit démarrer en 2007. Normal, son emplacement stratégique plaide en sa faveur et permettra de drainer des visiteurs.
«Le prix des surfaces pour les boutiques correspond à la moyenne du marché immobilier, avec une qualité de service supérieure», indique Armand Azeroual, promoteur, qui a mis en place un syndic pour gérer la propreté et la sécurité. Le propriétaire se chargera également de la gestion du parking public, soit 250 places sur une superficie de 5.000 m2. Ce dernier a nécessité 30 millions de DH d’investissement et devrait employer 25 personnes.
En contre-partie, le promoteur a eu droit à l’utilisation de l’esplanade, au dessus du parking qu’il compte utiliser pour des manifestations à caractère culturel (mode, spectacles, etc.).

Le Marrakech Plaza a réussi à attirer plusieurs enseignes dans la restauration. Comme dans tout centre commercial, le fast-food et les pizzerias ont la part belle. Des enseignes comme Café Queen ou encore le 16 Café (qui représente 1 million d’euros pour fabriquer des glaces italiennes) ouvriront leurs portes d’ici à la fin de l’année.

Il a fallu 4 ans de travaux pour réaliser ce grand projet sis sur 27.000 m2 en plein centre ville (en face de la Poste). Projet qui change totalement la configuration du Guéliz.
Pour la petite histoire, ce projet immobilier et commercial est né en 1997. Mais le projet a été gelé pendant 5 ans suite au dècès d’un des associés de la famille Azeroual. Les gros œuvres étaient alors quasiment achevés. La situation a commencer à faire jaser et à déranger les autorités locales. Finalement, Armand Azeroual a décidé de reprendre l’ensemble du projet et s’est engagé à le lancer en 2006.

Détente aussi


C’est pour l’heure, le plus grand projet de spa lancé à Marrakech. Un produit très en vogue depuis 5 ans. Presque tous les établissements hôteliers de la ville en sont équipés. Ainsi Au Plaza, 5.000 m2 sont dédiés au bien-être. Le spa en cours de construction est doté de plusieurs piscines médicales et autres équipements et ouvrira ses portes en juin prochain. 50 millions de DH ont été consacrés à ce projet.

$116million Four Seasons Marrakech

Kingdom Hotel Investments (KHI) has partnered up with The European Hotel Corporation (EHC) and Alliances Development Immobilier to develop a world class luxury Four Seasons hotel and resort in the mystical city of Marrakech, Morocco. The hotel will be a significant addition to the upscale hotel market in this well established and high-end tourist city, which attracts celebrities and royalties from all over the world.

The $116 million project will include a 140-room luxury hotel and 40 Ryads & Villas, which will both be branded and managed by Four Seasons Hotels and Resorts of Canada.

KHI owns 78% of the project's equity and EHC and Alliance will collectively own 22% of the equity.

The development is located on a spectacular site nestled around the Menara Gardens and covers 15.7 hectares of mature landscape. The hotel design and layout will reflect the prominence of Morocco's heritage and architectural culture. The hotel will be overlooking the inescapable and world famous snow capped Atlas Mountains.

The development will also offer individual investors the chance to own a fully serviced five-star residence managed by Four Seasons.

HRH Prince Alwaleed bin Talal bin Abdulaziz Al Saud, Chairman of KHI, commented: "We are proud to make a significant investment in the luxury lodging market in Morocco, a well established upscale destination that has adopted a focused tourism strategy. Currently, KHI owns interests in 21 properties across the Middle East and Africa. Its assets are either operational such as the recently acquired chain of five hotels in Kenya to be managed by Fairmont, Four Seasons Cairo, Four Seasons Sharm El Sheikh, Four Seasons Amman, Mövenpick Dar es Salaam, Mövenpick Beirut, Mövenpick Bur Dubai, Mövenpick El Gouna and Mövenpick Quseir, or under completion or scheduled to open during the next 24 months such as the Four Seasons Damascus, Fairmont Cairo, Fairmont Palm Hotel, Mövenpick Tripoli and Mövenpick Pearl Dubai.

Le Marrakech Plaza ouvre ses portes

· Il s’agit d’un mégaprojet commercial de 500 millions de DH

· Parking, galeries à ciel ouvert et 33 enseignes déjà opérationnels

Marrakech a son Plaza. Mais il ne s’agit pas du prestigieux hôtel mais d’un complexe immobilier et commercial qui ouvre ses portes officiellement, le 26 janvier. Le projet luxueusement pensé est d’un design très imprégné de l’artisanat marocain, avec un investissement global de 500 millions de DH. En plus de résidences, ce complexe comprend des espaces bureaux (opérationnels à partir de février), un parking et un centre commercial aux standards internationaux qui allient shopping et loisirs. Son plus, c’est qu’il est à ciel ouvert. Une nouveauté au Maroc. C’est d’ailleurs le nerf du projet avec 33 enseignes au total qui y ont élu domicile. Ainsi, de nouvelles franchises font leurs premiers pas au Maroc en ouvrant des show-rooms dans cette mégagalerie. Dans le lot, figurent des enseignes comme Zara, Mango, la Senza, Pareil au même, Caribu, Antonelle, Nike, RG 512, Lacoste, Etam, Home Wear, Lynx Optique, etc.

Le promoteur promet d’étendre le centre commercial. De fait, la deuxième tranche du projet doit démarrer en 2007. Normal, son emplacement stratégique plaide en sa faveur et permettra de drainer des visiteurs.
«Le prix des surfaces pour les boutiques correspond à la moyenne du marché immobilier, avec une qualité de service supérieure», indique Armand Azeroual, promoteur, qui a mis en place un syndic pour gérer la propreté et la sécurité. Le propriétaire se chargera également de la gestion du parking public, soit 250 places sur une superficie de 5.000 m2. Ce dernier a nécessité 30 millions de DH d’investissement et devrait employer 25 personnes.
En contre-partie, le promoteur a eu droit à l’utilisation de l’esplanade, au dessus du parking qu’il compte utiliser pour des manifestations à caractère culturel (mode, spectacles, etc.).

Le Marrakech Plaza a réussi à attirer plusieurs enseignes dans la restauration. Comme dans tout centre commercial, le fast-food et les pizzerias ont la part belle. Des enseignes comme Café Queen ou encore le 16 Café (qui représente 1 million d’euros pour fabriquer des glaces italiennes) ouvriront leurs portes d’ici à la fin de l’année.

Il a fallu 4 ans de travaux pour réaliser ce grand projet sis sur 27.000 m2 en plein centre ville (en face de la Poste). Projet qui change totalement la configuration du Guéliz.
Pour la petite histoire, ce projet immobilier et commercial est né en 1997. Mais le projet a été gelé pendant 5 ans suite au dècès d’un des associés de la famille Azeroual. Les gros œuvres étaient alors quasiment achevés. La situation a commencer à faire jaser et à déranger les autorités locales. Finalement, Armand Azeroual a décidé de reprendre l’ensemble du projet et s’est engagé à le lancer en 2006.

C’est pour l’heure, le plus grand projet de spa lancé à Marrakech. Un produit très en vogue depuis 5 ans. Presque tous les établissements hôteliers de la ville en sont équipés. Ainsi Au Plaza, 5.000 m2 sont dédiés au bien-être. Le spa en cours de construction est doté de plusieurs piscines médicales et autres équipements et ouvrira ses portes en juin prochain. 50 millions de DH ont été consacrés à ce projet.
