OK, although I can't be surprised since I have seen the office occupation statistics for Osaka, it's not that good for new offices. But it could change soon since many companies do want to move to new earthquake proof buildings.

Yes, but right now most companies are looking to move to Umeda where there are many new earthquake-resistant buildings with plenty of space, rents are at historic lows (though still the most expensive in Osaka), and transportation access and amenities are superior.

I had an opportunity to tour Honmachi Minami Garden City -- it's a fabulous building, very impressive. Sekisui spent a lot of money on the construction and it shows. Unfortunately, the location is not currently in demand and the rents aren't competitive with Umeda...
