Keep reading it Palpatine Surely a star wars themed block of flats is what Sheffield really needs.

Why do the renders never look like what has been built. I understand this has been left open to the elements for a couple of years, but instead of the sleek floor to roof windows edged in black we appear to have been given pokey little square windows and why is there a white extra bit at the top instead of the thin white line edging the roof? I think the actual building looks cheap and tacky. Just hope it gets finished to a decent standard.

Because often the renders are done at the planning stage and then during building regs and construction things get changed and cost evaluated

I know value engineering has been discussed before but at what point does the building that has been passed at the planning stage become a bastardised version of that consent. We seem to endlessly see buildings that are only a shadow of the original idea only for the builders to take a deep intake of breath and say , "Can't do that guv, too expensive". If that's the case what's the point of planning?

You've got it arse over tit.

Planning used to be and still should be 90% about town planning and 10% aesthetics. LA town planners respected the efforts of applicant's designers and worked with them, but now we have half assed urban ******* designers in the town hall who like to think they should be the designer. So now it's 90% about the ******* aesthetics and the poor LA town planner and applicant usually rolls over to their demands no matter how wrong everyone thinks the urban designer is.

This is why so many developers start with cheap options, because they know that some council urban designer is going to tinker with months of work and add cost to make it worse. The planning system is self defeating in this respect.

Cheers! This is looking taller than the render. It's going to be pretty striking, height wise, and will sit well with NES. Shame the design is a bit dull.

Looking ahead to the next few years and decades I can well imagine the whole of that area becoming far more dense and a lot higher.

It's a shame that Sheffield United and the petrol station owners are going to build (and have built) low-rise buildings. I don't mind the new designs for the new south stand, but it's rather compromised by the new club shop and enterprise building.

In the long term it would be nice for the family stand to be extended backwards too, over the top of John Street. That's still possible, of course, but less likely with the new additions. I wonder why there isn't a plan for the whole of the area between London Road and Shoreham Street?
