Have known about the East Nash. Project for a little while. John noticed the building coming down and WW had to make a few calls. The great news is that Quirk designs is going to be the architects. There will be 38 units I think. The architect does very classical designs.

Will have news coming soon on the Division street projects. Stay tuned!!!!!

^Could we be seeing some decent height out of the Division St. project possibly? Tony G's recently announced project on Church Street has less units and his is 17 stories. I'm not exactly sure the size of the footprint for this but seeing the number of units going into it I'm keeping my hopes up.

What I have seen on the Division street Crescent site is five or six. If they go over five then it cannot be stick frame. Five is the limit there with building codes. The other project which is the roundabout and division will be I think 16 or 17.

Tony's project will be actually 16 with one level below grade which technically makes it 17.

I think the projects that I have heard about on Main will on be in the four and five story range. I have heard about as many as four or five projects that could be in store for the Main St. area, but do not want to divulge locations. All very early in process.

As far as the Gulch hotel goes, I know a little more but I am not able to say anything yet in fairness to the source. This would sit behind the Station Inn. There could be another hotel project down there too, but way to early to tell. Everybody and their brother is wanting to do a hotel, but they are much more difficult to finance than other projects if they are full service. Limited service hotels are much easier to do.

My prediction for taller buildings under construction this year (15 stories and taller) are about 6 almost for sure, with another 6 in the realm of reality. There could be a couple of more added to the later, but I cant get too optimistic.

Wow, thanks for posting the out of core projects. I forgot to include the stuff outside the core by mistake. There is so much going on, it is very hard to remember to include everything. I don't get down to Franklin a lot, but there is a lot going on there.

This is one I can say I knew about, but I have not known for long. This is one of the unannounced projects I mentioned. I know there is at least one maybe two more that have not been announced yet.

I would consider it a good sized project. Once William gets it on the Post, we can post it here. I will say it was mentioned on UP but as a rumor.

As far as I know, the Inn stays. The rest of the block is a parking lot except for the 404 which is not going anywhere either.

Eakin Partners releases rendering to market planned Gulch tower

Sorry I have not been on here a lot. Just been busy on UP and a few other things.

I do happen to know the 1505 project will start in April. I talked to the crane company rep, and he said there would be two cranes at site and the first will be delivered around the end of April.

I did see Ted Kromer with Giarratana & Comp. With over a dozen NES employees and reps with McHugh are looking for space to lease for offices. They will be the contractors for SoBro.

I think desert punk covered the Eakin tower, but looks like a mid summer groundbreaking.

The 24 hour four story diner is starting to see some activity. They are doing salvage demo now. Hopefully the project will start soon.

Both east bank and West Bank riverfront projects started. That includes the amphitheater.

Sounds ball park full steam ahead. Looks as if the Embry project may start soon at 4th and Jackson.

Both newly proposed projects on music row, the 230 unit and the 194 unit project mentioned above in my last post both passed the planning commission.

The Crescent Bluebird project on Division should start this fall. All tenants have to be out by 9/1.

The Buckingham project should start demo work in April or May from what I have heard.

Second crane for Gulch crossings should be going up soon.

There are a lot of rehab projects going on all over the downtown, SoBro, Gulch, and midtown areas.

Also Lincoln properties bought property for their project on Charlotte.

I am just going off of memory here.

Nashville is certainly one of the powerhouse cities in the south for quality development. Nashville is definitely an alternative to Atlanta for investments now, along with Charlotte, Raleigh, Birmingham & others. The designs, size & scale of the projects all seem quite viable. Not overbuilding, but rather continuous growth throughout the city. Keep it going Nashville!
