City and corporate officials gathered in the chilly December air on Dec. 4 at 401 Washington Blvd. to start construction of a new 38-story luxury rental tower. The building will rise on the Marbella development site, connecting to the existing Marbella rental tower by way of a shared garage. The tower will include 311 apartments, including studio, one-, two- and three-bedroom sizes.

“We want to continue to see Jersey City grow into a premier mid-size city in the country,” said Mayor Steven Fulop. “That means culture, arts, school and investment. This building will be the largest in the state on the residential side and will once again remake our skyline.”

Citing a significant amount of development activity in Jersey City, Fulop said there needs to be the right balance of development in arts, residences, and businesses that will allow the city to grow to its full potential.

The project received a 10-year tax abatement earlier this year, under which the developer would pay about $1.1 million in lieu of taxes as well as contribute $1 million for affordable housing construction or renovation. The new building is also expected to generate more than 400 construction jobs and 18 permanent jobs when complete.

The building is expected to house about 600 new residents.
The new 38-story building will connect with the existing residential building on the property, which opened in 2004 and was the tallest residential building in New Jersey at the time. Marbella and M2 will share a 16,000-square-foot landscaped roof deck, with pool, which will connect the two buildings.

Ground has already been broken for this tower in November.

Marbella II Breaks Ground on Washington Blvd in Downtown Jersey City

A crane has been mounted on the site - with all pile work appearing to be completed, I anticipate the tower will go vertical very soon!

I really think this is going to look much better than the original Marbella, which I don't really like. Kind of a hot mess nice try marred by a nasty looking parking garage attachment. The San Remo on the other side of the of the older Marbella is going to amazing, though when it breaks ground possibly by 2016. One thing, Towerpower... I'm a Jersey City resident and find that two other nice highrises have not been given any thread. I'm terrible with getting pics and links up though I will try to work on that in the future, but I find your posts and pics really excellent. The two towers are 110 First Street, 35 stories and 375 ft... and the first of the Toll Brothers Provost Square towers which has received a lot of praise for a really good blend of industrial/ modern especially for the base fronting on Marin Boulevard. This is the major three tower project that will include in its second tower a partial preservation of the façade of a century old plus Manischewitz Foods production factory, a public plaza and a 550 seat performance center with art space.
