AND Emerald City/Gazcorp Site planning proposal is also on the agenda for CSPC meeting on Thurs 11, so suddenly, amazing bit of action.

The Gateway Determination next.

This planning process in Sydney can never be accused of being rushed and hasty - except by nimbies & others with vested, political interests, when things don't go their way, e.g., Barangaroo.

ALSO two items on the 3 part project at 106-116 Epsom Road, so looks like progress on that project after a period of quiet after last year's big announcement of the winners of the 3 design competitions for each of the parts.

Photo taken 21 July - passed the site today and work is much more advanced.


Approved design. [photobucket not responding - a day later: & now it is.]


Studio apartments at 50m², 2 bedroom apartments between 70m² to 74m².
Not kidding!!!

This is in the heart of wee Beaconsfield where there is a lot of old worker housing (quietly disappearing!) & low scale commercial-industrial, but there is, under the auspices of CoS, a 3 or 4 storey height limit over most of it, thus the terrace style form with short apartment (Collins St end) configuration which is what I think is happening here.

Buildings now empty and demolition pending: pix taken 10 aug.

UPDATE TODAY: just drove past (16.20) and half the building is gone already.

Ch.7 tv news: vague announcement that Green Square's Town Centre has been approved. Ah, sweet journalism.
I suspect it should have said the GrnSq Library and Plaza contract has been awarded but will keep an eye out for some sort of clarification.

Part of the announcement was that Green Square's population is to be 80,000. Uh, huh? That's quite a leap from last year's announcement of 61,000.

It was the contract for the library and plaza.
The population added the projected residential population (61,000) to the projected working population (21,000).

UPSHOT: yet another example of crap journalism.

I wonder how things may change if there were a change in COS teams, following the forthcoming election?
Any opinions?
What would happen if the COS area was reduced as was mooted in relation to the Lib team's alleged discussions?

It is likely that Clover will be re-elected mayor. What happens with regard to the five parties will not have that much impact. IMO power resides with officers long in residence.

It is difficult for the Gov to make changes to City of Sydney boundaries, government etc because of the City of Sydney Act. New legislation would take forever to formulate and require the Gov to expend considerable political capital, for what substantial benefit? There has first to be a compelling “truth universally acknowledged”, what is this truth?

Some parts of the Act are obviously way out of date, eg on developer contributions, but the chances of updating seem remote.

Address 5-13 Rosebery Avenue ROSEBERY NSW 2018

Description Removal of external glass curtain wall facade from existing office building. The remainder of the building is to be retained.

Estimated Cost $589,075


This 10 storey (1970s?) office building is Phase 4 of the project. If the building is demolished then, through the wonders of CoS planning, it could only be replaced by a 6 or 7 storey block, so it is being stripped and and rebuilt within the existing frame.

* Phase 1 on Rothschild Avenue at Stedman Street is called The Gallery but I don't know if the whole 4 phase project is called that or just Phase 1.
